Beautiful Renovated Villa, Huge kitchen Sleeps 16

We completely refurbished our beautiful home in 2014. The house is a beautiful Victorian villa and was built in 1890 with nearly all of the original features including a black marble fireplace, coving and stained glass windows. We have restored the house back to its former glory as well as building a huge open plan (100m2), VERY high spec modern kitchen extension WITH ALL THE MOD CONS including: 2 DISHWASHERS, RANGE COOKER 2 full size ovens, grill and 6 gas hobs, BOSCH/ PANASONIC appliances, Utility room with 2 WASHING MACHINES & 2 DRYERS WINE FRIDGE COFFEE MACHINE WITH PODS NUTIRBULLET BREAD MAKER JUICER SMOOTHIE MAKER MAGI MIX SLOW COOKER Large 3D HD Smart TVs and integrated sound system, Granite worktops UNDERFLOOR HEATING THROUGHOUT THE HOUSE Large WOOD BURNER HUGE ISLAND that SEATS 6 American Fridge Freezer with cooled filtered water and ice maker Porcelain crockery and plenty of matching glasses. We designed the house to have lots of people to stay. Most of the beds have memory foam (Tempur) mattresses and are very comfortable. There are 8m of bi-folding doors that open onto the large deck so it feels like outside even when you're in the kitchen. As this is our home, there will be personal effects in the house such as clothes, on the upside though it's the best equipped rental you could ask for! The Victorian house is decorated in a more traditional style with a baby grand piano, and antique furniture. The modern kitchen extension is more contemporary in style with modern art and furniture. There is a drawing room for the adults to relax in and a separate playroom with loads of DVDs and LOADS OF TOYS FOR THE KIDS. There is also an original Victorian conservatory as a craft/ 2nd playroom for the children. Bedrooms: There are 3 KING SIZE DOUBLE bedrooms, 1 double bed and single bunk above, 3 TWIN ROOMS, (one bunk room and twin upstairs can have an extra 1 single bed) and a cot for babies. There will be some storage for your clothes in each room and extra hanging space. Bathrooms: 4 bathrooms and all have large walk in showers and underfloor heating. 2 also have baths and showers. There is a high pressure water system and large water tank to cater for lots of people staying. The 2 ensuite bathrooms have large walk in showers, WCs and basins, underfloor heating. GARDEN: We have a lovely secluded back garden for children to play or for the adults to relax on the large deck. The garden is mainly grass lawn and there are 2 football goals and lots of other sporting equipment to play with such as tennis rackets and net, bikes, scooters & boogie boards. There is also a Wendy house with electric lighting for the kids to enjoy. There is a large undercover gas BBQ for you to use as well. There is off street PARKING on the drive for up to 4 or 5 cars and a large garage with 3 adults' and 5 kids' bikes, scooters etc. so if you fancy a bike trip there are many places locally you can visit. GYM We also have a small gym in the conservatory. It includes: a cross trainer, floor mats, Swiss ball, 1/2 Swiss ball balance, sound system, weights and weights bench, roller and yoga mats. LOCATION: We are 1.5 hours on the direct train from central London (Clapham Junction or Victoria Station) so it's easy to go for the day and we frequently do to see friends and family. We are also only 45 mins drive or train from London's Gatwick Airport and there are direct trains to Angmering, our nearest station (1 mile away). Rustington is a small town by the sea. It has everything you need such as restaurants, shops, banks, cafes, coffee shops, post office, pubs, Churches, dry cleaners etc all within a few minutes walk from the house. There are also good language courses a short drive from the house. We are a 10 minute walk from the nearest beach. There are lots of good restaurants locally and lots of local attractions such as a golf driving range and numerous golf courses, adventure golf, indoor climbing and bowling, miniature train rides, soft play, amusement parks and great walks and, lots of sandy beaches, dunes and the South Downs National Park.
