Apartment overlooking spacious grounds

Attractions close by include Pompei (1 hour), Vesuvius (50 min), Naples (45 mins), the Royal Palace at Caserta (45 mins) and Monte Cassino (45 mins) Nearby beaches include Baia Domizia, Gaeta and Sperlonga. The apartment is on the first floor and accessed via a flight of stairs. There is a large lounge and kitchen area and guests can use all appliances. The lounge opens up onto a balcony overseeing the grounds. There are 3 large bedrooms, one of which has an ensuite bathroom with shower, each with a double bed. There is plenty of parking outside the apartment. Guests can access all areas of the apartment. The apartment comes with lots of toys, books, tourist information and dvds that guests can use (a laptop will be required for the dvds). I have family that live in Villaggio Senn and close by in the next village that are accessible in case of any urgent issues. Villaggio Senn is a quiet residential area inhabited by Italian families. The enclosed complex means that children are able to play outside with minimal supervision. The Appia Antica (10 minutes walk) is a family run and welcoming pizzeria which makes excellent pizzas. The owner also speaks very good English. A car will be needed, as most locations are accessible only by car. However there is a train station 10 minutes drive away which has direct trains to Rome (2 hours) and Naples (45 mins). There are stringent refuse collection rules. Guests can deposit waste in the bins the evening before collection. The waste deposit schedule is attached to the fridge freezer and is available in English if needed.
