Rose Lea is a pretty Grade 2 listed, white washed cottage adorned with creeping roses to the front. It is thought to date from 1691 and is one of a row of similar cottages in the tiny hamlet of Outgate sitting directly opposite a green which is often used for grazing sheep. PRETTY 17TH COUNTRY COTTAGE WITH ROSES AROUND THE DOOR Rose Lea is a pretty Grade 2 listed, white washed cottage adorned with creeping roses to the front. It is thought to date from 1691 and is one of a row of similar cottages in the tiny hamlet of Outgate sitting directly opposite a green which is often used for grazing sheep. The cottage is a very short stroll from the Outgate Inn and just a mile from the world-famous Drunken Duck Inn. The picturesque village of Hawkshead is close by, home to the Beatrix Potter Gallery (a designated world Heritage Site) where Potter’s original sketches and water colours are on display. Local footpaths from the door lead to the shores of Win-dermere, the stunning beauty spot Tarn Hows and the popular village of Ambleside where you’ll find a selection of chic shops, two cinemas, tea rooms and many highly rated restau-rants . STEEPED IN HISTORY, ROSE LEA HAS BAGS OF CHARACTER The cottage has a wealth of history and character and Rose Lea has been furnished sympa-thetically in keeping with the propertys historic past. From the front, enter into the cosy oak beamed living /dining room with a multi- fuel burner, perfect for gathering around in the winter months. There is wonderful Court Cupboard dating back to 1701 - be sure to take a look at the old newspaper cuttings inside the understairs cupboard on your way through to the well fitted kitchen with all the equipment you’ll need to properly self-cater during your stay and Iron grate feature, probably 19th century. Downstairs there is a panelled bath-room with bath, hand basin and WC and a separate shower room. Steep winding slate stairs lead you up to two pretty bedrooms, both with exposed beams showing the original Cruck construction of the cottage. The double bedroom has a roman-tic king size four poster bed and built in wardrobe whilst the other is a twin with two sin-gle beds and a feature fireplace. Rose Lea Cottage is blessed with a beautiful walled garden to the rear, a mix of lawn and manicured beds awash with colour and fragrance in the sum-mer month and the perfect place to relax after a long day on the fells. Parking is available in the garage for one car (Subaru estate but no bigger) and there is also space for a couple of bikes and walking gear if required. GROUND FLOOR: • Entrance from the front into lounge dining room with flagged floors and rugs and multi fuel stove, TV, DVD, dining table and chairs • Under stairs store and hallway • Two steps up the kitchen with feature range, fridge, oven, hob, dishwasher, microwave and washing machine • Two steps up from the kitchen to the rear garden • Two steps up from the hallway to the shower room with shower and heated towel rail • Bathroom with bath, handbasin WC and heated towel rail 1ST FLOOR: • Reached via the original steep, stone staircase to a landing leading to: • Bedroom 1: Twin bedroom with feature fireplace and exposed trusses • Bedroom 2: Kingsize four poster with exposed beams OUTSIDE: • Garage parking for one small sized car • Pretty rear cottage garden with lawn and planted borders and table and chairs provided MISCELLANEOUS: • Pets welcome • Modern electric storage heating • All electric, bed linen and towels provided and initial supply of fuel for fire provided • Fireguard and stairgate available • Travel cot and highchair available from Lakeland Retreats • WiFi • Payphone Friday or monday changeover
