Das Haus liegt gleich außerhalb des Dorfes Gualdo Cattaneo im Herzen Umbriens. Das Dorf wurde 975 gegründet und hat einen mittelalterlichen Aspekt. Es gibt einen Bäcker, die Post, Geldautomat, eine Weinbar und eine Bar, alles 650 m vom Haus entfernt. Das Dorf selbst in nicht weit von Umbriens wichtigsten Sehenswürdigkeiten wie Assisi, Perugia, Spoleto, Todi, Orvieto, Foligno, Spello, Bevagna und Montefalco. Die Gegend ist bekannt für den Sagrantino di Montefalco, einen herausragenden Rotwein und in der Nähe kann man viele Weinkellereien besuchen. Es gibt zahlreiche gute Restaurants in der Nähe. Im Tal unterhalb des Dorfes und im Nachbardorf stehen viele Supermärkte und weitere Geschäfte zur Verfügung. Die Apotheke ist 5km entfernt, das nächste Krankenhaus 25 km. Auf 150 m2 gibt es eine Küche, ein großes Wohn- und Esszimmer und drei Schlafzimmer mit Bad: das große Schlafzimmer im Obergeschoss hat eine Badewanne, die beiden Schlafzimmer im Erdgeschoss eine Dusche. Eine große Terrasse ist direkt vor dem Haus mit Tischen und Stühlen, eine weitere vor dem Untergeschoss für kühlere und windige Tage. Platz für 3 Autos. Im Untergeschoss befindet sich die Waschmaschine, Waschmittel steht kostenlos zur Verfügung. Der Olivenhain oberhalb des Hauses gehört zum Grundstück. Der Nachbar auf der anderen Seite des Hügels betreibt einen privaten Zoo mit exotischen Kleintieren, Kamelen und Zebras, der jederzeit besichtigt werden kann. Alle Schlafzimmer haben Bettwäsche zum Wechseln, Handtücher sind vorhanden, Seife und Toilettenpapier stehen zur Verfügung. Die Schlafzimmer im Erdgeschoss haben jeweils einen Schreibtisch und das Schlafzimmer oben hat eine Leseecke sowie eine kleine private Terrasse, die auf den Hügel geht. Im Wohnzimmer Sitzecke mit Sofa und Sesseln und einen Essplatz für bis zu 8 Personen. Sat -TV mit deutschen, italienischen und einigen internationalen Kanälen. Gesellschaftsspiele vorhanden. Wifi Router kann gegen Bezahlung gestellt werden. Ein Pellet-Ofen ist im Wohnzimmer für kühlere Zeiten, Pellets stehen kostenfrei zur Verfügung. Keine Klimaanlage, denn das Haus ist sehr gut isoliert. In den kalten Monaten funktioniert die Fußbodenheizung. Die Küche ist generös ausgestattet mit allem, was man braucht: Kühlschrank, Geschirrspüler, Wasserkocher, Kaffeemaschine, Espressomaschine, Toaster, Waffeleisen, Küchenmaschine, Besteck und Geschirr reichlich und ordentlich. Notwendige Dinge wie Wasser, Salz, Pfeffer, Pasta, usw. sind schon im Haus bei Ihrer Ankunft. Das Grundstück ist umzäunt und der Zugang erfolgt durch ein elektrisches Tor, dessen Schlüssel und Fernbedienung übergeben werden. Einfach kommen, einziehen und entspannen! The house is located right outside the village of Gualdo Cattaneo in the very heart of Umbria, Italy. The village goes back to 975 and has a medieval aspect. A bakery, post office, ATM machine, a bar and a wine bar are in the village at 650 m distance from the house. The village is not far from all Umbrian main sites like Assisi, Perugia, Spoleto, Todi, Orvieto, Foligno, Spello, Bevagna and Montefalco. The area is well known for its famous Sagrantino wine and within a few minutes driving distance one can visit numerous wineries. The area features plenty of very good restaurants. Below the village in the valley and in the neighbour village there are many supermarkets and shops. A pharmacy is at 5 km, the next hospital at 25 km. The house was built in 2010 and is of modern aspect, its architecture though is referring to the old Umbrian farm houses. On 150 square metres, it features kitchen and living room, three ensuite bedrooms: the very large master bedroom is on the upper floor and has a bathroom with a bathtub, the other two bedrooms are on the ground floor and have bathrooms with shower. A huge terrace is on front of the house with tables, chairs and cushions, another one is on the basement floor and offers shelter on colder and windy days. There is enough space to park three cars. A utility room on the basement floor has a washing machine and washing liquid free for guest's use. The olive grove above the house belongs to the owners. All bedrooms have two sets of bed linen in the wardrobe, there are plenty of towels, hand washing soap and toilet paper are there. The neighbour at the other side hosts a private zoo with small animals, camels and zebras and can be visited. The bedrooms on the ground floor have a writing desk each while the master on the upper floor has a small sitting area as well as a separate small terrace on the back of the house. The living room has a sitting area with sofa and armchairs and a dining table which sits up to eight people. TV with Italian and German and some international channels is there, too, as well as some table games. Wifi router available for payment. There is a pellet stove in the living room for colder periods. Pellets are provided. There is no air condition since the house is extra insulated and for the colder period, the heating is an under floor-heating (Website hidden by Airbnb) The kitchen is well provided with everything one may need in a kitchen: fridge, dish washer, stove, water kettle, espresso and ordinary coffee machine, toaster, waffle maker, kitchen machine, cutlery, plates and everything else is plenty. Essential things like water, salt, pepper, pasta are their upon your arrival. The house and the property, together with the neighbouring house, are fenced in and an electric gate gives access. Keys will be provided. The owner is always available and will give you all the indications you may need. Questa è un’area vitivinicola di pregio e in pochi minuti sono raggiungibili numerose cantine da visitare. In zona ci sono molti ristoranti ottimi. Nel paese più vicino ci sono parecchi supermercati e negozi di ogni tipo. La farmacia è a 5 km, l’ospedale più vicino è a 25 km. La casa fu costruita nel 2010 ed è di aspetto moderno, anche se l’architettura s’ispira alle vecchie case contadine umbre. Su 150 metri quadri, ha una cucina, un salone e tre camere da letto con bagno privato: la camera da letto principale è al piano superiore e ha un bagno con vasca, mentre le altre due stanze da letto al piano terra hanno la doccia. C’è una grande terrazza davanti a casa con tavoli e sedie, c’è anche una terrazza sul piano inferiore per le giornate più fresche e ventose. Posto per tre auto. In uno stanzino al piano terra c’è una lavatrice con stendini, detersivo è a disposizione. L’oliveto sopra casa appartiene alla proprietà. La TV ha canali satellitari tedeschi ed italiani e qualche canale internazionale. Ci sono anche dei giochi da tavolo per le serate. La casa non ha aria condizionata in quanto super isolata, per le giornate più torride ci sono dei ventilatori in ogni camera. Per chi viene d’inverno: la casa ha il riscaldamento a pavimento. La cucina è super equipaggiata, non manca nulla; frigo, lavastoviglie, forno, macchina caffè espresso a americano, toaster, macchina da cucina, posate e piatti a volontà e di gusto.
