Newbury Cottage - charming forest farm getaway

Newbury Cottage is a self-contained two-bedroom cottage set on a private five acre property, which is also home to Southern Highlands Flower Farm. The property also includes the main residence (separate and private) and park-like grounds with beautiful gardens. We are pet-friendly with pigs, chooks, dogs & cats Newbury Cottage is a private character cottage with modern comforts. It is warm and welcoming with stylish finishes and all of the technology conveniences the modern traveller is looking for. The cottage is well suited to families with children of any age, but is just as comfortable for couples looking for a relaxing city break. Pets are welcome. BEDROOMS The bedroom wing is to the right of the entrance breezeway, up three low steps. It is a beautiful bright cedar-lined space with two bedrooms, separated by a 3/4 height wall. The first bedroom has two single beds, a selection of toys and a small tv (extensive channels), with styling to suit both children and adults. For guests with THREE children we can provide an additional blow-up single bed in this bedroom on request (additional nightly guest charge applies). The large main bedroom is accessed through the first bedroom. It has a queen bed with electric blanket, sitting area, wardrobe and storage. Both bedrooms can be temperature controlled by the reverse cycle air conditioner in the second bedroom. All beds have very comfortable bedding with plenty of pillows and blankets. LIVING AREA The other section of the cottage is to the left and beautiful mud brick. It includes a large living area, which accommodates a lounge room (with a leather sofa bed (double spring mattress) with large tv (extensive channels), sitting area with fireplace (which heats the whole mud brick wing), dining area (can seat eight people), kids eating (for two)/play area and a beautiful sunroom with vintage desk and garden views. This living section also houses the kitchen, which has a full-size oven, large fridge/freezer, Nespresso coffee machine, storage space for your food and all the utensils and tools you could need. There is also a Weber BBQ for your use outside in the courtyard. The compact bathroom is up one low step (with a shower base that can be used as a small bath for young kids) and plenty of fluffy towels. There is a large laundry with washer, dryer and additional bins and safety equipment (eg fire extinguisher and first aid kit). This mud brick wing is cool in summer and is cozily heated in winter by the combustion fire. There is also a panel heater in the lounge area. EXTERNAL There is a pretty courtyard with seating at the front of the cottage; a small area with seating at the side; and a fully fenced backyard - suitable for both children and dogs - that has both a courtyard area with daybed and a grassed area with small table and chairs. There is a clothes line, bbq, and firewood stack located here. You will regularly see beautiful King Parrots and Black Cockatoos, and if you are lucky you might even spot our resident kangaroos and wombats wandering in the afternoon/evening (and plenty of rabbits!). TECHNOLOGY A large tv is provided in the lounge room with access to Fetch, Netflix and Stan. The small tv in the first bedroom (which can function as a kids lounge when required) has the same access. There is an Alexa voice command music pod (that uses Amazon Music playlists) in the living area sunroom that will provide you with music. A USB hub is on the bedside table in the main bedroom for phone charging requirements. Wifi is always available. Guests have access to the entire cottage exclusively. It has its own private driveway and parking area, separate to the main residence. Guests are welcome to wander around the property, keeping in consideration proximity to the main residence (please do not use main house backyard, or pergola / fire pit (without prior approval)) and please do not alter any animal enclosure access/fencing. Please be aware we are a working farm (cut flowers). Please DO NOT enter the flower farm area (no public access allowed) and be aware of the electrical wires running above it. Flower Farm workshops are run occasionally in the Flower Shed on the property - tickets can be booked online at (Website hidden by Airbnb) We respect guests privacy but are also only a Airbnb message away to answer any questions or provide any advice. Penrose is surrounded by State Forest and is very peaceful and private. Our local Penrose cafe is walking distance from the cottage. The cottage is less than 10 minutes drive to the beautiful village of Bundanoon to the north (east) and has all basic services (including petrol station, doctor, chemist, newsagent, bakery, etc) and some great cafes/restaurants. 10mins to the south is Wingello General Store which has a cafe and basic supplies. Moss Vale is 25mins away and Bowral is 35mins. Both towns have many great restaurants, pubs, shopping, etc. and large supermarkets. Driving around the Highlands is a great activity in itself as the rural scenery is just stunning. The area is best serviced by car. Penrose has a train station (which is 10 minutes walk from the cottage), that provides access to both Bowral and further north to Sydney as well as Goulburn to the South. Bus services are also available from the station stop. The property utilises rain water tanks and a septic system. As such, please be considerate with your water usage and shower time and VERY importantly, please DO NOT flush anything other than toilet paper down the toilet. BREAKFAST Breakfast provisions are provided for your first morning. Inclusions: - Fresh eggs (from our chooks when available) - Bacon - Freshly baked bread - Cereal options - Milk, tea & coffee - Butter, Vegemite and peanut butter - Condiments e.g. olive oil, tomato sauce, salt&pepper, etc. CHILDREN Having young children of our own, we appreciated the convenience of a holiday property being child-friendly. The cottage has a fully-fenced back yard and the first bedroom has a supply of toys and books for the kids to use, as well as a tv in the same room with kids channels available. There is a kids table and chairs in the living area. We also provide the following items for your use (large items stored in the laundry and can be setup on request): - Travel cot - Portable high chair - Kids kitchenware (e.g. cups, plates, bowls, cutlery, straws, etc.) PETS Newbury Cottage is pet-friendly. Please kindly let us know what pets will be staying. We have dogs who roam the property and two cats in the main residence. There are also two Australian miniature pigs and chickens who free-range some of the time. If you wish to walk your dog on the property (outside of the cottage backyard), please ensure they are on a leash. There is a water bowl and two food bowls provided in the laundry for your use. Please bring your own animal beds. Fixing any damage due to pet accidents will need to paid for by the guest. Please clean up your pets waste (poo bags available in laundry and poop scoop in backyard). Please DO NOT allow pets on beds or furniture.
