Set in leafy road - part of conservation area - this ground floor flat welcomes visitors to Central Scotland. With open plan lounge/dining and kitchen area the flat sleeps 5 people in two bedrooms. Bathroom with shower and Central heating throughout. The flat comprises the ground floor of a three-storey Listed Building. Access is gained using a paved level pathway at the front of the property to a south facing private patio. French-style double doors lead into the spacious open plan living area. This provides lounge, dining and kitchen space. The Sitting/Dining area is furnished with seating, dining table and chairs and storage furniture. Radio, tape player, television (with freeview) and DVD player provide entertainment as do a library of books and table games. The exceptionally well equipped Kitchen contains Combination Oven/Grill and Microwave, Hob, Fridge Freezer, and Washing/Drying machine. An electric kettle, toaster, coffee maker and iron add to the amenities as do the table linen, crockery, cutlery, glassware and cooking equipment. Bedroom One is equipped with 1 king size and 1 single bed, as well as generous wardrobe and storage space and hair dryer. (A cot is available if required). Bedroom Two is a twin bedded room with Wardrobe and Dressing Table. The modern Bathroom includes an over-bath Electric Shower. Furnished to a high standard, the flat has full Central Heating with Thermostatic Control and feature Fireplace. High quality cotton bed linen and towels are provided as are heated electric underblankets, if requested. Vehicles can be parked on tarmaced parking area opposite the gate of the property. As the flat is self contained, guests have all area access. I live above the said flat if you have any issues during your stay. Dollar is a well established small town nestling below Castle Campbell and the Ochil Hills. The flat is within easy walking distance of local attractions - Dollar Glen, Castle Campbell - with many walks in the immediate area suitable for novice to experienced hill walkers. There are numerous facilities for playing Golf in the area - Dollar Golf Club is a few hundred metres from the front door - the historic Gleneagles and St Andrew's course are a short drive away (14 miles and 39 miles respectively). Fishing and horse riding are popular local pursuits and can be enjoyed by visitors. The Dollar community supports a local Squash Club, Bowling Club and Tennis Courts. Cycling routes are signposted throughout the district. Dollar itself is a delightful little town with an Award Winning Museum and a range of interesting shops, cafes and restaurants. These include grocery store, delicatessan, newsagent and butcher. Clackmannanshire - "the Wee County" is bounded on the North by the Ochil Hills and on the South by the River Forth. To the West is Stirling with it's Castle, Wallace Monument and Historic Battle of Bannockburn site as well as access to the Trossachs and Loch Lomond Country Park. To the East is the County of Perth and Kinross and Fife. Bus services run through Dollar in west direction to Alloa and Stirling . The nearest railway station in Alloa is some 8 miles away with Stirling Railway station ten miles way. There are a number of off the road cycling routes in the area however I would recommend travelling by car. Electric bicycles are available in the village for hire. Although the Garden Flat is situated on a quiet road, shopping amenities are within five minutes walk. These include a grocery store, delicatessen, butcher, baker, coffee shops, pub and takeaways.
