A beautiful and sympathetically renovated two bedroomed stone terraced cottage in the popular rural village of Lower Bentham. Ideally situated on the edge of the Yorkshire Dales, Trough of Bowland, within easy reach of the Lake District, the cottage provides the perfect location for walkers, cyclists/motorcyclists, or those simply wishing to relax in a peaceful countryside setting. Guests have private use of the whole house and adjacent garden, secure garage and private forecourt parking area. Sunnybrook Cottage offers flexible accommodation for up to six guests who may enjoy the whole property and private garden. Through the front door, guests are welcomed in to a spacious living area with satellite tv, dvd player, comfortable 4 seater L-shaped sofa bed (easily converts to a double bed) and stone mullioned fireplace housing a multi fuel stove. The kitchen/dining area is tastefully decorated with fitted oak base units and stone tiled floors and is well equipped with a seven burner/double fan oven range cooker, kettle, toaster, microwave, DeLonghi Dolce Gusto coffee pod machine, a full range of baking equipment and fridge (there’s a large fridge / freezer in the garage too). In the small utility room separate from the kitchen, you will find the washer/dryer, iron, ironing board and drying rack should you wish to wash the mud out of those walking trousers! Upstairs, the property boasts one spacious double bedroom with a feature pointed stone wall and fireplace recess, one twin bedroom, and a modern bathroom with roll top bath and separate shower cubicle - the perfect place to relax after a hard day cycling or walking. For families with small children, I am able to provide a high chair and 2 travel cots upon request. The adjacent garden, found behind the garage and parking area, features a sheltered, private sun terrace with a six seater dining set including parasol, and a lawned area, attractively bounded by a small stream and the River Wenning. A BBQ and tools are also provided. Just add sunshine for dining alfresco! Guests enjoy full and private use of the cottage, garden, parking forecourt and garage. The lockable garage with light, power and water connected, allows for the secure storage of bikes or motorbikes and provides a convenient place to store muddy boots and walking/climbing gear. The garden is fully equipped with 6 seater dining furniture and BBQ Your privacy is important to me and convenient access to the property is provided by a key lock box on site. Contact numbers are provided in the welcome pack and as I live locally, I will be available to provide any assistance needed, or just to say hello should you wish to meet me Bentham is a welcoming rural town ideally situated on the edge of the Yorkshire Dales, Trough of Bowland, within easy reach of the Lake District and a short distance from the Yorkshire Three Peaks and Ingleton's stunning waterfalls and caves. The local area also enjoys a number of well appointed golf courses and driving ranges within easy distance, including a super course in High Bentham. High Bentham is approx 1 mile away and here you will find a full range of local amenities including two small supermarkets (Co-op and Spar), post office and a number of shops including a butcher and bakery providing a range of local produce. Booths in the market town of Kirkby Lonsdale, is 15 minutes drive away should you wish for a larger supermarket, and the town is well worth a visit just to see Ruskin's View which you will find beyond the parish church. Should you prefer to dine out, there are a number of pubs and restaurants within easy travelling distance. Please do be aware of current Covid - 19 restrictions and check opening hours / serving options. The village has excellent road links to the A65 and M6, and High Bentham train station provides access to the Leeds- Lancaster/Morecambe and Settle-Carlisle routes. Less than 100 yards from the cottage you will find the bus stop which provides a limited but reliable local service to Lancaster and Ingleton. Well behaved dogs and owners who follow the country code are most welcome. I do not charge an additional fee for dogs but would ask that guests let me know in advance if they are bringing a pet. There is railway line close by that runs a limited service of passenger trains daily but guests may be lucky enough to see steam trains pass by too. I have endeavoured to ensure that the cottage is well equipped with everything you should need for a relaxing self catering break, and clear instructions are provided for all appliances.
