17th century townhouse and garden in market town

An exceptional 4 bedroom townhouse in the heart of a market town located on the N10 and on the TER line between Paris and Bordeaux. The property is very spacious with generous rooms with high ceilings and a large, shady, fully walled garden; good wifi connectivity in all areas; a large kitchen diner plus a formal dining room; separate tv/lounge ; separate study; nursery off a main bedroom; two outdoor dining areas, one with a barbecue; covered play area off the terrace; games area in the hanger. Although in the town, the house and garden is quiet and serene and the terrace off the kitchen is nicely secluded. Wifi repeaters have been placed throughout the house so the internet access in all areas inside and outside the houe is very good. There is a secondary parking area in the garden, accessed from the back gate which is on a separate street. There is a long flight of stone stairs from the house down to the garden level. Because of this, plus all bedrooms being located upstairs, we do not recommend this property for people with mobility issues. Wifi and Netflix are included. From the courtyard on the upper level, it is only a 200m walk to the shops and market square: Produce markets are held on Saturday and Wednesday all year. There are 5 boulangeries within easy walking distance, 2 butchers, 2 tabacs and several cafes. Intermarche and E. Le Clerc supermarkets are about 750m walk and Lidl is 1km. The Rejallant, a lovely swimming and kayaking spot on the Charente River, is nearby. Ruffec is on the TER, and the N10 giving easy access via train and road. Paris is a 2.5 hour TER and TGV ride. The gare is 750m, 13 minutes walk, from the house. Trains run hourly to Angouleme or Poitiers. The house is well situated for walking to the many amenities within Ruffec and within a short stroll you can also find yourself on the country lanes. Ruffec is, however, in a rural area with no public transport to the outlying villages.
