Double-bedroom, incl: good quality bed, desk and chair, full wardrobe, in a 3-bedroom house, on one of the best streets in Birchwood, with 2 nature parks within 3 minutes walking distance. 7 minutes walk to Birchwood Business Park office complex 3 minutes bus ride or 18 minutes walk to Birchwood station and Shopping Centre 2 adults maximum (the 2nd one at just £9 extra per night). Free fast WiFi Free parking Included in the price: duvet, pillow, beddings and shower towel, and of course all bills such as electricity, gas, water, broadband, etc. but does not include meals or cooking ingredients or other personal hygiene items. I provide my guests with clean and comfortable bedroom in a safe and friendly environment with all the necessary amenities at a very affordable price. Majority of my guests are happy and satisfied, as can be testified by their reviews. But a tiny minority were expecting the luxuries of a 5-star hotel when the price they pay here is cheaper than the cost of a bunk bed in a multi-bed shared dormitory of a hostel. That kind of expectation is unrealistic. Those tiny minority are trouble makers and they are not welcome. 1 double-bedroom in a 3-bedroom house, in one of the best streets in Birchwood, with 2 nature parks within 3-5 minutes walking distance. It has 2 car parking spaces – this is free, and ideal especially for a guest who works in the Birchwood Business Park because car parking alone there costs £9 a day. 7 minutes walking distance to Birchwood Business Park office complex. 3 minutes bus ride or 18 minutes walk to Birchwood railway station and the shopping centre; 6 minutes by car to Warrington city center, 18 minutes by car to Manchester city center, 23 minutes by car to Liverpool city center. 30 minutes walk (or 8 minutes bus ride) to the Warrington Campus of the University of Chester. This double bedroom is normally suited for 1 adult, but it is big enough for 2 adults - the second person will just pay extra £9 per night. Guests have access to all common areas including the living room, the kitchen, the dining room, the shower-room / bath-room. as much or as little as guests prefer... Birchwood has one of the biggest business office parks in the UK, and it is also a popular residential area and a preferred home base for commuting to Manchester and Liverpool - 1 mile from the motorway Junction 11 of M62, 3 miles from the motorway Junction 21 of M6; by car only 18 minutes to Manchester city center, 25 minutes to Liverpool city center, 15 minutes to Manchester United or ManCity football stadiums, 15 minutes to Trafford Shopping Center. The house is 2 minutes by car (or 3 minutes by bus) from the Birchwood railway station on the Liverpool – Manchester line. Very convenient for professionals commuting to work and travel in the Northwest of England. Opposite the Birchwood railway station is a shopping centre including a big ASDA supermarket. There are local amenities such as a gym, a sports centre and a tennis court, a library, a medical centre, two schools, two leisure parks, etc, which make the area a desirable and sought-after place to live in. 7 minutes walking distance to Birchwood Park office complex - there is a short cut through the park. Online map doesn't know that, therefore it can not show it. But with local knowledge I can show you personally. 20 minutes walking distance to Birchwood Railway Station, or 3-minute bus ride (bus stop just 100 meters from the house), from there the train will take you to the center of Manchester or Liverpool in about 20 minutes House rules People use airbnb to look for a room as a cheaper alternative to hotels, but price is not the only difference between them. When I book a room on Airbnb, I always remind myself that I am staying at other people's home (i.e. other people's private space) and not in a hotel, so I don't carry hotel staying attitude, expectation and behaviour. For example, don’t expect the luxuries of a 5-star hotel when the price paid here is cheaper than the cost of a bunk bed in a multi-bed shared dormitory of a hostel. I hope my potential guests will do the same. Just to state the obvious: To be considerate to others in the house and to the neighbours, that means no playing loud music in the bedroom, no eating or drinking or smoking in the bedroom (you can eat or drink in the dining room, or smoking outside the house in the gardens). Be careful with water when having shower. Be careful with gas when cooking. Don't leave the electrical appliances or water running while nobody is using it. Generally keep the bedroom, the bathroom and the house clean. If guests want to wash clothes, they are required to pay a nominal £3/per wash towards the cost of running the washing machine and £3/per dry towards the cost of running the clothes dryer. This is actually cheaper than using the launderette on a high street. The bathroom has a power shower, which provides a powerful shower experience, however, because it is powerful, it makes loud noises, so to reduce the noise level and to be considerate to other people including the neighbours, it is advised not to use the shower before 6am and after 11pm. If a potential guest doesn’t have basic common sense and etiquette manners, or does not care about keeping the room/house clean, or does not take measures to prevent damaging the property (which is the reason for house rules), then they are not suited to come in this house – instead they are advised to book a hotel or hostel somewhere else. Although they are a minority among all the guests I have had, still I want to point this out as a result of my bad experience of hosting such people in my house. My house is not a hotel or hostel. On this point of my house not being a hotel or hostel: The room and my house are not allowed to be used as a meeting place for business or for fun, which means Guests are not allowed to bring in people who are not named persons at the time of reservation. To return the house key back to the Host on the last day before check-out. If the guest loses the house key, he will have to pay for a new set of locks and keys plus replacement labour cost. It goes without saying: don't damage the property and its contents, otherwise if you break it you have to pay to fix it. I DON'T accept bookings made by one person on behalf of another. I only accept guests who have Government Issued ID verified by airbnb. Also, adults only, no children or infants or pets. By booking the room, you agree to abide by the above house rules. Important to note: Any breach of the House Rules may result in eviction without refund. All the obvious house rules should not concern (should not be a problem for) good and proper lodgers/guests, but they do serve as a reminder for everyone. Note: When I first started as a host, I did not write down any house rules. Now the house rules are getting longer, because of my experience of hosing some “problem guests”.
