Cozy Room 1st floor. King (Memory foam mattress top included), Desk & chair, water bottle, bath tote, mirror, bathrobe, clock, towels, soap, hangers, garbage can, shampoo/conditioner, storage, iron,coffee/tea, pad/pen, TV, & WiFi. Shared 2nd floor Bathroom:full running water; shower and sink. Kitchenette: area includes Mini Refrigerator, mini toaster/oven, and microwave. Limited supply water sink (reverse osmosis). Reservoir 3gal tank requires refills.(housekeeping change daily) Etc. It is a cozy room on the first floor. It has a comfortable King size mattress with mattress topper, coffee table, fan, and chair. The room also include a water bottle, bathroom tote, towels, soap, cup, and coffee/tea. There is a shared bathroom and kitchenette. You have access to the ROOM, BATHROOM, kitchenette. BACKYARD. I will be there to greet you when you arrive. I do not have a problem socializing; but I like to give guests their space. You can always contact via email, text, or phone; but I am usually on the premises. It’s a pretty quiet neighborhood. We are close to some nice restaurants, theaters, malls, outlets and shopping centers, bars and beaches. No more than 20 min. or less. There the local bus system (Suffolk Transit) either S41 or S45 close by as well as train LIRR (Deer Park). You also have your choices of Uber or Lyft and local taxi service and we also provide car rentals. House Rules: Only the person that booked is allowed to check in. If someone is not added to the reservation they cannot check in. All guest must be declared on the reservation. Any undeclared guest will be charge $40/pp. and could still lead to removal if any guest is unsuitable to the host or Airbnb. All guest agreed to all terms and services of Airbnb must have a valid working number, if you do not have a working number and we try to contact you before your check in and are unsuccessful; we can remove your reservation for violation of Airbnb policy without refund. If you cancel for any reason there is no refund strict refund policy. You must follow all city and state laws. Locals must contact host before booking cannot use “instant book”. Any house Rules violated is grounds for immediate removal from property and termination of stay without refund. Any guest that books must follow the terms of the lease and community policy. Occupancy limit: 2ppl any more than this will be vacated for trespassing. Late checkout fees: If you check out 30 minutes after check out there’s a $50 fee. If you have possession for more than two hours you will get charged a full day without discount this is not award you possession for the day. Please do not park in front of the mailbox, walkway entrance or driveway. Please take your shoes off when you enter the house. Please turn off electronics and lights when you leave. Do the dishes take; trash out please Lock all Gates and entrance doors when on and off the property. Please keep shared areas free of personal belongings so other guest can enjoy the space. Bring robe, slippers or flip-flops for bathroom. (shared) Curb your pets All pet must be on leash at all times while on the property. Fees: Cleaning fees $50-$500/length of stay Damage/missing items fees varies Pet fee $75/dog Parking lot Gated($3/day. Sweet cart ($$) Laundry services ($10/load) Smoking fee ($250/day) Additional cleaning fee $100 If you have any complaints about any aspect of the property upon contacting Airbnb and/or the host we reserve the right to come into the property and solve the issue. We do not need permission to access the property if you deem it unsuitable so it can be remedy.
