Look forward to meeting you here. ********** Guests are informed now in advance of booking that though I try to reflect photos of my flat truly, some things could have changed such as furniture, bedding, curtains and appliances due to upgrade or changing its type, colour and position. But 99% guests who have stayed in my flat have had no trouble in that respect. Please note that there is no TV in this flat either in any bedrooms or communal areas such as the kitchen, as we do not have a TV licence in our flat, meaning that we cannot have a television set. (If you want to bring your own TV set and keep it in your room or the living room, you would need to pay the TV licence. Please search online or ask me for more information on TV licence.) Our flat comes with a spacious garden that all guests would have access to. In real, the bedrooms look better than the photos. I am the kind of person who would put so-so kind of pics and be even better in real - whether it is myself or with my homes - than the opposite by putting up fancy pics and be worse and disappointing in real. If you are the kind of person to whom pics are very important and you want the bedroom, the kitchen and the bathroom to be exactly like pics, please don't book to stay with me, and instead, please look away now and find another host. ********** /////////////////////////////////////////////////////////////////////////////////////////////////////////////////////////////////// IMPORTANT. - Please read this before you contact me. A). You are looking at: ***** ROOM 2 ***** (ENSUITE DOUBLE room for up to 2 adults + 1 or 2 small children) Ideal for 1 or 2 guests to stay. For short stays, a bigger family group could be catered for such as 1 guest or a couple with 1 or 2 small children. ***** ***** of the six rooms in two flats listed and explained in the points 3 and 8 below. If you are travelling with a baby or toddler, I could provide a cot and/or child bed. This ROOM 2 of DOWNSTAIRS FLAT is a back garden-facing room with the room's window facing the back garden of our house. (Except Room 1 which has direct access from the bedroom to the back garden, guests in other rooms have to go out of the flat through the front door and use the side alleyway garden metal gate to access the back garden.) Please note that Rooms 3, 4 and 5 face the front street or the side alleyway and therefore are noisier, while Rooms 1, 2 and 6 are back garden-facing quiet rooms, though sometimes you can hear neighbours playing some music – nothing major, just like any and most neighbours anywhere in the world. There would not be any grounds for you to worry whether you could sleep in peace and quiet, but if you want a perfect world or are an incredibly and unusually extreme light sleeper who is sensitive to noise and need a living or sleeping environment like a 24-hour silent library, please do not contact me to book this or other rooms in my flats. B). Please note that unlike many other hosts, I do not charge you an extra cleaning fee, but I do not provide cleaning service either. When you move in on your first day, your room will have been cleaned and prepared for you, and also the communal areas such as the kitchen and bathroom would have been cleaned and tidied up for you. If you stay for 2 weeks or more, you agree now by making a booking to stay in my flat to do your share of the rota of emptying the kitchen and bathroom bins (the bathroom has 1 bin of rubbish bin only and the kitchen has 2 bins of rubbish and recycle bins), and also the rota of emptying the dehumidifier canister. This is approximately once a week per person so it really is not much to ask and it really can’t be too hard. If you stay for 1 month or more, you agree now by making a booking to stay in my flat to do your share of cleaning your room and the communal areas. I clean my house where I live every week, and I imagine you would too. If you are the kind of person who never cleans your kitchen, bathroom and the hallway for many weeks and months, please look for other hosts and somewhere else to stay, as my properties wouldn't be suitable for you in that case, as my flat doesn't come with a cleaner or a mummy or daddy doing these for you. If you think this is too much for you to do or you are not going to do your share or bin and dehumidifier rotas (that takes like 2 of 3 minutes of your time once a week), or you as a long-stay guest/tenant are not a clean and tidy type of person who habitually piles up dirty dishes in the kitchen, doesn’t clean up after yourself in the kitchen and the bathroom or never does any cleaning of your own home for weeks and months on end as a long-term tenants or guests, please do not contact me to book this room or any other properties of mine, and instead, please look elsewhere by contacting other hosts. LOCATION & TRANSPORT This flat is in an excellent location for London: - New Cross Gate station (zone 2) 13min walk (7min train to London Bridge 1 stop). - New Cross station (zone 2) 10min walk (7min train to London Bridge 1 stop). - Brockley station (zone 2/3) 12min walk (11min train to London Bridge 2 stops). - Lewisham station (zone 2/3) 25min walk (or bus 10 min). - Goldsmiths College (University of London) 7min walk. - 24 hour open corner shops 3min walk. - Supermarkets (Tesco and Sainsbury’s open till 10pm daily) 5 or 7min walk. - 24-hour cash machine 4 min walk. - Green gardens and parks and sport grounds 3, 15, 25 min walk. - Buses ( (Phone number hidden by Airbnb) ) from 3min walk to central London (Victoria, Paddington, Vauxhall, Waterloo, London Bridge, St Paul, Liverpool Street Station etc and also to further south like Lewisham) including 24-hour night buses. I have 6 private rooms in 2 flats at the same address including this downstairs one. formally, this downstairs one is my flat where I live, but I spend more time with my family upstairs (that is where we have our cats) where we also have another huge room for up to 6 people available with a private bathroom, and a double room (our own room) that could be available for Airbnb guests when one of us (my partner or myself) is away as we could then sleep in the spare single room. The available rooms in my two flats at this address are: *** DOWNSTAIRS FLAT *** (Flat A - This flat usually has no pets, though it could be arranged if you had pets travelling with you) ROOM 1 - Maximum occupancy 4 people (+ 2 small children). Huge Triple Garden-Access room with direct access to back garden from the bedroom (for 1 or 2 people long-term, up to 3 people medium-term, or up to 4 adults plus 1 or 2 small children for short stays). ROOM 2 - Maximum occupancy 2 people (+ 2 small children). Ensuite Double room (with private shower, WC and basin in the room for own exclusive use) with garden view (for 1 or 2 people long-term or for up to 2 adults plus 1 or 2 small children for short stays). ROOM 3 - Maximum occupancy 2 people (+ 2 small children). Front Double room with a double bed (for 1 or 2 people long-term or for up to 2 adults plus 1 or 2 small children for short stays). ROOM 4 - Maximum occupancy 1 person (+ 1 small child). Single room with a single bed (for single occupancy only long-term or 1 adult with 1 small child for short stays). *** UPSTAIRS FLAT *** (Flat C - This flat has our indoor cats living with us and where I spend most of my time .) ROOM 5 - Maximum occupancy 5 people (+ 2 small children). Huge Triple-Quadruple room (for 1, 2 or 3 adults medium or long-term, or even up to 4 or 5 adults plus 1 or 2 baby/toddler or small children for short stays) in the upstairs flat (there are indoor cats in this flat) with a private bathroom for your own, exclusive use, which is in a different, separate, upstairs flat (but at the same address) from the downstairs flat with rooms 1 to 4 shown above. ROOM 6 - Maximum occupancy 2 people (+ 2 small children). Double room (for 1 or 2 adults plus 1 or 2 baby/toddler or small children for short stays only) in the upstairs flat (where I spend most of my time with our indoor cats) with a shared shower room, which is in a different, separate, upstairs flat (but at the same address) from the downstairs flat with rooms 1 to 4 shown above. Everyone staying in all flats, downstairs and upstairs, has access to the house's back garden and patio. During summer months, you can use the back garden's washing lines to hang dry your laundry after washing your clothes or bedding in the washing machine. 4. WHAT’S INCLUDED IN THE PRICE - Price includes everything including cleaning costs so you have absolutely nothing more to pay. In your room you will find all bedding and towels and your shared bathroom with toilet papers, shampoo/conditioner and shower gel (provided for those staying up to 1 month). (If you are staying for over a month, please get your own shampoo/conditioner/shower gel. Thank you.) And of course there is free wifi. I provide standard toiletries (shampoo etc) that people usually buy from normal shops. If you need a specific type of shampoo etc., or need to avoid certain types, I cannot cater for such specific needs so please bring your own. - You have full access to a shared kitchen which is fully equipped with everything you need for cooking and eating. (Please bring your own food. Breakfast or food is not included in the price. But we would offer complimentary hot drinks such as coffee, tea and hot chocolate and some ingredients such as sugar, salt and pepper.) There is a fridge, stove cooker, oven, microwave, kettle, toaster and washing machine. There isn't a dishwasher. - The bedrooms are fully furnished with a bed, wardrobe, desk, chair, window, drawers, shelves, curtains and a clothes horse. (The Garden and patio are for use by everyone in this flat and the upstairs flats at this address.) Please note that like many places in London, both the downstairs and upstairs flats do not have a lounge (also called a living room or a sitting room), but it has a small table with chairs or a small communal bar area with high bar chairs as part of the kitchen where you can sit and eat or mingle with other people in the flat that you could use (but not in a youth hostel 24-hour common room kind of way). . 