Beautiful, rural, coastal retreat with gardens

Stunning light and airy former farmhouse, perfect for family and friends to enjoy and explore North Norfolk's Area of Outstanding Natural Beauty and the Broads. The house has 4 bedrooms, 2 reception rooms, fully equipped kitchen and utility, a family bathroom, separate WC and shower room. The house is set in 2 acres of gardens and woodland with natural boundaries allowing the local wildlife free access. A fifteen minute walk to beach & coastal footpath, 2.2 miles to Sea Palling with shop & pub. Poplar Farm House was built in the 1950's as the farmhouse for Poplar Farm which is located approx 700 m further along the drive. The house is relatively isolated nestled within its own 3 acres of gardens, two of which are available for guests. The orchard to the south of the the house is private. The gardens are surrounded by a natural boundary of hedges and trees through which wildlife such as deer, hares and pheasant roam. Small children therefore need to be supervised at all times when in the garden. The gardens are laid to lawn with mature shrubs, trees and flower beds and there is a small woodland. A patio with outdoor furniture is located off the main lounge and there are further seating areas under the porch which surrounds the front of the house and under the rose arbour in the garden. The house is approached from the tarmacked farm drive via a gated and gravelled driveway and there is parking for 4 cars. Comfortable and spacious enough for 7-8 people the house has undergone some updating, redecorating and refurbishment this year. A separate shower and toilet room has been installed in the utility room in addition to the family bathroom and two separate WC's. The decor in the bedrooms is fresh and light reflecting the rural and coastal location of the house. Three double bedrooms and one single provide accommodation for up to 7 people. A single day bed may be provided for another person by prior request. There are two reception rooms and a fully equipped kitchen and utility room. There is private pedestrian access to the beach via a track through the neighbouring farmers fields. It takes approx 15 mins to walk to the North Norfolk coastal footpath and beach from the house. Colonies of seals inhabit the beaches during the breeding season, and it is not unusual to find a curious pup popping out of the water to take a look at you when swimming in the sea. Whilst many people enjoy swimming safely on the beach at Waxham there are no lifeguards present as this is a 'wild' part of the coast. Alternatively it is possible to drive to Sea Palling or Hemsby to access the beach. Located between the North Norfolk AONB and the Broads, Poplar Farm is within easy access of the best of Norfolks' attractions. Stalham is a mere 7 miles away , North Walsham a3 irive and the city of Norwich can be accessed by car in about 45 mins. Martin and I live in the orchard next to the driveway. We maintain the gardens and mow the lawn once a week (or as required and) by prior arrangement with guests. We are happy to offer help and advice as required. Walking, cycling and driving. The orchard to the south of the the house is private, being occupied by the owners of the property. who live on site and maintain the gardens.
