A fabulous brick and flint barn conversion found in a peaceful village location, with a private south facing sun trap of an enclosed courtyard garden. There's a pub and well stocked shop within a short walking distance, and it's just a twenty minute drive to the coast at Wells-next-the-Sea. Perfect! Built in 1800, and converted in the1980s, The Barn was brought further up to date in 2021 with the painting of exterior windows and by banishing the traditional 'all brown' interiors. Now transformed, it is light and bright with soft colours and an easy mix of traditional and contemporary country-style furniture and furnishings throughout, and is an absolute treat. A double height entrance hallway leads through to a lovely comfortable sitting room, with a dining area and french doors that open to the courtyard garden to bring the outside in on summer days. For cooler times of the year, there's a wood burning stove to light to keep you extra toasty. The well-equipped fitted kitchen is next door and has a small table and seating area - an ideal spot to enjoy an early morning cup of coffee or a snack. Tucked away at the other end of the hallway is the king-size master bedroom with an adjoining shower room. Take the open return staircase to the first floor, and you will find two further bedrooms (a double and twin) at either end of the barn with a shared family bathroom sitting between the two. Outside the rear courtyard garden has a choice of seating areas - a ground level paved area for outdoor dining and also a spacious raised deck with a gazebo providing a relaxed undercover seating area offering some shade from the sun. This lovely rural hideaway will appeal to multi-generational families, couples and friends, and your dog can enjoy it too. Great Ryburgh is a friendly village and offers a well-connected base for exploring further afield, be it discovering the beautiful North Norfolk coastline, its fantastic beaches and marshes, both teaming with birdlife, or inland Norfolk with its pretty villages, Georgian towns and stunning country houses. Additional Information: A maximum of four adults permitted. One well-behaved dog welcome (small additional charge). Nespresso coffee machine (please bring your own pods). Pillows & duvets are synthetic fibre, except for the master bedroom duvet which is wool filled. A fixed stair gate is provided (at the bottom of the stairs). Charcoal barbecue. The electric car charger has a universal fitting. Please note: this property has non-standard arrival and departure times - 4.30pm check-in and 10.00am check-out. Ground Floor: Kitchen With electric oven, gas hob, fridge with ice box, microwave, Nespresso coffee machine, dishwasher and washing machine. (There is a freezer available in the outdoor shed). Sitting room/dining area With comfortable seating, widescreen Smart television, Bluetooth speaker and wood burning stove. Dining table with seating for six guests. French doors to the garden. Master bedroom With a 5' king-size bed with wool mattress topper and duvet. Bathroom With a bath, shower cubicle, wash basin and WC. First Floor: Bedroom two With 3' twin single beds. Bedroom two With a 4'6 double bed. Bathroom With a bath and overhead mixer shower, wash basin and WC. Outside: There is a driveway parking areas to the front and side of the barn, for up to three cars. There is an electric car charging point on the driveway. At the rear of the barn is a fully enclosed south facing private garden, with lower level patio and raised decked area with gazebo, both with garden furniture. Great Ryburgh is a small, rural village with a community run shop with post office, a local pub The Blue Boar Inn which has a pavilion for al fresco dining and a newly converted stable restaurant, serving excellent food using the best locally sourced ingredients, and a fish & chip shop. The River Wensum flows through the village and national cycle route thirteen passes close by making this an ideal location for cyclists and walkers. Pensthorpe Natural Park, as featured in BBC's Springwatch, is only a few miles away and is a lovely place to spend a day, for both young and old. Thursford, only seven miles away, is home to one of the world's most significant steam and fairground museums, The Thursford Collection, and also hosts a spectacular Christmas show each year, popular with visitors from far and wide. The market town of Fakenham is just up the road, has a good choice of supermarkets and also an excellent market every Thursday, and a Saturday Farmer's Market once a month. There's also a bowling alley and a very well regarded National Hunt racecourse with a popular Ladies Day each June. Holt with its pretty independent shops, galleries, cafes and restaurants is an easy drive away. Both Houghton Hall and Holkham Hall are just down the road and it's only a ten mile drive to the nearest beaches at Wells-next-the-Sea and Holkham, both of which are truly stunning.
