West Moat is a spacious detached house with beautiful panoramic views over the fine market town of Totnes. It is situated on a private drive leading to the stunning Dart Valley cycle/footpath and minutes walk to the river, shops & restaurants. Large well-equipped kitchen/dining room. 4 bedrooms. Enclosed gardens. Parking. The unspoilt South Hams coast and Dartmoor National Park are easily accessible. Walk through the front garden from the parking area to the front porch - plenty of space for coats and shoes - enter the front hall – you will find attractive oak floors here and through much of the house. Downstairs WC. Large kitchen /dining room equipped with Siemens appliances with convivial dining area. The living room has comfortable seating for eight, a 42” flat screen smart TV, DVD player and a ‘heart of the home’ woodburner for those snug evenings in. Sliding glass doors lead to the spacious glass roofed conservatory, with panoramic views over the key landmarks of Totnes including the Norman castle, both churches, Vire Island on the river Dart, woodlands, fields and glimpses of Dartmoor in the distance. Here the sun’s warmth is especially wonderful on Spring and Autumn days and, when needed, the underfloor heating is cosy on the toes; two comfy sofas are perfect for post lunch snoozes and a second table and chairs are great for games and jigsaws (a selection of which, are found in a blanket box in the conservatory). If you need to work, a large desk and chair with good internet access is also available. French doors lead from the conservatory to one of the outdoor sitting/dining areas on the elevated balcony with its green oak timbers and glass balustrade… enjoy the view and eat some delicious food bought from our wonderful (and reasonably priced) organic veg shop and delicatessen 5 mins walk from the house. Alternatively, relax on a sun lounger with a good book (our family collection of books remains in the house for you to browse and dip into on your stay). A spacious upper hallway gives access to the 4 bedrooms, family bathroom and laundry facilities. All bedrooms have black out blinds/curtains, comfortable beds and cotton sheets and towels. The Master bedroom has large windows overlooking the rear gardens. The ensuite offers a large double ended bath with an over bath shower and underfloor heating, WC and basin. A travel cot is available in this room. Bedroom 2 is a nicely appointed roomy double. Bedroom 3, the smallest room is a sunny and adequately sized double. Bedroom 4 has zip and link beds, which offers the choice of 2 singles or a superking size bed (please let us know which you require; so it can be correctly prepared for you). The luxurious family bathroom has a large glass screened walk in shower as well as bath, WC, basin and underfloor heating. There is also an airing cupboard with washing machine, and boiler room/drying cupboard accessed from the upper hallway. Outside, the house is surrounded by our private gardens and terraces. The entire boundary of our 1/3 acre plot is secure with 6ft fences and gates, allowing peace of mind if you have younger children. There is parking for three cars and a covered lean to for bikes, kayaks, body/surf boards and other items. Our completely private rear terrace has an outside table tennis table, picnic table and more sun loungers, with the topmost terrace providing a long washing line for the hanging out of those beach towels and wetsuits! Exclusive use of the entire property as described. Feel free to enjoy the books and games….just leave them how you found them! We are happy to communicate via email, telephone or text. You will also have the contact details for our local caretaker. The space is yours, undisturbed, for your stay. The key box allows you to arrive without concerns about deadlines. We provide some basics including tea, coffee and milk for your arrival. If you wish to order a box of food for the day of your arrival, it can be left in our cool marble-tiled porch, which is not locked. A Welcome Folder has information about our favourite places locally. Being on the edge of the Sharpham Estate - 500 acres of farmland, woods and reed beds, bordering the magnificent River Dart - you can walk or cycle from the house into deep peace and tranquillity without crossing a road! The historic market town of Totnes was described by The Times as one of the 30 ‘Coolest Places in Britain’. Innovative (it was the first Transition town in the UK), it also has more listed buildings per head of population than any in Britain. It is world renowned for its stunning location on the banks of the River Dart and its rich and diverse cultural life. A 5 minute walk to the array of independent shops allows you to wander past traditional bakers, butchers, delicatessens, greengrocers, craft and music/record shops and art galleries..all buzzing with life. Fridays and Saturdays the colourful market is in full swing with unusual clothes, artifacts and delicious wholesome food stalls. There are restaurants, bars, cafes and teashops for all tastes not to mention the more than 40 independent coffee outlets! Discover the Norman castle and medieval Guildhall and Butterwalk. Visitors and residents alike love our creative and dynamic town. Car: We have parking for three cars and a car is ideal for getting to the many places of outstanding beauty in our area. Amongst our favourites are - in the South Hams: Bantham beach for surfing, Blackpool sands for breakfast at the Venus café, Start Point lighthouse for breathtaking coast path walks; on Dartmoor: Chagford for cosy cafes and pubs surrounded by awesome moorland and reservoir, Holne for river swimming and Princetown for moorland cycle paths. Rail: Frequent intercity main line connections. Day trips possible to Plymouth to visit the historic Barbican and renowned National Aquarium and to Exeter for shopping and the wonderful Museum. 20 mins walk to the railway station. Boat: Regular daily Riverboat trips down the unspoilt Dart Valley to the boaty heaven that is historic Dartmouth, from there you could return via a Steam Train and Open Top bus! Walk: Wine tasting and delicious al fresco eating can be found at Sharpham Vineyard (Easter to Oct) a glorious 40 minute walk from the house. Walk along the river, in the opposite direction, to the famous Dartington Estate with its beautiful gardens, cinema, well known shops and cultural events, or younger children love the walk to the Steam Railway Station and next door Totnes Rare Breeds Farm. Discounts can be available for smaller groups if out of season or last minute. As we are on a hillside, hence the great views over Totnes, there are some small flights of steps (with handrails) leading to the front door and again at the rear of the property to the sun terrace and washing line area. There is also a small pond in the front garden. Whilst in the garden, supervision of very young children is advised. The property may not be suitable for those with mobility issues.
