** COVID Cancellations/Changes ** We understand that if a lockdown means you are not permitted to come and stay, it is different than cancelling or changing a booking for other reasons. If a lockdown means you (as the person booking) are not permitted to come and stay, we will provide you with the choice of either cancelling and getting a full refund or changing your dates. Please ask us if you have any questions about this offer as some exclusions may apply based on notice, group composition restrictions, etc. ** About the home ** "Sunrise at Smiths Beach" is a lovely 3 bedroom, 3 bathroom home, with Ocean Views, plenty of off street and undercover parking located just up the road from the Smiths Beach General Store and foreshore. Some of the many features of this lovely home are detailed below: ** Indoor Areas ** Downstairs is the third bedroom, laundry and a storage area.There is also an outdoor bathroom with toilet and shower, perfect for washing off after a day at the beach. Upstairs is an open plan living/dining/kitchen area with TV, DVD player, Bluetooth sound system reverse cycle split system and access to the large balcony taking in both ocean and rural views right across to Cape Woolamai. Also upstairs is the Master bedroom (with en suite (no toilet) and WIR), the second bedroom and bathroom with bath, shower and separate toilet. ** Outdoor Areas ** In addition to the fantastic upstairs entertaining deck with BBQ, there is a large backyard and undercover parking for 2 cars. ** Kitchen ** The fully appointed kitchen is equipped with standard cooking utensils, crockery, cutlery, microwave, coffee machine, toaster, kettle, etc. plus a double sink, pantry, large fridge, dishwasher, and electric oven and cook top. ** Heating/Cooling Systems ** The kitchen and living/meals area is serviced by a split system reverse cycle air conditioner and there are mobile oil heaters and pedestal fans for use in all the bedrooms. ** Bedroom Configuration: ** Bedroom 1 (Upstairs): One Queen bed Bedroom 2 (Upstairs): One Queen bed Bedroom 3 (Downstairs): One set of Queen bunk beds (one Queen bed on top of another Queen bed) There is also a divan/sofa in the living area upstairs. ** Linen ** A standard booking comes with doonas with covers, pillows without covers, tea towels, hand towels and bath mats. Guests can bring their own sheets (flat and fitted), pillow cases and towels or opt to pay extra for this 'optional linen'. The cost to provide optional linen is a once off fee per stay of $30 per king/queen/double bed and $15 per single bed. Please advise us if you would like this additional service. ** Peak Periods ** Please note that during the peak summer period and other peak times, ** check in times **are set as 3pm (unless by prior arrangement). Please also note that if you avail of the optional** linen hire **over these times, it may involve linen being left out but beds not being made up. ** Functions, Celebrations and Schoolies ** Please note that the home is not suitable for celebrations, parties or large events. The home also does not take bookings over Schoolies.
