Exceptionally clean property in the perfect location! Please read the entire description of this wonderful property to see all of the features, amenities, house rules and the process for check-in. This nice, very clean unit is completely furnished and features a spacious living area, kitchen (with stove, refrigerator, microwave and garbage disposal), 1-bedroom with walk-out to private patio, and bathroom with tub/shower. It's in a great location near the University, hospital, restaurants, Belt Hwy, and close to 36 Highway and Interstate 29. As a host, I enjoy meeting new people! I love hosting visitors to St. Joseph and do everything I can to make sure your stay is comfortable and enjoyable! Because I am a "clean freak" myself, I am very particular about the cleanliness of my places. We do all of the cleaning ourselves (after all, no one can do it to meet my high standards!). I provide amazing amenities like wonderful decor, high-speed Wifi, hair dryer, cooking utensils, shampoo, soap, laundry detergent, coffee and coffee maker, washer & dryer, and so much more! All of our properties are located close to restaurants, shopping, grocery stores, and more. You can also enjoy music, news, weather, and tons of information with the Amazon Echo (Alexa)! There's one in each room! She's installed and ready to serve you! In addition, our properties are located near Mosaic Life Care hospital and Missouri Western State University. You'll have access to the entire unit, patio and yard. You'll have access to the entire unit, patio and yard. I love meeting new people! I am available as much as the guests require to offer suggestions for dining and recreational activities. My ultimate goal is to exceed my guests' expectations and make sure they have an enjoyable stay here in St. Joseph. VERY SAFE AND SECURE AREA! Our properties are located in very safe and secure neighborhoods. All are in the “newer” part of town, east of the Belt Highway. To give you added security and peace of mind, all of our properties are equipped with outdoor video surveillance and an alarm system which you control from a key fob that we provide to you upon check-in. You’ll rest well at one of our properties! WHAT ABOUT PETS? Unfortunately, we do not accept pets on our properties. We LOVE animals, however, in order to be fair and consistent from guest to guest, we've had to adopt a "no pets" policy. In addition to the possibility of a pet soiling the carpet or causing some damage, pets can leave a dander behind that future guests may be allergic to. Because we want ALL of our guests to enjoy a clean, non-allergenic environment, this is another reason we don't allow pets in our properties. Thank you for understanding! PROPERTY ACCOMMODATIONS: Please note that this is a one-bedroom property complete with very nice and comfy full-size bed in the bedroom. This property is suitable for no more than two guests. In order to maintain compliance with our insurance carrier and keep our properties in tip-top shape and the furnishings looking new, overnight sleeping is NOT allowed on the sofa and air mattresses are not permitted (our insurance carrier mandates that only bedrooms may be used for overnight sleeping). Because of the decor, electronic technology, electrical outlets and some furnishings, our properties are not suitable for curious toddlers. We want every member your family to remain safe and have an enjoyable stay! Our properties are not designed to host parties, reunions, or social functions for people who are not actually registered guests staying at the property. Only registered guests should be occupying and using the property at any time. Thank you for understanding! IMPORTANT THINGS TO NOTE: Absolutely NO drugs or illegal substances in the state of Missouri (cannabis, marijuana, THC, etc.) may be brought into our property. Due to our insurance regulations, we can only check in the guest whose name is on the reservation through Airbnb. We cannot check in or turn possession of the place over to ANYONE other than the person who actually made the reservation through Airbnb or is listed as a GUEST on Airbnb's reservation. The AirBNB reservation must accurately reflect the number of guests staying at the property. Thank you! I'M LOOKING FORWARD TO MEETING YOU! Upon checking in, I will meet you there to program your own private access code, show you the property and amenities (and explain how to use the Amazon Echo if you already aren't familiar). Additionally, you'll sign a check-in form stating that you're familiar with the house rules and to confirm your check-out date. The booking guest will complete a basic guest registration card for our insurance purposes. HERE ARE OUR HOUSE RULES: As a Guest of Sandy Investment Properties, LLC (St Joseph Lodging), I understand the following House Rules shall apply to me and all members of my party. 1. Any form of marijuana or THC is illegal in the state of Missouri. No illegal substances of ANY kind may be brought in or onto ANY property owned by Sandy Investment Properties, LLC. 2. I agree to refrain from smoking or vaping of any kind inside the property. 3. No pets of any kind are allowed on or in the property (inside or outside). 4. No open flames (candles, lighters, etc). are allowed to be lit inside the property. 5. No guests, other than those specifically listed on the Guest Registration Card, may occupy the property at any time. No parties, social gatherings, reunions, etc. 6. Only the beds in the bedrooms may be used for overnight sleeping. The sofa may not be used as a bed. Air mattresses are not permitted in the property. 7. The thermostat shall be set within the range of 68 degrees to 74 degrees at all times. 8. No appliance or piece of furniture may be used for any purpose other than the purpose it is intended by the manufacturer. 9. Cigarette butts or other trash may not be thrown or disposed of in the lawn. 10. Up to two vehicles are allowed in the parking area, and both vehicles (if two) must be parked in the two parking spots directly in front of the unit (or in the space designated depending on the property). Guest understands that violation of any of these policies shall result in the immediate cancellation of the reservation and guest shall forfeit any and all payments and/or deposits paid to Sandy Investment Properties LLC, AirBNB, (Hidden by Airbnb) , (Hidden by Airbnb) , Expedia, or any other entity in receipt of the reservation payment.
