Central - Heritage Charm - Modern Facilities

This lovely renovated home keeps it's heritage charm but with all modern amenities (perfect for long stays) including wi-fi, king beds with electric blankets, multiple heating and cooling options, fantastic modern kitchen facilities (including coffee machine) alfresco area with pizza oven and off street undercover parking all only a 3 minute drive (12min walk) to the CBD and a 5 minute drive to Sovereign Hill. This lovely renovated Californian bungalow is the perfect home away from home for long stays with wi-fi, desk space, king beds and plush carpet in each bedroom to suit up to 4 people (plus a sofa bed in the large lounge for extra guests). Ample heating and cooling available in the main living areas and fans, heaters and electric blankets in the bedrooms. Undercover patio with day bed looking out onto the alfresco dining area with pizza oven. Off street undercover parking for at least two vehicles. Please note that the space has been listed as not suitable for infants as we do not have a bath nor cots in the house, and there are a couple of steps outside the front and back doors that would need to be negotiated under parental supervision. Guests are welcome to utilise the entire house inside and out apart from the garage and small shed at the rear of the property which remain locked. Please note when you arrive that the council driveway crossover is quite narrow, so take care to enter the driveway keeping your vehicle in a straight line - this will also make it easier for you when reversing out. Please keep in mind that there are properties either side of the house and therefore some consideration for neighbours is requested with regard to loud music and late nights. Thank you. The street the house is located on is one of the main roads leading into Ballarat CBD, and so can get rather busy. Please keep this in mind when pulling out of the driveway in your vehicle, and also please use caution when reversing out of the driveway and over the concrete council crossover onto the road as it is fairly narrow and can be difficult to see in the dark. (Pulling into the driveway straight ensures you can reverse out the same way without coming too close to the edge of the crossover). Road traffic noise can be present at different times during the day/night and I have provided tips for managing noise heard on the property. Please keep in mind that there are properties either side of the house and therefore consideration for neighbours is requested with regard to loud music and late nights. Maps to town, local supermarkets and walking trails are provided in the house. There is a service station/convenience store, fish and chip shop, bakery, post office, hairdresser and greengrocer all just a short walk a block or so away from the house. If you wish to head into the CBD it is only a 12min walk (3min drive) and you will find a wide variety of shops including restaurants, boutique clothing shops, galleries, department stores, shopping centres, supermarkets and a cinema complex. Sovereign Hill is less than 5 minutes away by car. You can connect up to the Yarrowee River Trail only 300 metres down from the front of the house for a lovely walk/ride in either direction. Most guests either bring their favourite essentials with them or do a shop at the local supermarket, however just so you know I do provide the basics such as shampoo, conditioner, body wash, tissues, and toilet rolls as well as tea, coffee and UHT milks to get you started. Bed linen and towels are also provided and some extras will be in the cupboards if needed. There is also laundry liquid provided.  (If you wish to refresh any of the provided linen please just make sure to only wash the whites/towels in a separate load).
