Want to explore our beautiful beaches and City? Our self-contained SUPER-KING (or twin) studio is in the garden of our home, in a quite cul-de-sac near Manly Dam. Bathed in sunshine, with views over our sparkling pool and tropical garden, it’s perfect for unwinding! 10mins by car or 20mins by bus to beaches, minutes on foot to local shops. Fully self-contained, newly air-conditioned studio in garden of owner's home, surrounded by beautiful trees, wildlife and birds of Manly Dam. Very comfortable for short and longer term stays. We welcome enquiries for both. Separate to main house with your own access via side gate and family garden. Hi-definition TV with Apple TV for Netflix and streamed TV channels. Please note that we are able to accommodate twin king single bed option as an alternative - if requested at time of booking. Otherwise the two beds will be set up connected at their bases to make up one super king size bed. Self contained - with: *Ensuite bathroom (power shower, vanity, toilet, heated towel rail). * Well-equipped kitchenette (microwave, kettle, coffee machine, toaster, fridge and electric frypan) - suitable for simple meal / drink preparation. * Table and chairs for two on your patio area or in your room - enjoy drinks and meals al fresco. * Excellent quality beds and bedding (guests say that these beds are SO comfy!) * Twin (king single) room or Super King bed configuration - ideal for travelling friends or couples. With Allergy sensitive quilts/doonas and pillows. * Luxury toiletries in bathroom for your convenience. * Linen & towels included. * Fly screens on all windows/ sliding doors. * AIR CON - Split system, wall mounted unit * 1 x Dyson fan for cooling. * 1 x oil heater for cooler months. * Ample FREE parking on-street. * High definition TV with Apple TV streaming Services * DVD player with plenty of DVDs. * Wi-Fi. * Plenty of guide books, books and DVDs to make your stay more comfortable. *BBQ available on request (when family not using). *Pool/beach sheets (Turkish towels). The following are NOT included in the rental but for a small ADDITIONAL COST, we are happy to negotiate hours of use (dependent on the family's use) for the following during your stay: (A) POOL (limited season - end/Nov early/Dec - April weather dependent). During this COVID period we need to apply extra restrictions and attention to the use of any shared areas to ensure they are kept safe and hygienic for everyone. Therefore, pool use will attract an extra fee at this time. If we, the owners, are not staying on the property during your stay. We can offer exclusive, unrestricted use of the pool and poolside areas for an extra $20/day - excluding access to soft furnishings. POOL PARTIES ARE STRICTLY FORBIDDEN and pool/poolside use by visitors (non-paying guests) is not permitted. When we are on-site, we can arrange 'limited' access to the pool - i.e. when we are not using it. This is done on a case by case basis and on the agreement that we share our movements to ensure you can comfortably enjoy the pool area at certain times when we are not. This incurs a $5/day surcharge. On the occasions when we are not on site, we have a local support person to help in any way and check-in on you if need be. (B) LAUNDRY ROOM (washer, dryer, laundry tub) We can offer you access to the washing machine at $5/wash (including soap/stain remover). This is on request. An extra fee will be applied at the end of the booking prior to checkout. The studio is accessed via the side gate of main house and is separate from the house. You will have your own keys to lock/unlock the large sliding doors (the entrance to your accommodation). We are also very happy to leave you alone to enjoy your stay. Often one of us works from the home office so we aren't far away if you need us. We love our local area and all it has to offer, so if you have any questions about your stay or want any recommendations we will be only too happy to help. We are genuinely CLOSE to everything! Our suburb is a beautiful, leafy, quite residential area with families of all ages. It is a hidden gem on the Northern beaches and most residents come and don't leave! - 5 min walk to Dam for a swim, ride or bushwalk. Or a kayak if you have one! - 4 km drive, cycle, run or walk down to Sydney's beautiful beaches - Manly, Queenscliff, Freshwater, Curl Curl or Shelly Beach (Cabbage Tree Bay Reserve) - 10min walk (5min drive) to Westfield Warringah Mall. - 5min walk to buses heading south to City, or north to Palm Beach, Manly, Chatswood and Warringah Mall). - 5min walk to great cafe, bakery and pharmacy. We have plenty of on street parking here so if you have a car you'll find plenty of places to park. Although you'll be most accessible if you have a car, you can get easily around on foot, on bike, taxi or by bus from here. SMOKING * Please note that our home is a no-smoking area so please DO NOT SMOKE either inside or outside the studio. It is strictly forbidden. MAXIMUM NUMBER OF GUESTS *The studio accommodates 2 people max. Unfortunately, we cannot accept any additional guests. CONSIDERING BRINGING CHILDREN AND INFANTS? * If you wish to book with a child or infant, please note that we have a pool in the garden, which although surrounded by a compliant pool fence, we ask you to ensure you supervise your children in the garden at all times. * As above, we also have small dogs and ask you to ensure your children are supervised by an adult at any time when interacting with the dogs. These dogs, although wonderfully friendly, could behave unpredictably if they feel they are threatened, or hurt by mis-handling. OUR DOGS *We have two sausage dogs, named 'Buddy' and 'Luna'. Buddy will most definitely bark loudly when you first arrive. Luna is 1 and still very playful, Buddy is 7yrs old and is very friendly, sociable and loving once he has told you who is boss! He will not come into your studio unless you want him to. We would hate for you to not enjoy your stay with us, so please make sure that you are happy with Buddy and Luna sharing the garden with you and be sure to always close the side gate so they do not go on walkabout! * We ask you to please resist feeding the dogs anything as their tummies are sensitive and they follow a strict diet. They will beg you with their loving eyes but don't be fooled! NO VISITING PETS ALLOWED *Although we have dogs on our property and love them, we do not unfortunately accept other pets to stay.
