Rounceval House is a marvellous 17th century stone-built Cotswolds town house. It was an upmarket 11-bedroom boutique hotel until recently. New owners since April 2021, Richard and Leanne now run it as a family home and rent out the self-contained three-bedroomed eastern annexe wing of the house to guests. It's a lovely space. Ancient archived deeds confirm Rounceval House was built in 1670 in the reign of King Charles II, a popular bon viveur who has been variously called the Party Prince, the Merry Monarch and even the King of Bling. A charming and energetic party animal, Charles was most often fabulously turned out in the high fashion of the day and sporting a terrific long black wig. After his exile in Europe, he brought with him back to England a new wave of renaissance-style Restoration Era architecture, which Rounceval House is a good example of. Charles would have loved it here! The house itself was built for the Steward of the Lord of the Manor and Town Constable, to police the town on behalf of the king. The old jailhouse in the cellar, where local petty villains and drunks would most often be found, still has the iron bars on the windows! Now that cellar is a spa however, with a jacuzzi which can accommodate six people which can be booked for special occasions at certain times in the summer. But it is the annexe - the eastern wing of Rounceval House - adjoining the main house via one locked door, which is your space. The annexe comprises three large attractive bedrooms. The largest measures 21ft by 15ft. They all have period features like recently-reinstated original wooden shutters, original fireplaces and in one, a roll-top freestanding bath. One bedroom has a fabulous king-sized oak four-poster bed (which measures 60 inches wide), the second has an ornate purple velvet super-king-sized bed (which is 72 inches wide) and the third has a comfy king-sized sleigh bed (which is 60 inches wide). All have new top quality mattresses and new Egyptian cotton linen and towels which are professionally laundered between guest change-overs. Two out of the three rooms have period desks if guests need to use them for work. All bedrooms have new 43-inch smart TVs. There is a strong (free) wifi signal (71mbps) from a dedicated hub throughout the annexe. All bedrooms have ensuite bathrooms (two are separate-room en suites with a bath, sink and toilet, the third is an in-room en suite just with a roll-top bath and sink, but no toilet). There is an extra toilet room on the ground floor. There is a modest communal landing area. There is a kitchen with modern conveniences such as a double AEG fan oven, a hob, a large American-style fridge freezer, a sink and a dishwasher. Kettle, toaster, crockery and cutlery and all the usual kitchen hardware. The kitchen has a fold-out table with six seats. There are no other inside rooms in this rental space apart from the ones described here. This rental has its own large private outside courtyard area laid to gravel with garden furniture and its own private entrance. It also has access to the large main house gardens, which measure half and acre, and which have a BBQ, and a separate campfire/fire pit with its own A-frame BBQ, and various other seating areas. The garden is south facing and a marvellous sun-top, although there are also large areas of shade. There is one dedicated off-street parking place for the annexe space. In addition, there is free on-street parking right outside. All rooms have fire doors and access to fire extinguishers. Rooms have constant-running background hotel-style air renewal systems. This annexe has recently (May 2021) been renovated. It's a lovely place to stay. Please read the reviews of those who have booked there entire annexe (as most people do) if you need to hear our guests' opinions. Individual rooms within the annexe can also be booked. Rounceval House is positioned on the west end of main street in Chipping Sodbury (Rounceval Street). It is therefore just moments from all the wonderful amenities the town has to offer. There is free parking outside the house on the road and throughout the town. There are loads of great pubs and restaurants in this pretty and friendly south Cotswolds market town. Our family (young parents, four kids) live next door in the main house. We are usually around to help with any issues. We try to answer all messages sent on the app very quickly. We are happy to give out our mobile numbers too in case there are any emergency issues. This is a typical and pretty stone built south Cotswolds market town dating from the 15th century. There are seven great pubs in the town, full of interesting local characters. There is a wide range of highly-rated restaurants, There are two brilliant Indian restaurants, a great Thai, a top-rated Italian, a consistently-great Chinese, and a cool new Mexican place. There’s a very good steakhouse which uses great local produce. The pubs also do really fantastic food and a great pint. There are at least four great bakeries and coffee shops in the town. And after all that over-indulgence, the famous Cotswold Way walk from Bath to Chipping Norton runs across the eastern reaches of the town. On it, there are stunning views to the south Wales mountains from the two Iron Age hill forts just to the north east of the town in Little Sodbury and Horton. There are great walks also to be had on the Badminton Estate, on the eastern outskirts of the town, where the world-famous horse trials take place annually. All around this area is where the Royal Family takes time off. You might like to visit the gardens at Highgrove, Prince Charles’s rural retreat, which is 20 minutes by car. The National Arboretum at Westonbirt is also just this side of Highgrove. The area is also famous for it’s polo tournaments with Princes Charles, William and Harry having played at nearby Beaufort and Cirencester clubs. Princess Anne and her children meanwhile live at Gatcombe Park a few minutes further north near Painswick. Chipping Sodbury is popular for cyclists. And there are two fantastic golf club moments away. Even Britain’s richest man, Sir James Dyson, chose this as his home town! We are close to historic Bath (30 min drive) to the south and the heart of the Cotswolds to the north. There are lots of good supermarkets, from a large Waitrose (a five minute walk) to a Marks and Spencer Food Hall, a Tesco and a Lidl (a five min drive). There are two award winning local family butchers on the high street a few hundred yards away. The Wave, the first manmade surfing venue of its kind, also recently opened up nine miles away in Easter Compton. All in all, it’s an idyllic spot for a weekend break, longer family staycation or business trip. Moments from the M5 and M4. Free parking throughout the town. Taxis can be arranged. Good bus services to Bath and Bristol. We have been the new owners of this fabulous building for almost a year now after first moving here in April 2021. We have had so many incredible guests who have enjoyed the space for a great number of different reasons. There have been weekend-long 50th birthdays, 70th birthdays and children's parties. There have been family get-togethers, parents coming for a week away with their teenaged kids, couples staying with newborn children, and visitors coming from all around the world to use the place as a base for exploring the Cotswolds to the north and Bath to the south. We have had business men and women staying for a few days or a week either alone or as groups. Others coming for spa days in the town and cycling and walking holidays. Even surfers coming to use The Wave, Europe's biggest 'inland surf destination' which is just down the road. Often couples visit too just coming down from all over the country just for a romantic get-away. I'm really pleased to say we have had consistently good reviews from our guests because I do think we go the extra mile to make their stay memorable and happy.
