The beds are brand-new and incredibly comfortable with pocket-sprung mattresses, 400/500 thread cotton sheets, cotton doonas/duvets, and four pillows per person. (Low, two different medium and one high) Nearly all the cotton is Australian Grown. Both bedrooms have lots of hanging space and storage, good lighting, lots of power points, and USB sockets. BED ONE has a secret meditation/reading garden BED TWO has a working laptop desk and a hidden washing machine. BABY / KID STUFF ON REQUEST: Portacot with bedding and baby pillows. High Chair. Kids crockery. Toys and games. Fabulous playgrounds and parks nearby. PETS Water and food bowls in the kitchen miscellaneous cupboard A kennel in the garden on request KITCHEN - cook in or take-out - all you need is here Everything in the kitchen is what we use at home ourselves. Heavyweight pots and pans, every kitchen widget we could think of (suggestions welcome) Noritake porcelain crockery, lovely crystalline glasses for water, wine & champagne. Bosch oven and ceramic hob, Baumatic dishwasher, and a three-drawer Mitsubushi fridge. DINE-IN OR DECKED OUT The open-plan dining area has huge windows and can be opened to the deck. There is also a six-person table setting outside. The deck itself opens up across bluestone flags to a small native garden. Big sliding windows on two sides overlook the deck. In summer, outside dining on the deck, or inside with the windows open, In winter, coddled behind double-glazing. The garden & deck area is much larger than it looks in the photos. Cats can be carefully swung, teenage children, not so much. ENERGY-EFFICIENT & INSULATED Energy efficiency was a key parameter in the renovation, the roof, floor, and walls are heavily insulated, all windows and doors are double-glazed and all lighting is LED. All appliances were chosen for performance and efficiency. All materials used are sustainable and all paints are low VOC. COOLING One 5kw Mitsubishi Heavy Industries split-system aircon in the main room, plus ceiling fans and great insulation keep the house cool. All the main windows open to allow pass-through breezes. *Please turn aircon off when you go out* HEATING - Winter 21 If you need heat, please use the aircon unit on heat. Fan heaters and a Dyson are also available in the bedrooms. The house has piping installed for a full hydronic central heating system to be installed before next winter. ORGANIC & LOCAL Wherever possible, all the supplies and products we use are both organic and sourced locally in Fitzroy North. The whole house and the deck to use, the native garden to appreciate. Please walk pets to the park at the end of the street for toilet and exercise as the garden is not suitable as a yard (-: Thanks. We live in the main house at the front of the property. Quiet, hidden away, leafy and a very real area, close to inner hipsterville and very central to the city. Everything here is walkable. All the shops, cafes and restaurants are independent, not a chain store in sight. Parkland and the Merri Creek Trail are at the end of the street, Edinburgh Gardens is just down the road. You can overdose on greenery within 10 minutes of the CBD. Trams and trains give easy access to all sporting and cultural events in Melbourne. Walk everywhere, multiple coffee shops, restaurants and bars are in a 5-minute or less walking radius. Merri Creek walking path is at the end of the street. A big Supermarket, Whole Food (ish ) store and over twenty more shops and cafes are within 10 minutes walk at the Scotchmer Street / St Georges Rd junction. Twenty to forty minutes walking down St Georges Road will take you past Edinburgh Gardens, through funky Fitzroy and into the city, jump the tram if you get tired. Our favourite Tram 11, is just two minutes walk at the end of the street, it will take you into the CBD and all the way to Docklands. Tram 96 about 10 minutes walk away, will take you to the CBD and all the way to the beach at St Kilda. That's a great day out. Rushall Train Station on the Mernda Line is also 10 mins away and that takes you to the MCG, Parliament Station and the two main Melbourne rail stations at Flinders Street and Southern Cross. Bike heaven, right near the Capital City Trail circular bike path and bikes are available to rent nearby. Approx $50 cab from the airport. $80 for a luxury car. ADDITIONAL OPTIONS FROM CBD Number 96 tram from Bourke Street, along Nicholson Street. Short Walk Number 86 tram from Bourke Street, which also travels a short distance along Nicholson Street, turns at Gertrude Street, turns again into Smith Street and again into Queens Parade Clifton Hill. Short Walk Alternatively, take the train to Rushall station, on the Mernda line. Rushall station is located on Rushall Crescent, in the northeast of the suburb. VERY NEAR As per recent AirBNB comms and new global rules, 100% No Parties. Recycling and rubbish bins are behind the left-hand internal garden gate. The key is in the lock. Please empty any food rubbish and leave the house clean and tidy as you would wish to find it. We, of course, will take care of all the bedding, towels, major cleaning etc. Thanks! LOCATION: 264A is directly behind our own house at 264 Barkly Street but totally separate. The cottage entrance is the gate in the grey fence on the left down the small cobbled lane.
