This impressive waterside townhouse comes with four wonderfully presented bedrooms, situated across three floors to ensure flexible sleeping arrangement to suit the needs of your group with the convenience of a lift for ease of access for all generations. Private parking for 2 cars is located immediately outside the property. A Mooring may be available on request. The accommodation is spacious, with wonderful open plan kitchen dining area with seating for 10 people and additionally 2 bar stools. The sliding doors open out onto a private balcony with spectacular panoramic views of Kingsbridge estuary and surrounding countryside and comfy seating provided to enjoy the view. The second balcony with two further patio sofas, is off the well proportioned sitting room on the second floor, so you can soak in the beautiful surroundings and watch the world go by! Kingsbridge town centre is located a 5-minute walk away and The Crabshell, a water fronted restaurant and Bar (serving the best Pizzas!) is only a 2 minute stroll. On the ground floor we have the master bedroom with a king size bed enjoying wonderful views over the water. It also has fitted wardrobes and a fully tiled en-suite wet room with basin, toilet, large mirror and heated towel rail. A further double bedroom with double bed with fitted wardrobe and a family bathroom is adjacent which is fully tiled and has a bath with shower over, toilet, basin and heated towel rail. All bedding and towels including The White Company branded toiletries are provided. Please bring your own beach towels. We provide hairdryers in all bedrooms, but please bring your own straighteners. On the first floor is the open plan kitchen dining room with sliding doors giving access to the balcony where you can sit and watch the Rivermaid passenger ferry which takes (seasonal) daily trips between Kingsbridge and Salcombe. Also many boat and enthusiastic Paddle boarders can be seen heading out on the water, making the most of the tides. There is also a quiet occasional seating area to one side. The contemporary and well equipped kitchen includes; fridge, freezer, microwave, fan oven, hob, Nespresso Coffee machine, toaster, kettle, utensils and cupboards filled bakeware, serving dishes and a few little extras. The utility cupboard is equipped with mop and bucket washing machine, tumble dryer, washing basket, pegs, airier and we also provide an ironing board and iron. A vacuum cleaner is in the cupboard on the top floor adjacent to the lift. The third double bedroom with double bed and wardrobe hanging rail has an en-suite shower room comprising another fully tiled room with basin, toilet and heated towel rail is also on this floor. Rising to the third floor is a wonderfully spacious sitting room with two beautifully comfortable sofas and occasional chairs providing plenty of seating for our guests. The sliding doors opening to the second balcony. where during the warmer months, you can enjoy glasses of fizz overlooking the water from the comfort of the balcony sofas. Also on this floor can be found bedroom four, another double bedroom fitted with twin beds and a wardrobe hanging rail. It also has an en-suite shower room with basin and toilet. Other things to note:- There is an internal lift through all floors of the property. There is also easy access into the property with a ramp to one side of the building for wheelchair or pushchair access. Three The Boatyard is child friendly but we do suggest that you accompany small children on the Balconies at all times. Smoking is not permitted in the property. We will allow 1 x dog but please do message me prior to booking and advise what breed your dog is. A small chargeable fee of £30 per visit for a pet. Please can you pay prior to your arrival. On entry to the property you will be greeted with a welcome pack. We also have a few other essential items such as Nespresso coffee machine, hairdryer and branded toiletries. We can arrange for other services listed below -please contact me for enquires and prices Childminding In House Catering -cooked on site or meals prepared and delivered Maid Service - mid week or as frequent as required Paddle Board hire Pick up and Drop off - if you are travelling down by train or bus transport can be arranged. All of the above would incur additional costs. We have two allocated parking spaces The busy little town of Kingsbridge lies at the head of a marine estuary in the attractive South Hams area of South Devon. Kingsbridge is home to a range of lovely independent shops and coffee shops, as well as a local cinema and an award-winning pub. During the summer season there are river excursions to Salcombe to see the abundant wildlife in this Area of Outstanding Natural Beauty (AONB), which also forms part of the South Devon Heritage Coast. Visitors can take a walk along the Kingsbridge Quay, wander through the narrow alleys off Fore Street or visit the Shambles, an Elizabethan market arcade. Around the South Hams area there are picturesque ports, such as Dartmouth and Salcombe, together with sandy beaches at Blackpool Sands near Stoke Fleming and the two sandy beaches at Thurlestone. There are a host of small attractive villages in South Hams offering interesting pubs, local farm produce shops and pretty rows of cottages, plus further afield the waterfront city of Plymouth is a vibrant centre housing the National Marine Aquarium, historic Barbican Quay and plenty of night life, including theatres, restaurants and bars. Kingsbridge can be easily reached by train to Totnes and then a local bus service which will take you to Kingsbridge town centre.
