Private 3 Bedroom Suite + Big TV & Fast Wifi

Private suite offering 3 bedrooms. There is also garden access. Bus stop outside the house and East Ham or Beckton underground station 15 min walk or a few minutes bus ride. Super fast WiFi, up to 500 Mbps HD Smart TV with Netflix, Amazon Prime, NOW TV (Sky films, series), Apple TV, BBC iPlayer and other film/shows streaming services. TV has USB and HDMI connection for games. The suite is made of 3 private bedrooms and is located on first floor (top floor). Private bathroom is on the same first floor in the suite, just next to the bedrooms so it has convenient access as you do not need to walk. For sleeping arrangements you will have 3 double beds (1 bed in each bedroom) and 1 single floor mattress. Please request the mattress if you need it. You will enter the building through door on ground floor and go up the stairs to the first floor to your private suite. There is utility room on ground floor with fridge-freezer, washing machine, tumble dryer and dishwasher. In your private suite, on first floor the bathroom only has toilet and wash basin/sink- currently the shower is not for use, but there is shower in second bathroom on ground floor. Shared ground floor has kitchen, utility room, garden and second bathroom with shower. Free street parking only between 6.30 pm and 8 am + all day Sunday. There is also paid parking outside these hours. You can purchase all day parking from the host for £12 per day (£8 per half day) per car, subject to availability. You must park on ESW resident parking bays when parking is purchased. There are additional sleeping items for any additional guests Please note that I am very flexible when it comes to your arrival and departure as long as you inform me about your plans/changes in advance. I hope you understand that as I have other commitments, such as a job and other Airbnb listings, to manage my time I kindly ask you to confirm your check in time and narrow it down to 1 hour window no later than 3 days before your arrival. If your arrival time changes after that, please contact me to organise new check in arrangements. If you are arriving after latest check in time (late at night) check before booking that I can check you in. If you want to use the cooker (stove, oven), access is subject to host's discretion and additional fee of one hundred pounds payable before your trip starts. This fee will be fully (or partially) refunded after your check out, depending if there are no burns, smells, stains, other damages or issues following your use of the cooker or with the reservation. In addition there may be a daily usage fee of ten pounds to use the cooker. Babies (under age of 2) are considered paying guests. Additional twenty pounds per baby per day will be added after booking regardless how many other guests there are. Removing guests from the booking will not discount the price. No locks on bedroom doors. For avoidance of doubt when referring to "host's final payout" I mean an actual updated amount/payout I receive after any fees, deductions or cancellation refunds that may reduce the original payout that would have been received by me. When referring to 'if someone stays in the listing' it means a guest who a) books the listing, b) comes to the listing on check in day, c) stays in the listing until check out day. For avoidance of doubt, when referring to ‘Complete Refund’, for example when saying ‘I can offer you Complete Refund’, definition of Complete Refund is as follows: amount not refunded by Airbnb when you cancel your Booking following cancellation policy after deducting Compensation Fee and Airbnb service fees. Compensation Fee will be 50% of the Total Price paid by you for your Booking. Terms ‘’Total Price’’, ‘’cancellation policy’ and ‘’Booking’’ are defined in Airbnb Terms of Service, section 2. Searching and Booking on Airbnb., under Guest Terms. If Compensation Fee equals to or is greater than the amount nor refunded by Airbnb following cancellation policy, amount of Complete Refund will be nil and you will not be refunded anything.
