'Your Welcome Home'. Comfortable 3 Bedroom Home.

A family friendly, comfortable, holiday home, situated in a quiet suburban street. The home is fully self contained with free WiFi. I live on the same property, in a separate dwelling and check the BnB once daily. There is a large sunny outdoor living area surrounded by a garden. Off road parking for three cars is available. The home is close to the Airport, Waikato Hospital, Waikato University and Hamilton Gardens. A day trip only to both coasts. Please read the website fully. This is a standard three bedroom, one bathroom home built in 1980. There are two bedrooms with a queen bed in each and one bedroom with a king single bed and trundler bed. There is new carpet and paint throughout. The kitchen and laundry are dated, but clean and fully functional, with range, fridge, dishwasher, washer and dryer available for your use. Heaters and electric blankets in winter, plus an open fireplace which I will light on request. An outdoor patio with outdoor furniture for you to use and in summer the garden is lovely. There is parking for three cars on the concrete pad in front of and beside the house. You need to come in carefully if you have a lower car because you have to cross a gutter. Alternatively there is parking on the road. There are two suburban shopping blocks close by (I recommend Urlich Ave) and an easy drive into the CBD. Some lovely gully walks and the Hamilton Gardens a 10 min walk away. I Live in the small house on the same property as the BnB. I attempt to always welcome and farewell my guests and am happy to chat if people indicate they wish to socialize. I come in once a day to do things e.g. wipe windows and light the fire in winter, air the house in summer and to check the supplies. I endeavour to do this while my guests are out, to ensure their privacy. If guests wish to speak with me and I am not at home, my cellphone number is in the blue booklet on the table. Please note that the home is set up to be comfortable for small groups and families. Because I wish to keep it that way, I ask you to read the information given (which I leave on the table) and respect the house rules. I am available in person or by phone if needed and I will come in to check the house once a day. I attempt to do this while you are out, so as not to be intrusive. Please note: No parties, quiet time is from 10pm to 7am and please do not bring extra guests to stay without contacting me first.