5. AIRPORT PICKUP I have often given a lift to and from airports (or stations or any address within the Greater London area) in my car to our Airbnb guests flying in/out of London UK for a petrol cost contribution. (Given the time it takes to drive to and from airports, I am not really making a profit by doing this. I just recover petrol costs and I do this to help our Airbnb guests feel welcome and comfortable. Picking you up from a London airport for example can take 5 hours of my time. You see, I do this not to make money, but to help and welcome my guests in the Airbnb community.) Sometimes I have meetings, work commitments and can be away - I can usually confirm my availability for doing this for you 3 or 4 working days prior to your arrival or departure into and out of London airports. (If I am not available on the date of your flights, I can recommend or book minicab - licensed private hire taxis - firms for you.) The petrol cost isn't cheap but that is because in UK and Europe (unlike North America for example where petrol costs are between 30 - 40% cheaper), driving is very expensive as petrol costs are very high in most of western Europe. Also as pf '19, there is a ULEZ (emission enforcement and taxes) charge to drive in London in addition to Congestion Charge fees that drivers face. I have two cars that could be available for you. The first is a 4-door (5-seater) saloon (called 'sedan' in American English), and the other is a 7-seater SUV. If you are 1 or 2 people without too much luggage in that all would fit in a normal family car type of saloon, you can choose my saloon which is cheaper on petrol. If you are 2 or 3 people and you have a lot of luggage (for example 2 people plus 3 large suitcases plus a couple of backpacks or hand luggage trolley suitcases) which would not fit in a normal family car, you would need a 7-seater vehicle such as a PCV or SUV. (My 7-seater SUV's petrol costs are slightly more expensive than that of the 4-door saloon.) My petrol cost for doing this (which could be about the same as or probably cheaper than taxis) for airport pickup or drop off depends on how many of you are in your group, and the following will give you an idea: (The following petrol cost contribution is only until mid October '21, from when it will be about £15 more, due to ULEZ expansion to North and South Circular ring roads coming into effect.) SALOON (4-door, 5-seater vehicle): - Heathrow £65 one way - Gatwick £70 one way - Stansted £80 one way - Luton £90 one way SUV (7-seater): - Heathrow £80 one way - Gatwick £85 one way - Stansted £95 one way - Luton £105 one way I drive semi-classic cars; - A mid (Phone number hidden by Airbnb) s Mercedes S Class LWB Limousine (4-door, 5-seater saloon) which is a very quiet (double glazing windowed) luxury executive saloon (or sedan as they call it in American English) with a generous legroom for both front and back passengers. This car can have a maximum of 5 people travelling in it including the driver. - An early (Phone number hidden by Airbnb) s Lincoln Navigator (7-seater SUV). This vehicle can have either a maximum of 7 people travelling in it including the driver in which case there is very little or nearly no room for luggage, or it can have a total of of 4 people travelling in it including the driver in which case the 3rd row seats can be folded down to enable a generous luggage space of 4 large suitcases plus some bags. If you are interested in my airport (or station or any other address) pickup, I will need to know: - your pick-up (or drop-off) location, - how many passengers there are in your group, - how many pieces of luggage you will have with you and approximate size of them in cm, before I can confirm my availability and confirm the petrol cost amount in GBP £ for taking you to or bringing you from airports (or stations or any other address within Greater London or neighbouring counties). Please feel free to enquire about airport transfers as I will be there to answer any questions you have in order to help you and find a competitive solution for you. 6. SHOPS, PARKS & AMENITIES NEARBY There is a 24-hour family-run corner shop just 2min walk from the flat (you can buy food and drink from there), and small supermarkets (Tesco/Sainsbury’s) open till 10pm and 11pm everyday just 5 or 7min walk. There is a large supermarket (Sainsbury) open until 8pm weekdays 13min walk (behind New Cross Gate station). 