Perfect for getting away from the crowds, The Linhay is a newly refurbished 2/3 bedroom cottage attached to Smithincott Barton Farm, a listed farmstead. Accommodation: large lounge, sun room, kitchen and utility, 2 large double bedrooms plus room with futon, large shower room and separate loo. Up to two dogs are welcome. On the edge of the Blackdown Hills and in a peaceful rural location, we are only 5 mins from the M5. Exmoor, Dartmoor, the North and South coasts are within easy drives. The Linhay is perfect for a families, couples or friends. The accommodation is well-equipped yet quirky with vintage signs, antiques and contemporary art works throughout. There is a dining kitchen with pantry and a utility room perfect for dogs and leaving your coats and boots after a countryside walk. Also, on the ground floor, there is a lounge with open fire, garden room and a cloakroom. On the first floor there is a large contemporary shower room, spacious master bedroom with views over the garden and a good sized second bedroom with adjoining room which has a bunk bed (full size singles). We also have a travel cot, high chair and baby bath available on request. The Linhay also welcomes well behaved dogs (we just ask you to leave them in the utility room/entrance hall if you to out without them) and has a lovely garden to the rear (not enclosed) with a seating area with table and chairs - perfect for a spot of alfresco dining. There are also benches and a picnic tables in the yard for guests to enjoy. With fast, reliable broadband and a comfortable table, it's perfect for a "working holiday". - Fast Fibre broadband with reliable wifi - 43" Smart HD TV - Open fireplace - first basket of wood supplied We also have two apartments on the farm, the Loft and the Old Stable. These can be rented together to provide accommodation for up to 8 adults. Well behaved dogs welcome with lovely walks and a river nearby. You have your own back garden with seating area and table. We have 8 acres where you can say hello to our pedigree Ryland sheep and have fresh eggs from our chickens. There is a dog friendly fully fenced exercise area in the field and you are also welcome to climb the hill to take in the sunset! The river Culm is an easy 5 minute walk. We live in the main farmhouse at Smithincott Barton, and we’re here to help and advice – but if you would rather have the time completely to yourself you won’t need to see us! Smithincott is a hamlet located about 1 mile from the village of Uffculme, which has two shops, a pub and a cafe. There are lovely walks straight from the farm, including the River Culm which is 5 minutes walk away. The area is great for cycling, and there are various pubs in striking distance. Despite being in the countryside we have fantastic communications. Smithincott Barton Farm is quickly accessible by road, being just a few miles to both junctions 27 and 29 on the M5. The Devon link road to Exmoor and the North West Coast is also 5 minutes away. Tiverton Parkway station is a mere 10 minute drive away, with fast trains from London taking from as little as 2 hrs 15 mins. Exeter airport is a 25 minute drive, and Bristol International Airport just over an hour. This is country "proper"! It is quiet and peaceful (apart from very noisy birds), but it's a farming area - with passing tractors (and sometimes cows and sheep). We have Charlie the terrier who is very friendly, plus our own sheep and chickens. There is space for you to store bikes if you wish (the area is great for cycling), and if you want to travel by train with your bike, we can pick up your luggage from Tiverton Parkway Station, leaving you to cycle the 4.3 miles (7km) back to Smithincott Barton Farm.
