## Space Welcome to our home! Bright and tastefully furnished, our home is located on the lower ground with a private entrance and a few steps to the main door. Once inside, there is a cosy living area with sofa and TV. The TV comes with a DVD Player and Google Chromecast. Electric heating is available throughout the property. There is fast Virgin WiFi in the home with tested download speeds around 50mbps. The modern bathroom is fitted with a shower and tub and complimentary toiletries for each guest. The kitchen has all the appliances, utensils and cookware to make a delicious meal - there are shops nearby to pick up some groceries as well! The bedroom (containing a King bed) will be fitted with fresh linen and towels as well as storage space for your items. There is also a small private outdoor space in the rear of the flat. The home is always professionally cleaned and strategically sanitized for your safety. For parking, there is on-street pay and display parking enforced everyday, where you can park for a max of 4 hours. There are also nearby parking garages (Regency Square and Black Lion Street) that both offer 24 hour paid services. Enjoy your stay! ## Access Guests have access to the entire property. ## Interaction My home is in the hands of GuestReady, a property management team that works hard to make sure your stay is smooth and comfortable! They will be available 24/7 should you have any questions or requests during your stay. ## Neighborhood Located in the heart of Brighton just off Western Road. Close to shops, cafes, and restaurants. Very close to the beach, i360 and Hove Lawns. ## Transit Buses running often from the top of the road by Waitrose. Brighton train station 15/20 mins walk away. Hove train station 20/30 mins walk away. ## Notes There will be a claim against your deposit should keys be missing during your stay, including a possible lock change, so please keep them safe. For your check in and check out, you will need to pick up and drop off keys approx 3 minutes walking from the property. We will provide details no earlier than 24 hours before your check in time. Please note the home is located on the lower ground floor. As such, homes in the UK on lower grounds can have a sense of 'damp'. We have preventative measures in the home, including a dehumidifier you can use during your stay (please empty out the water container). The home is aired out during cleans as well. NOTE: There is a zero-tolerance policy for smoking in the property. If our team discovers any evidence that this rule has been breached (e.g., smoke smell, ashes, butts, etc.) we fully reserve the right to charge a £300 smoking fee, at minimum.Please also note we do not allow parties, large gatherings, loud noises, or outside guests. Should we receive sufficient evidence of such activity we reserve the right to cancel your stay (without refund) and may involve a security team to evict you. Any associated cost will be charged to you via your security deposit. Local authorities may also be present (if required).
