Stylish dog-friendly rural haven–Hollow Hill Barn

Beautiful, secluded 19th-century barn, with wood-burning stove, mid-century furniture & stunning views of lovely surrounding countryside. Near pretty market town of Bungay on Suffolk/Norfolk border. Sleeps 4 in 2 bedrooms. Good for couples, business travellers & families. Well-behaved dogs welcome. Perfect base for exploring East Anglia. Great pubs, restaurants, walks, beaches & Norfolk Broads nearby. Minimum stay 1 night Oct-April, 2 nights May-July, 4 nights August, 1 week this September. Hollow Hill Barn stands alone, entirely surrounded by fields, at the end of a line of seven majestic oak trees, and with uninterrupted views of the lovely Waveney Valley. The barn is a peaceful haven, with no noisy roads within earshot, and yet is only two miles away from the pretty market town of Bungay on the Norfolk/Suffolk border and 14 miles from the historic city of Norwich. The guest annex is a whole, self-contained wing of our beautifully converted 19th-century barn, with its own front door, patio and lawn. The garden is securely fenced off from the road for dogs. Marsh harriers, barn owls, tawny owls, hares, muntjacs and even Chinese water deer are all visitors to the fields around us. There are vaulted ceilings and beams throughout this 1,000 square foot building, as well as wooden floors and exposed brickwork walls. With its wood-burning stove (logs provided free of charge) and beautiful mid-20th-century furnishings, the guest annex is at once spacious, stylish and cosy. All rooms are on one ground floor, and there is under-floor central heating when needed. The large kitchen, with its Suffolk-white brick floor, has French doors opening onto the sunny patio with table and chairs, and a small lawn, where you can relax on nice days (deckchairs and bbq are in the games room). The kitchen is fully equipped with a large Rangefinder cooker, fridge, microwave, kettle, toaster, panini toaster, cafetiere, washing machine and dishwasher. The sitting room has a wood-burning stove, two comfortable sofas and French windows that look onto our garden. Further windows look out onto the fields behind the barn. There is a 32" smart TV with Netflix, Freeview and Freeview Play, a DVD player and library, games and books for you to enjoy during your stay. There are two double bedrooms, both with luxurious beds ( in the larger room is a super-king-size bed with a memory-foam mattress). Linen is line-dryed (weather permitting) Egyptian cotton. A bath and shower room with a heated towel rail is situated between the bedrooms. We are currently carrying out renovations to the games room in the opposite wing of the building, but will attempt to maintain access to the ping-pong table (between 10 am and 11.30 pm). As a welcome, breakfast will be provided for the first morning. This is on a DIY basis and is typically tea, coffee, milk, bread, butter, free-range eggs, cereal and homemade preserves. The annex is best suited to couples, families and business travellers, who can use the good-sized kitchen table for working. There is wi-fi throughout the building. Well-behaved dogs and younger children are welcome, but both kids and dogs must be well-supervised so as to protect the vintage furniture. Please also note that the garden pond has no barriers. There is one small step up to the front door, and the entrance is 32 inches wide. There are no steps or stairs inside the property. The doorway fom the kitchen to the sitting room is 34 inches wide. The corridor is 38 inches wide. Doorways to the bedrooms and bathroom are 29 inches wide. Guests have use of their own patio and small lawn (which are not overlooked by the main house) and access to the log store and games room (current renovations permitting). The pretty courtyard garden, with its wildlife pond, is in regular use by us and our friendly dog, Georgie. There are no barriers between our garden and the guests’ area, so dogs that are not happy to interact with ours will need to be kept on a lead when outside. We are usually on hand to give you help and more information about the area throughout your stay. Bungay is a lively and attractive Georgian town (market day Thursday morning), in the beautiful Waveney Valley. Its specialist independent shops include an excellent deli, fishmonger, greengrocer, butcher, art shop and – for those needing to work here – even a computer supplies shop. Situated in the middle of East Anglia, Bungay makes the perfect base for exploring both counties, which have vast, often deserted beaches (30-40 minutes away by car) with few restrictions for dog walking, even in the summer. For anyone interested in fishing, Broome Heath – boasting 4 lakes covering 25 acres of water and stuffed with fish – is a short walk away. There are many award-winning pubs, restaurants and cafes within easy reach, including Bungay’s own Castle Inn (Michelin Guide recommended), The Suffolk Stonehouse (recently voted the nation’s Best Independent Pizza Restaurant) and The Green Dragon (which brews its own excellent ales exclusively for the pub). RSPB Minsmere and Pensthorpe, frequent hosts to the BBC’s Spring and Autumn Watch, are easily reached, as are many other nature reserves, and the Norfolk Broads begin at Beccles – only a 10 minute car ride away. Historic buildings such as Norwich Cathedral, Hoveton Hall, Framlingham Castle and Leiston Abbey are also all within a 30 to 45-minute drive. A car is recommended, but there are regular buses from both Diss and Norwich railway stations that stop in Ditchingham, only a short walk to Hollow Hill Barn. There is space to park cars on site. Bikes (and canoes, for days on the Waveney River) can be hired from nearby Outney Meadow Caravan Park For basic supplies, petrol etc, there are supermarkets in Bungay (Co-op, 5 mins), Beccles (Morrisons, Tescos, 10 mins) and Norwich (Waitrose, Sainsburys, Lidl and Aldi, 30 mins). We provide all bedding and towels (but not beach towels).
