This comfortable warm spacious detached bungalow is in a great area within 5 mins of the dramatic Arbroath Cliffs, the harbour and the centre. The rail and bus station is an additional 5 mins. There is plenty of cultural, golfing and scenic activities in the area and you will thoroughly enjoy the comfort and ambience of this home while staying here. The private enclosed garden and summer house are a delight during sunny days. There is off street parking as well. Our delightfully well-equipped comfortable 3 bedroom bungalow cottage is available for holiday let. With its own enclosed gardens, off street parking and summer house it is an ideal base for touring Angus and the countryside or indulging in the delights of Arbroath itself. Victoria Park and beach, The dramatic Arbroath cliffs and the harbour are a 5 minute walk as is the town centre itself. The rail and bus station is an additional 5 mins away. The spacious sandy beach at Arbroath West links with Miniature railway, Skateboard park, seaside amusements and childrens indoor and outdoor play area are a great place for keeping younger ones busy. Arbroath enjoys some of the sunniest weather in Scotland and has low rainfall and a micro climate of its own. There are many activities to enjoy from cultural historic Scotland sites such as Arbroath Abbey, Dunnottar Castle, Grassic Gibbon Centre, Barry Mill, Arbroath Harbour and the Signal Tower Museum. Golf courses are abundant in the area with Carnoustie, St Andrews, Letham Grange, Montrose, Edzell, Arbroath and Brechin offering great golf, all within 30 Minutes. The bungalow cottage has a double bedroom, and two twin bedded rooms, each with fitted wardrobes. Each bed has warm duvets and orthopaedic mattresses with memory foam integrated tops to provide you with a satisfying sleep. The spacious dining lounge has Freesat Sky TV and DVD with surround sound system. There is also unlimited Wi-Fi in the property. The well equipped kitchen has all modern conveniences including dishwasher and washing machine and tumble dryer. There is everything here to create your own culinary delights or open packaging from the many local takeaways. A welcome pack is available for weekly hires allowing you to settle in quickly without the need to buy basics or a little luxury! The bathroom has a power shower with ample supply of hot water a great place to freshen up after a long day. Towels are included. For days of good weather there is a beautiful enclosed private rear garden with summer house and patio area for enjoying a relaxing evening with a barbeque or watch the many small birds that visit the garden. The summer house has electricity with sound system. It also has a reclining chair and sofa bed - perfect for those lazy days in summer. This property is situated in a residential area with similar properties nearby. There is a fully enclosed large private garden to the rear and small lawn and garden to the front. Arbroath Cliffs and Victoria park and esplanade are close by and 10 minutes away you will find the picturesque Arbroath Marina, harbour. The tourist information visitors centre at the harbour is a must to plan any activities in the local area or beyond. Note that when travelling on foot there is a small connecting path at the town end of our street and when heading to the cliffs there is a similar connecting path to Victoria Park. The cottage bungalow is 10 minutes walk from the bus station and main line east coast rail station which are close to each other. There are services from the bus station to cliffburn road some 200 Yds away. There are many taxi services in the town. The east coast main railway line at Arbroath has direct routes to Aberdeen (50Mins), London Kings Cross (6Hrs), Edinburgh (1Hr 40Mins) and Glasgow (2hrs). There are dedicated bus routes direct from Edinburgh Airport to Dundee. Trips to Edinburgh centre are best done by train and there are often advanced purchase rail tickets including first class with complimentary drinks and food available.
