Byre Cottage is a delightful self-contained Holiday Cottage tastefully furnished and decorated to a high standard offering a light and airy open-plan lounge/kitchen/dining area as well as two tranquil bedrooms and small courtyard with bistro table and chairs. Situated on the edge of the picturesque village of Lympstone, ideally located on the Exe Cycle Trail and South West Coast Path. and just a short distance from the golden sands of Exmouth Beach or the Cathedral city of historic Exeter. Byre Cottage has a light and airy open plan lounge/dining/kitchen area, with dining table and chairs, comfortable seating for four, complete with flat screen TV and DVD player, and USB charging points. There is a fully equipped kitchen with electric cooker and hob, dishwasher, microwave, fridge/freezer, washing machine, drying rack, iron and ironing board. Downstairs bathroom with walk-in shower. Double bedroom with flat screen TV. Separate twin bedroom with flat screen TV First floor W.C. Free Wi-Fi Ample parking and storage for water-sports equipment and bicycles Small courtyard with bistro table. Byre Cottage is a separate barn conversion directly opposite The Old Dairy B&B where we live. Guests have the entire cottage space and we respect their privacy. There is a private parking space allocated for one car in front of the cottage. We welcome all guests personally and are on hand throughout your stay should you have any questions or would like any advice on places to visit, things to do or places to eat. Please note that our holiday cottage is opposite our B&B and we live on site. Situated on the edge of the idyllic and picturesque village of Lympstone, nestled along the shore of the Exe Estuary. The idyllic village of Lympstone offers a choice of fine dining, village stores/Post Office, a cafe and four public houses. The Exe Estuary Trail and South West Coast Path are popular and perfect for walkers and cyclists. The thriving seaside town of Exmouth is close by with two miles of golden sandy beach, bustling town and seaside attractions. Exe Watersports with all that it has to offer is close by. Darts Farm with its farm shop is within easy reach as is the estuary town of Topsham. The Exe River cafe (seasonal opening hours) is accessed via boat or the ferry and is well worth a visit. The historic Cathedral City of Exeter is a short drive, train or bus ride away. For those special occasions visit celebratory chef, Michael Caine's restaurant Lympstone Manor, a short walk from the property. Within easy walking distance from the property is a cafe, four pubs and Lympstone Manor for fine dining. Delightful harbour with idyllic views over the Exe Estuary towards Powderham Castle and Dawlish Warren Within easy reach of the two miles of golden sandy beach at Exmouth, the start of the majestic World Heritage Jurassic Coast Situated on the Exe Cycle trail, a remarkable experience for cyclists to enjoy stunning views of the estuary The South West Coast Path, the longest National Trail in the country is easily accessible Perfect location for taking part in top quality water sports such as kite surfing, kayaking and windsurfing Leave the car and explore Devon by bus, only 200 m from the property, or by train, which travels from Exmouth to Exeter The nearest bus stop is just 200 m with regular service to Exmouth, Exeter and further afield. Lympstone boasts a train station in the centre of the village, just 1/2 mile away, with a twice hourly service to Exmouth and Exeter. We are located on the Exe Estuary Trail and South West Coast Path making us popular with both cyclists and walkers. We are just 15 minutes from J30 of the M5 making us ideally located for exploring the Jurassic Coast, Historic Cathedral City of Exeter, golden sands of Exmouth, Sidmouth, Estuary Town of Topsham and further afield. We are delighted to have been awarded the "We're Good To Go!" Industry Standard Mark which means that we have followed Government COVID-19 Guidelines, have a Risk Assessment in place and have a process to maintain high standards of cleanliness and sanitising and aid social distancing. Please note Byre Cottage is adjacent to our Award Winning B&B. We are located up a long driveway and are set back from the main road. Inevitably there is some traffic noise, particularly if windows are open. The road is generally very quiet at night. We have installed a mirror opposite the driveway exit to assist guests pulling out onto the road. We usually find drivers are very courteous and slow down to let us pull out. When walking/cycling into the village there is a short stretch along the main road, the first 10 m of which does not have a pavement. Care must be taken particularly with young children. Lympstone is an old fishing village and typical of many Devon village there are some roads without pavements. The village is however very well lit.
