Duplex breakfast included near Strasbourg

I welcome you in a warm, cosy and spacious "Bed and Breakfast", in my duplex: two double rooms (4 beds/bedding per room), a private bathroom and WC. A breakfast is at your disposal: sliced brioche, jam, tea, coffeen milk or chocolate. Whether traveling as a couple, with friends, with your family, or a business trip, my bed and breakfast will offer you an ideal setting for your stay in Strasbourg and Alsace. My duplex apartment is located on the first floor of a large two-family house. The first level of the duplex includes a large terrace of 40m2, a living / dining room and a lounge area / TV - which I share with my guests - as well as my private space. BREAKFAST: A breakfast is available to you : sliced brioche, jam, butter, tea, coffee, milk or chocolate. You can have breakfast at a convenient time, provided you clear the table by 11:00. EVENTS AND OUTINGS nearby: Zénith, Caracalla, Europa Park, Wolfijazz, Petite Pierre Jazz Festival, Christmas Market ... The space reserved for my guests is located on the second level of the duplex apartment. It is composed of two double bedrooms (Bedroom 1: two single beds OR a queen size bed + 2 single beds on the mezzanine - Bedroom 2: 1 double bed + 1 sofa bed 2 places). Upon prior request, an extra mattress can be added for additional travelers at a rate of € 15 per person including breakfast. The rooms are spacious and comfortable, equipped with wardrobes and/or cupboards. Bed and bathroom linen is provided. You will have on the same floor a private bathroom and a private toilet. And to feel at ease, you will have access to my living / dining area and terrace that I share with my guests. I love meeting with different people and will be delighted to share with you my love of Alsace and Strasbourg: good addresses, walks, cultural life, wine route, hiking in the Vosges ... I also have an excellent knowledge of the European institutions based in Strasbourg and will offer you a guide to "Europe in Strasbourg and Alsace" that I co-directed. In addition, if you are interested in a visit to Germany, I could show you the interesting sightseeing offered by the Baden-Württemberg region (Europapark, Baden-Baden, Heidelberg, Freiburg and the Black Forest route). The accommodation is located in a residential area in the heart of Eckbolsheim, 10 minutes by car from Strasbourg, 15 minutes from the German border and 40 minutes from Europapark. Many shops are within 2 minutes walk: supermarket, newsstand, bakery, pharmacy, banks. A hypermaché and a large commercial area are located 5 minutes by car. Access to the highways is also 5 minutes from the house. Free parking is available in the streets around my house. The bus stop is a 2-minute walk away, the tram stop is a 10-minute walk away. And, for bike lovers, a beautiful bike path "Canal de la Bruche" is accessible in 5 minutes. It offers a route away from the roads and allows to reach the city center of Strasbourg in 20 minutes or to go from villages to villages to Molsheim. It is also possible to go for a walk through the fields and to see the horses of the Eckbolsheim equestrian center. If you like jogging and sport, facilities are accessible in 15 minutes on foot. I like sharing and cultural discoveries: all travelers are welcome at my place. Children are also warmly welcomed. A baby bed is available, as well as other materials (stroller, car seat), upon prior request.
