Down Barton is a unique & spectacular house in the beautiful, quiet Devon Parish of Welcombe. With sea views, lot's of room inside & out, & a short distance to the beautiful NT beach at Welcombe Mouth, it's a fantastic getaway destination for families & friends. It's peaceful location provides easy access to the glorious South West Coast path & the many beautiful local beaches. You are assured of a memorable stay whatever the time of year. (Sorry but we have a strict no pets or parties policy) The house sleeps a maximum of 13 people (8 adults and 5 children) The four guest double bedrooms are all on the ground floor with the main living room and Kitchen area on the first floor. The large fifth bedroom has two children's' bunk beds and a trundle bed. There are also 2 infant travel cots on request. Two of the bedrooms have en-suite bathrooms with a third, large bathroom with bath & shower. There is a large children's playroom on the first floor with a quiet office space downstairs. The large garden is great for outdoor games, socialising and relaxing with a wooden Pirate ship & slide for kids, big and small. There is ample exterior seating and dining with two Weber Barbecues as well as a fire pan for warmth on longer evenings outside. During the Autumn guests can help themselves to any of the Apples, cooking & fruit, from the small orchard. The house's location is perfect for country strolls, energetic walks or access to some of the best beaches and surfing the area has to offer. Sorry but we operate a strict no pets or parties policy. As a guest at Down Barton you have complete free run of the entire house. The large garden is yours to enjoy as is the orchard. Your stay at Down Barton will allow you the time and space to really relax and fully enjoy your break. As your off site hosts we are available to greet you when you arrive if required and offer any help you may need throughout your stay. We ask that guests contact us directly via the AirBnB App. We have lived in the area for over 20 years and can recommend a whole host of activities, sights and amenities to suit virtually everyone's taste and needs. The surrounding area is a rich mix of Farmland, hidden valleys, woodland walks, quiet beaches and beautiful countryside. All within easy reach of Down Barton. Specifically we would recommend: Welcombe Mouth for it's closeness and rugged beauty. The National Trust beach at Sandymouth (Paid Parking) has an enormous swath of sandy beach at mid to low tide and it is possible to walk all the way to Bude if you time the walk correctly. Check the local tide tables to be sure. The Marsland Valley - Ancient Oak Woodland walks inland or towards the coast are easily accessible from the house. Perfect for picnics and genuinely 'getting away from it all'. The South West Coast path (South & North of Welcombe Mouth) is perfect for those who want to stretch their legs and beautiful which ever direction you choose. Heading North is slightly easier with high cliff view across to Lundy Island. South of Welcombe the coastal valleys are steeper and you are assured of a good workout rewarded with great Cream Teas at the Old Rectory or a cool pint at the Bush Inn just a short distance inland. We have also prepared a wide ranging guide full of local attractions and activities to suite all tastes and ages which you will find in the house. There is ample parking at the house which is 2 miles from the main road in the community of Welcombe with it's collection of small hamlets and farms. It's a short walk to the excellent 'Old Smithy Inn' and a 20 minute long stroll to the National Trust owned Welcombe Mouth beach. Please note: There are no bus or coach services to the village. The Nearest Railway Station is at the end of the Tarka line in Barnstaple 26 miles away. Cycling in the local area is rewarding if a little hilly. (Road & off-road) If you are looking for traffic free routes then the Tarka Trail in Bideford (18 miles) is excellent with routes inland or out to the coast. The only genuinely unpredictable thing about your stay at Down Barton will be the Devonian weather! You will have to be prepared to travel a little way for amenities and supplies as the setting is truly rural. There is a lovely local pub in the Old Smithy (A short stroll away) and a great Pottery just opposite the pub. There is also a community run shop open most mornings which stocks the daily basics. There are excellent Tearooms at the Old Rectory in Morwenstowe, just across the border, and at Docton Mill which is only a couple of miles away. The nearest town with all the usual facilities is Bude, 12 miles & 25 minutes away to the South of Welcombe along the A39. There are two convenience stores and a small Co-Op mini-supermarket in Kilkhampton, which is even closer, just across the border in Cornwall (7 miles). Kilkhampton also has a Chinese Takeaway and a traditional Fish & Chip shop. The local walks range from relaxing strolls to hilly treks, but the sheer variety will suit almost all tastes. Local cycling is a little on the 'lumpy' side, however, there are lots of quiet routes on and off-road. (The name 'Devon' derives from the Roman 'Dumnonii', meaning "a person who lives in a deep valley".) Your host Stu has a comprehensive knowledge of all the best local routes for walkers and cyclists, whatever your ability. Your nearest beach is the National Trust owned Welcombe mouth. It's a short drive or a beautiful 20 minute stroll down the valley to this secluded bay. Access to the Beach by vehicle is via an unmetalled track with a small car park at the end. During high season it can get a bit busy but the early bird is almost always guaranteed a space. Although there is no life guard cover the beach is relatively safe to swim, bodyboard or surf at as long as you follow the usual safety rules. We let you know of the tide times during your stay. Access to the beach proper is down a meter or so wide rocky path with steps at the bottom. Depending on the time of year and recent sea conditions the beach may or may not have large areas of sand. Although there is wi-fi throughout most of the property due to Down Bartons very rural location broadband speeds will not break any records! You can expect at least 2 to 5mb's, enough for Netflix streaming etc but it's one of the small trade-offs you make for such a stunning location.
