This beautiful villa in the hills of the Sabine region is surrounded by olive groves and is the perfect location for travelers wanting to explore Rome as well as northern Lazio, Umbria and Toscana. Pool available next to hosts’ house (5minute walk). Independent two-storey villa, built in 2009, to all eco-friendly regulations. Nearly all mod-cons, well-equipped and fully furnished, terracotta floors. Sleeps up to seven persons – 2 double beds, 2 twin beds and a single (for child or Granny). Two bathrooms – one with bath tub and shower: the other, with spacious (115cm x 80cm) shower. Open plan kitchen/dining/living area with picture windows and a fireplace, which can also heat the water and radiators. There is an electric gate, a fenced garden and a burglar alarm for the house. For the elderly or infirm there is a very low gradient access to the house from a spacious parking area. For the young and agile there are a few shallow steps across the lawn to the front door. Guest will have access to the entire villa and surrounding grounds. Free WiFi and barbecue. Also available is access to a secluded 12 x 6 metre pool, and a pingpong table, on the same property but next to the hosts' house (5 min walk). Pool timetable in agreement with the hosts. Minors must be accompanied. The hosts, Alfredo and Bridget (Italian/British), live next door and welcome the guests on arrival and show them around, explaining how things work. They are always available for further information and advice. The villa is immersed in the countryside with olive groves, cornfields and pastureland, in the foothills of the Apennines in the unspoiled historic region of Sabina, just 45Km north of Rome. There are magnificent panoramic views over Monte Lucrettuli and Monte Gennaro. Sightseeing, bird watching (the sound of the nightingale), wildlife (porcupines, foxes, wild boar etc.), walking/trekking, cycling, local cultural activities such as festivities – some religious, some gastronomic - nearly everything ends in a show of fireworks. The nearby sights of interest include: Farfa (medieval village with its magnificent 13th Century Abbey), Fara Sabina (the annual Fara Music Festival in July. There is also the Potlach Theatre (which gives performances throughout the year) and Toffia (where you can start some very pleasant walks over the hills). At Canneto, just 2km away, you can visit the largest olive tree in Europe, it is also over 2000 years old. Rome is on the doorstep. Just 10 minutes away there is a regular train service (every 15 minutes, except in August when it's every 30 minutes) which takes 35 to 45 minutes, depending where you have to go. From Stazione Tiburtina you can easily take the High Speed trains (TAV) to all the main interesting cities in Italy (Naples, Florence, Bologna, Venice, Milan). Arriving by car, we are just 15 minutes from the Autostrada del Sole (A-1), exiting at Roma Nord/Fiano Romano in the direction of Rieti. We are a 45min drive from Rome's city centre. 15 August is a National holiday.
