Self contained studio for up to 2 guests. Lock box check-in. Has private entrance with private deck to relax on. Real Queen size bed. Swimming pool is available. Short walk to Manly Dam reserve. Close to public golf course . Close to public transport to city, Manly and northern beaches. Local cafe, chemist and medical centre and 15 minute flat walk to a major shopping centre with cinemas.Basic breakfast on arrival supplied. Wi Fi and Netflix available. No off street parking. The Studio is a large room around 15 square meters. The entrance to the Studio from the deck is via a single sliding door with flyscreen door in front. On the inside there is a double sliding louvre door which provides privacy when closed and the louvres down. Adjacent to the entrance door is a double hung aluminium sash window with a venetian blind for privacy. The switches for inside and outside lighting are situated between the window and entrance door. The room contains a queen size bed ensemble with lumbar support mattress. There is a large mirror on the wall to bring more natural light into the room. A bedside table with bedside lamp is provided on both sides of the bed. A small wardrobe (2 doors for hanging space and 2 drawers for other clothes etc.) is situated next to the alcove leading to the bathroom facilities. A butchers table against the wall adjacent to the alcove contains cooking appliances that can be used by the guests. Cutlery is provided in the drawers in the bench as well as remote controls for tv and fan in the drawers. A Hisense 40” 4K HD television with access to Netflix is situated on the wall above the butcher’s bench. We do not allow any cooking or kettle boiling on the bench as that will affect the TV. We ask that guests cook on the deck or use the refrigerator top for boiling water etc. A microwave oven is situated above the refrigerator as well as a cooling fan which is operated by its own remote control. There is a sink with cupboard above next to the refrigerator for kitchenette facility with a small fluro lamp with its own switch built in under the cupboard to illuminate the sink area. The bathroom containing shower, toilet and hand basin is accessed from the alcove next to the wardrobe where there is also a long mirror mounted on the wall for dressing. Shampoos and body wash are provided in the shower area for guests to use. An ironing board, iron and cleaning utensils are stored in the alcove for guests use as well as a shopping trolley and an airing rack for damp towels etc. Umbrellas are provided for guests use and are stored beside the entrance door for convenience. The deck is 8.4 square meters in size with roller blind privacy screens at each end. The blinds can be rolled up if the guests wish to have it that way or left down for their privacy. New see through roller blinds installed on the deck frontage provide extra privacy and weather control. The blinds can be wound down and fixed to the floor or fixed at the rail height. There is a winding tool that fits both blinds and is left hanging on one of the blinds. The floor above is covered so no debris can fall through to the deck below. All weather aluminium chairs with cushions are provided on the deck as well as a wooden teak lounge with comfort cushions. A wooden teak table and chairs with seat cushions are also on the deck and these can be used inside or outside as the guests desire. A separate small table on the deck with a weatherproof power outlet above it is provided for guests to use for cooking meals which if done inside would set off the smoke alarm. Grilling type BBQ meals like steaks, sausages etc, would trigger the alarm. For guests wishing to cool off on a hot Summers afternoon there is a pool for guests to use. Pool towels are provided for the guests to use. . The pool is quite old being built in 1980. It is an in ground concrete pool with marblesheen coating to walls and floor. It is in a B shape and is 9.5 meters long and 4.5 meters wide. As it aged it was repaired and painted about 10 years ago but now the paint is wearing off. Though it looks patchy it is clean and safe to use. A complimentary breakfast is provided for guests on their arrival which includes 4 eggs (free range from our girls when they are laying) 2 tins baked beans, 4 slices of bread, jams, vegemite, butter, milk etc. Tea, coffee and biscuits are also provided for guests to use on arrival. Guests who choose not to do any cooking can use the Café a short walk up the road. La Boca Café is open early around 6am daily and closes around 3pm. Across the road using the marked pedestrian crossing is a Medical Centre with dental facilities and a pharmacy. The pharmacy is open 5½ days a week. Near the pharmacy is another small business providing coffee and pastries and it is recommended to try their pies. The bus stop for transport to Manly and Westfield Shopping Mall is situated outside the pie shop business. The 142 service provides transport to Manly while the 280 service provides transport to Westfield Mall shopping centre. The return stop is just across the road. To access other services it is a short walk down Sloane’s Crescent to Condamine St where there is a bus stop to the right at the end of Sloane’s Cres. This stop is for general bus services only not express or B1 services heading North. Timetables for these bus services are provided in the INFORMATION PLEASE READ folder in the Studio. For guests wishing to walk to Westfield shopping centre (a 15 minute flat walk) there are steps at the Condamine St end of Sloane’s Cres which lead to a high footpath along Condamine St to the Kentwell Rd intersection traffic lights. Cross the road using the traffic lights and it is a flat walk to the shopping centre and cinemas within. For any guests who play golf and need a golfing “fix” the Warringah pubic golf course is minutes away at the intersection of Condamine St and Kentwell Rd traffic lights. The golf shop is situated directly at the traffic lights.Walk down Sloane’s Cres to the steps at Condamine St, walk along the high pathway to the Condamine St Kentwell Rd traffic lights and cross the road to the golf club using the traffic lights. Guests have full access to the studio, and the swimming pool Host is available to answer any questions otherwise guests have complete privacy. The Studio is close to Manly Dam Memorial Park a popular picnic and swimming area. If you play golf the Warringah golf course, a public 18 hole course, is a short walk away. Medical and pharmacy facilities a short stroll away. La Boca cafe for breakfast and lunch a short stroll across the road from the medical and pharmacy. Bus services are at the top of the street on Kentwell Rd. The 142 bus goes into Manly and the 280 service runs between Chatswood and Warringah Mall shopping centre (now Westfield Shopping Centre) Other bus services are on Condamine street a short walk from the studio. Buses on Condamine street service the northern beaches and to the city. Timetables for the 142 and 280 services are provided in the Studio. Basic amenities are supplied such as tea, coffee, milk on arrival. A basic breakfast is supplied for arrival ( cereal,bread slices, spreads, eggs (4)from our free range girls when available otherwise store bought) guests to provide their own meals. An iron and iron board are located in alcove in the Studio.