7. FREE PARKING, PARKS AND GYM/SWIMMING POOL NEARBY - If you are driving and arriving here to my apartment by car, there is free off-street parking just outside our building. (It means you can park anywhere on this street free of charge.) Usually there are plenty of spaces to park cars. (I myself have 2 cars! – Plus I have several bicycles!) - There is a communal neighbourhood green area (like a garden for the entire street) right behind the flat (1min walk) and there are parks (such as Hilly Fields) 20min walk. Hilly Fields gives a panoramic view of London including a nice view of Canary Wharf and the Shard of London. - There is a public leisure-sports centre with a huge swimming pool, jacuzzi, sauna, steam room, gym and exercise classes just 10min by bus or 22min walk from our flat. (Glass Mill sports centre in Lewisham.) 8. NUMBER OF GUESTS, OTHERS IN THE HOUSE & NEIGHBOURS Both the downstairs flat and upstairs flats do not have a living room, but both flats' kitchens have a small table/bar seating area where you can sit down to have coffee or have your meals. *** DOWNSTAIRS FLAT *** (Flat A - This flat usually has no pets, though it could be arranged if you had pets travelling with you) ROOM 1 - Maximum occupancy 4 people (+ 2 small children). If you stay or live in the downstairs flat, you would be with either me in one of the rooms or other short or long-term guests and tenants in total of 3 other bedrooms than the bedroom that you are staying/living in. (All nonsmokers.) If you are in Rooms 1, 3 or 4, you would share the bathroom with other people in the other two of those three rooms, and you would share the kitchen with them and also with people in Room 2, which has its own, private shower, toilet and basin, so they will not use your bathroom. If you stay or live in the upstairs flat, you would be with just my partner and me in another room as I spend a lot of my time there, and you would be with our cats. (All nonsmokers.) Cats won't come in to your bedroom or private bathroom. As a matter of fact, we need all guests staying in the upstairs flat to close their bedroom and bathroom doors at all times so that cats cannot go in there. If you stay in this upstairs flat, you will have your own private bathroom (as my partner and I have a separate shower room that we use and we will not use your private bathroom), and you will share the kitchen with us. The downstairs flat has its own entrance that you do not share with the two neighbouring flats above. Immediately above this flat is our neighbour, a family on the 1st floor flat (Flat B) who are a young Latin family with two small children. (Like us and our Airbnb guests, they are also all nonsmokers. They don’t have a spare room so they don’t have guests or tenants staying over.) From some rooms in the downstairs flat (Flat A), I believe that you can sometimes hear this neighbour’s children speaking or running around in the flat upstairs. But usually it is not that bad as it is not constant – it is only occasionally that you can hear the kid running about in the upstairs neighbouring flat, as is normal with any property with a neighbour next to it with small children. (The upstairs Flat C with rooms 5 and 6 that is above the neighbour's Flat B is my partners flat and spread over two levels. Flats B and C share a separate entrance to the building from Flat A's entrance door. (I live in the downstairs flat but I spend more time in the upstairs flat with our cats.) Flat C is where my partner and I spend most of time. We have two spare bedrooms there and we often have Airbnb guest staying in this top floor flat. If you are interested in my partner’s upstairs flat which is different from my downstairs one but at the same address, you can ask me or see the 5th and the 6th rooms listed under my name, which is a huge triple room for up to 6 people with own, private bathroom and a double room (our own room) that could be available when one of us (my partner or myself) is away as we can then sleep in the spare single room.) 9. COMPLETE 100% NON-SMOKERS ONLY Our flat is for NON-SMOKERS ONLY. (100% non-smokers only. We don’t take electronic cigarette smokers either. Also people who smoke weeds such as cannabis and marijuana, as with those who smoke e-cigarettes, are counted as smokers who smoke traditional tobacco cigarettes.) We do not take smokers who will not smoke in the house, whether they are the kind of smokers who only smoke outside or need to smoke in the house as well. For smell, hygiene, fire risk and home insurance requirement purposes, we can only take people who never smoke - regardless of whether they promise not to smoke in the house. Also, if you used to be a smoker in the past, you would have to have been a complete nonsmoker for at least 12 months before I can invite and welcome you to my properties. If you are not a complete, 100% nonsmoker, we cannot help you, so in that case please kindly look elsewhere and do not contact me, and I wish you good luck in your accommodation search. If you are a total 100% non-smoker and have been for at least a year, please feel free to get in touch as I am here to help you and answer your questions.) 10. DEPOSIT There is a security deposit of GBP £150 or a lot more than that which will be activated if there is a damage or non-compliance with property rules such as non-smoking and no-drugs policy. ***** ***** That is about it!
