This is a high quality conversion of an 1895 stable block, located on a rural livestock farm. One double bedroom, with an en suite bathroom, is upstairs and the twin bedroom is on the ground floor. It offers peace and quiet in a rural setting, with plenty to keep you busy in the local area. Ideal for families. Large, comfortable and well appointed. The underfloor heating ensures warmth. Light and spacious - the main sitting room is 6 metres * 5 metres and, combined with the kitchen/ dining area, offers a space which is over 12 metres (40 feet) long. Has its own patio. This is a self-contained annexe to our house, to which guests have exclusive and independent access. *** Generally we do not make it available through the months of October to January, but if this is when you would particularly like to come we are happy to deal with enquiries. The way to do this is to ask for a week in (say) February, but to explain that what you really want is (say) January. If we are going to be around and if the space is free, we'll do what we can. But it's never free at Christmas/New Year! This is a working livestock farm on the River Tweed, with 100 cows and 1500 sheep. Guests may go anywhere they want on the farm. There is someone available to help at most times. Rural, quiet and safe. Lots of golf courses and plenty of fishing (salmon, trout, grayling) available. Excellent walking in every direction. Good running and cycle routes. Supermarkets (Tesco, ASDA 1.5 miles). There is much to visit in the Scottish Borders - castles, historic houses, abbeys and miles of stunning countryside. Galashiels railway (to Edinburgh) and bus station 1.5 miles. Lots of taxis in Galashiels. Located on an official cycle route and a Long Distance Path (Southern Upland Way). Very convenient location for Edinburgh, 50 mins by train, 32 miles by road. Abbotsford (former home of Sir Walter Scott) nearby. Though there is no tumble dryer, there are hanging racks which do the same job in an eco-friendly manner. There is access to an extensive garden and, in the warmer months, there is plenty of garden furniture. For salmon and trout fishing on the Tweed, this is an excellent base. Likewise for those wanting to play golf. (Your host can tell you a lot about the first, less about the second). There is good running on quiet local roads and public footpaths; 2 miles of the Southern Upland Way run through the farm. There is a large network of cycle routes in the region. There is excellent wifi. 43" Samsung HD TV, with Freeview and Freesat, plus DVD player, Apple TV and a library of films. (No Sky or cable TV.)
