Stylishly decorated traditional cottage in the old town of Kinross, 5 minutes from Loch Leven. An ideal for your staycation as we are close to Edinburgh, St Andrew’s and Perth. Double bedroom upstairs, double sofa bed downstairs. Mezzanine floor with desk which leads to bathroom & bedroom. Separate utility & shower rooms downstairs. Open plan living area with fully fitted kitchen leads to a private courtyard garden with an Eco friendly wood fired HOT TUB (additional charges apply). A fully refurbished cottage with a stylish modern finish is located in a quiet residential area. We are in the old conservative area of kinross just behind the main high street, just 5 minutes walk from the Loch. Our cottage is a traditional stone cottage which has been fully renovated to provide guests with the benefits of a modern open plan spacious inside. The cottage has Freeview TV with chrome cast, a DVD player and Alexa smart speaker. There is an open plan kitchen, living and dining area downstairs, as well as a shower room and unity space. The living space is duel aspect so benefits from sun all day creating a bright and airy space to relax or work in. The kitchen is fully fitted with a dishwasher, fridge, fan oven and gas hob. We provide an extensive range if cooking equipment including pots, pans, scales, utensils, casserole pots and oven trays, so you can fully cook. Should you order, we have a microwave located in the utility room. Upstairs we have created a bright and airy work space with desk. On this floor you will also find a bathroom with full sized bath and a double bedroom. The cottage is set up to cater for up to four people with a double bed upstairs and a two person sofa bed in the main living area. There are two washrooms, providing each couple with this own bath or shower room. There is a quiet, private, courtyard garden to the rear with a wood fired hot tub. An outside eating and socialising area has been created with an outside table, chairs and sun parasol. This garden is south facing so is a real sun trap in the summer. There is an additional cost for the hot tub to cover cleaning, filling and logs £35 for 2-3 nights(2 x trunk of logs) or £55for 4-7 nights (4 trunks of logs). This should be plenty to run the hot tub each night of your stay. Unfortunately due to increased cost of kiln dried logs additional boxes of wood will be charged at £13 each. This is what we buy our wood in at. The hot tub is great fun and eco friendly as it runs off logs. Located in the private courtyard garden you have will have simple, fully private access through the french doors off the living area. Hot tub and shower room are both located on ground level for easy access. We want our guests to feel safe and sure so that they can relax and get the best out of their holiday. We provide enhanced cleaning and disinfecting between guests with all linens washed at 60 degrees. Hand sanitiser is provided in the cottage along with an additional cleaning kit, lateral flow kits and masks. Guests have access to all areas in the cottage, including the private courtyard garden. Vehicles can be brought right up to the front door for any loading or unloading and there is ample free parking less than 40 metres away. Kinross is accessed off the M90 motorway which will bring you into the High Street and from there it is a short distance to the property which is in a small “Wynd” running parallel with the high street. We are generally available in the evenings and at weekends for any questions or help and are more than happy to give advice or suggestions to guests looking for amenities and/or facilities in the area and surrounding areas. Kinross lies just off the M90 near Perthshire's southern border. Access to Edinburgh and the festivals by car or hourly bus service. The town sits beside Loch Leven, the largest loch of the Scottish Lowlands. Declared a nature reserve in 1964, the loch attracts around 20,000 pink-footed geese every autumn. Sitting peacefully on an islet within the loch itself is the enchanting Lochleven Castle. Between April and September you can take the small ferry to the castle which gained infamy when it acted as a prison to Mary Queen of Scots in 1567. Her dramatic escape by boat is one of Scotland's most romantic tales. Enjoy all or parts of the 16 mile Loch Leven Heritage Trail on the north and east shores of Loch Leven. Nearby, the grassy banks of Kirkgate Park sit on the shores of the loch where there is a great play area for the kids or why not tee-off on one of the two golf courses or pop into one of the lovely Hotels or cafes where you can enjoy a bite to eat. There's also a convenience store on the High Street, a supermarket within walking distance and a number of small shops and banks nearby. Loch Leven, which has a path, suitable for walking, riding and cycling, around its entire length. The Loch also has a variety of activities for visitors including cafes, bird sanctuary and fishing. Also in Kinross there are a public swimming pool and a fitness centre with pool which are open to the public (fees may apply). Overall, Kinross is an ideal place to be based to venture further into Scotland as it is on a major link between Edinburgh and the lowlands and is in Perthshire which is “The Gateway To The Highlands” Kinross has a variety of good restaurants and bars within walking distance and there are many more facilities within a short distances drive. Kinross has a park and ride bus stop within walking distance from the cottage and there are regular buses to Edinburgh to the south and Perth to the north. Buses also run to St Andrews, Stirling, Dunfermline and Glenrothes. We have bicycles available if guests wish to make use of the Loch Leven cycle path or any of the quiet country roads around the town. Quite a few of the roads surrounding the area have been designated cycle and pedestrian friendly and are easily accessed from the town centre. No guests under 25 years of age. No stag/hen parties or parties of any kind. Please be mindful of noise after 9pm, thank you. This is a self catering cottage not a serviced apartment. Guests are required to leave the cottage clean. The cleaning fee is for sanitation and changeover. Electric cars- unfortunately we cannot offer charging at the cottage as we do not have a drive, however free charging is available at the Kinross park and ride, 7 minutes walk from the cottage. Paid charging is also available at Kinross Moto Services Bikes are available on request for guests to borrow. Please let us know at your time of booking. Children under 1 and over 7 welcome but guests must bring own equipment for infants (travel cot, bedding, high chair,etc) as the cottage is not equipped for small children.
