The house has a fantastic in/out living space, large patio, 3/4 acre gdn containing a sunken rose gdn, tree seat, hammock, 14' trampoline + various sports equipment. Deeds, gives users direct river access via Basmore green, 600m from the front door. Small craft can be launched, & people can swim safely (conditions permitting). Paddleboards, 2 bikes, elec car point are available. Also for more mundane issues such as how to use the pizza oven! Overlooking Black Bears Polo club, accessible via the footpath 40 yards from the end of the house through the horse fields. Award winning village pub, great village shop and butcher. Train station is a 5 min walk, and trains go every 30 mins to Henley-on-Thames (5 mins) and London Paddington (43 mins via A change at Twyford). 15 min drive (20min train) to Reading Car, train (5 mins to Henley, 21 mins to Reading, 43 mins to Paddington) Once here, its so easy to walk (30 mins) or cycle (10-15 mins) to Henley and the the surrounding pubs and villages. Shiplake regularly features in the Telegraph's list of most desirable villages to live. The 2020 Visit England Gold Award-winning pub (the Baskerville) is at the end of the road. alongside a butcher shop and the village corner stores with daily deliveries of locally-made bread and pastries. Great walks from the front door to local country pubs 2 miles downstream walk/paddleboard to Henely. 1200m upstream to the George and Dragon pub and Cwtch cafe (paddleboard etc as both on the opposite bank)! 2022 events - Henley Regatta and festival (July) Rewind festival 19-21 Aug Upstairs is only partially carpeted, given the delay we've has with the stairs. The new staircase due to be fitted in May 2022. Just ask if you need something - we will probably have it! Parking for upto 10 cars Gym monkey info: Watt Bike Atom - has Shimano cleats, but can put on Look, SPD or regular toe clips if you intend to use it. Amazing cycling routes just outside. Running machine (better 3k, 5k, 10k routes from the front door) Multigym - smiths machine, pec deck, lat pull down/cable crossover, seated row + bench/squat rack upto 140kg. 2 x 28kg and 1x 14kg kettlebells.
