The end terrace cottage is situated at the bottom of a quiet lane with a selection of three vibrant village pubs, riverside tearooms, a village store/post office and specialty shops within two minutes walking distance. This stunning cottage has been completely refurbished to the highest standard, offering a fantastic base for the lakes. Guests have full access to the property and gardens with unique river frontage. Please note that there are several hazards at the property so it is not suitable for children under the age of four years old. The property owner is not located at the property but available via phone. There are a fantastic selection of walks directly from the cottage to suite all levels of ability. The shores of Lake Ullswater are only a few minutes' walk. You can watch ducks, swans and if you're lucky, the odd heron, wild deer or maybe even trout from the cottages private river frontage which overlooks the newly reconstructed Pooley Bridge. Sit back and relax in the contemporary lounge in front of a real wood burning stove, admiring the beautiful gardens from the full length windows which can be opened fully on warmer days so the cottage literally spills into the garden, perfect for al-fresco dining. Enjoy the peace and tranquility of the gardens from the stunning summer house with comfortable L shaped sofa with truly mesmerizing views towards the river and the adjoining fields. Sarah's Cottage is a truly unique Lakeland hideaway that offers quaint yet luxurious accommodation in the heart of the Lakes yet is less than ten minutes away from the M6 Motorway and the bustling town of Penrith. There is so much to do here, no matter what the weather is like. Take a scenic walk along the lake shore and catch the steamer boat back or relax in one of the three village pubs or excellent award winning restaurant. Explore the lake in your own boat or canoe which can be launched from the garden or rent a boat from the lake shore. You could explore the nearby fells or take an easy walk along the River Eamont. You can also climb Dunmallard Hill, directly opposite the cottage, keeping an eye out for wild deer and admiring the daffodils and bluebells in spring. Sarah's Cottage is a traditional and compact end of terrace house which has been fully refurbished to the highest standard. The interior has been carefully planned to maximize space, light and comfort with all mod-cons including free wi-fi, smart TV, Blu-ray DVD, wood burning stove, dishwasher and more. Entrance porch leads into compact open plan kitchen which features modern appliances including convector oven, induction hob, microwave, fridge with freezer box, dishwasher, toaster and kettle. There is seating for four around the dining table. Beyond the kitchen, the living area features panoramic bi-fold doors which overlook the beautiful patio area and gardens which lead down to the river. During warmer months, these doors can be fully opened so that the house and the garden connect seamlessly. The living area can comfortably seat three/four adults on the modern chaise sofa which is positioned to maximize the view over the gardens. The room also features a further armchair, stunning wood burning stove, underfloor heating, 40" Smart TV with access to internet, Netflix, Blue-ray DVD player with a good selection of recent films plus a book case with a selection of books. In addition to the living area, the spacious summer house is a true garden retreat, perfect for quiet relaxation and sits on an elevated patio area to maximize the view towards the river and meadow to the north. This summer house features a comfortable L shaped sofa, coffee table and lighting. From the kitchen/living area, an attractive oak staircase leads to the first floor. The luxurious master bedroom features a king size bed and wardrobe with views east towards Barton Fell. A spacious bunk room is ideal for children (age 4 and above) with two built in single beds in bunk arrangement, wardrobe with drawers, further drawers under bunk bed and further storage. This room overlooks the gardens towards the river and Dunmallard Hill. The modern shower room again overlooks the gardens and features spacious shower, wc, basin and heated towel rail. From the first floor landing, a compact staircase (not suitable for children under four years old) leads up to the unusual mezzanine area. This room is ideal for reading or relaxing in peace but not suitable as a bedroom. The property has been decorated to the highest standard, mixing modern furniture with traditional features to create a truly luxurious, cosy, light and airy feel. The cottage has a stone floor downstairs with underfloor heating, a beautiful oak staircase, oak doors, traditional sisal flooring to the first floor bedrooms with night storage heaters. Externally there is a truly idyllic garden that stretches 130ft towards the river and has to be seen to be fully appreciated. The garden also features a spacious patio area immediately in front of the living room, a raised patio area adjacent to the summer house, sun loungers, dining table and chairs plus two wooden benches and a unique seating area next to the river which overlooks Pooley Bridge. From this tranquil spot, you can watch an ever changing vista on the river, perfect for lazy days. Steps lead directly to the shallow waters where it is possible to launch an inflatable boat, windsurfer or canoe and explore Lake Ullswater. The flower beds, mature shrubs and trees attract an abundance of wildlife throughout the year including birds, ducks, bees and butterflies during the summer months. If you are lucky you might see a wild deer roaming the adjacent field, a heron on the river bank or maybe even trout swimming in the shallow waters of the river. Hop over the fence and you have an endless possibility of walks to suit all grades along the riverbank and beyond. Although the property does not feature off street parking, it is possible to park one car on the lane directly outside, subject to availability. Otherwise, there is free parking in the village square at the top of the lane (50 metres away). Please note that two neighboring properties have access rights through the garden and side gate which is used occasionally. Sorry but we are strictly unable to accept any pets or children under the age of four. Smoking is not permitted in the property or gardens. We will provide an abundance of fluffy white towels, complimentary toiletries and free wi-fi. . Beds will be made up for arrival. The village square is literally steps away and has a selection of small but incredibly well stocked shops offering a full range of essentials, local produce, off licence, gifts and toys plus newspapers and magazines and more. The vibrant town of Penrith is only six miles away where you can connect easily to London or Glasgow via the West Coast Main Line. In Penrith you can find a large selection of specialist shops as well as high street brands and major supermarkets including Sainsbury’s, Morrison’s, Aldi, M&S Food Hall and Booths. There is also a sports centre with modern indoor pool, cafes, bars, restaurants and much more. Rheged is a unique attraction in itself and is only four miles away. Here you will find quirky shops and cafes, a 3D cinema, indoor soft play and activities for kids such as pottery and cooking, an outdoor fort, galleries and more. Please note that the property may be unsuitable for young children due to the riverside location and steep stairs to the top floor mezzanine area. Neighbours also have a right of way through the back garden to their gardens.
