The huge living area boasts a large entertainers kitchen, room to dine 12 guests and leather lounges and recliners. 1 large Coonara style wood fire and an air conditioner ensures comfort all year round. 4 large comfortable bedrooms and a quiet area of the living area provides sleeping for up to 19 guests. Bedroom 1 - 4 bunk beds and one quality fold out single Bedroom 2 - 1 queen bed Bedroom 3 - q queen bed, 1 queen futon, 2 quality fold out singles Bedroom 4 - 1 queen bed Lounge room - 1 sofa bed, 2 quality fold out singles Note - when all beds are used it can be a little ‘cosy’ but there is still room to move around beds. A huge fully equipped kitchen, huge dining table, bbq and pizza oven make cooking up a storm and dining a pleasure 4 distinct outside undercover areas with ample seating allows for guests to spread around or have some private time to enjoy the beautiful vistas, horses and cows grazing, or simply to watch the sunsets. A two person spa in one of the two shower rooms, encourages relaxation after a hard day of sightseeing, racing or just hanging about. What could be nicer on a cold winters night than snuggling up in front of a wood fire on comfy leather couches and chairs enjoying the company of family and friends. Bringing children or pets. The Barn boasts a very large fenced area for play. There is a coffee table full of books and toys to keep kiddies amused during quiet times. We are a working farm and although dusting is done, we live on a dirt road and only need one gust of wind to blow dust in under the glass doors. All care is taken to present The Barn at its best however at rare times the weather is not so caring! We are also on tank water which although is wonderful to drink, sometimes brings the problem of mould under silicone, so we are constantly bleaching area to keep it sanitary for you use. We do our best not to have the bathrooms smelling of bleach, however if you come in directly after someone has left you may pick it up for a few hours. If these issues bother you, please don’t book out our lovely Barn. Additionally due to some guests leaving the property in a poor state we now have a security bond which is fully refundable less any damages or excessive cleaning and we also have a rental agreement which we ask you to confirm you understand and agree with prior to booking. When your booking is placed with us we will assume you understand and agree to the rental terms....... Enjoy the private use of the whole dwelling We reside at the top of the property (300 metres away from The Barn). This is a working horse property so often horses are being trained or prepared for riding at the roundyard (approx 200 metres from dwelling), or fencing and other farm work is being carried out. We generally have minimal interaction with our guests, preferring to let them enjoy themselves with no interference. When we’re away, our property manager can be contacted if necessary for assistance. Upper Lurg is a beautiful serene area of undulating countryside with cattle sheep and horses grazing in most paddocks. It is approx 12km from Winton Raceway, 20km from Benalla, 20km from Glenrowan, 40km from Wangaratta, an hours drive to the Yarrawonga on the Mighty Murray River, 45mins from Lake Nillahcootie, an hour from Lake Hume and Lake William Hovel, 30mins to some of the best wineries in the world, and 1.5hrs drive to two major ski fields. Getting around is via your own mode of transport. There is no public transport passing this area The property is 700 metres from the road and the nearest neighbours are over 1km away so peace and quiet is assured. You can indeed ‘feel the serenity’
