Luxury country stone barn with Aga & slate floors!

A luxury stone barn conversion situated in the heart of the beautiful Welsh countryside. 'THE OLD BARN' is located 10 mins from the historic town of Carmarthen. Beaches, castles, museums, costal walks, country parks, dry ski slope, racecourse, golf clubs, fishing, and plenty of bars & restaurants! Enjoy breakfast on the patio whilst watching the racehorses train on the gallops & enjoy the gorgeous views & tranquility. 2 bedrooms in the main property to sleep 4 & annexe above to sleep 2 more. A beautifully finished stone barn conversion with spacious open-plan living. Fitted with an authentic farmhouse Aga, welsh slate flooring and wooden beams! Double doors lead to a garden patio with dining area, bbq and garden space for children to play within sight. The patio and garden overlook luscious green fields as well as the racehorse track. The perfect spot for relaxing during the day or evenings! The Old Barn consists of the main accommodation which sleeps 4 all at ground level PLUS an annexe above that sleeps a further 2 guests. The main accommodation consists of an open-plan kitchen/living area, a spacious main bathroom with bathtub and shower above and two bedrooms: 1 double and 1 twin room. The annexe, which has its own entrance to the side of the main property, provides the third double bed, *Please note this is a low double bed* a self contained kitchen/living space and a private en-suite bathroom with shower. The annexe also has a table and chairs and so may also be used as office space for anyone needing to work during a stay. Please note *The steps leading up to the annexe are stone and possibly not suitable for elderly or young children* The property is fully equipped with all cooking utensils and all basic condiments for your stay. This includes tea, coffee, sugar, salt, pepper, mustard and a mixture of herbs. The old barn also has a Nespresso machine. A few capsules are provided to start off your stay! There is a smart tv in the open plan living area which also has a Fire stick so guests can log into their personal Netflix/prime/Disney accounts during their stay. The garden area is open plan between both properties allowing you to take in all the country views- however the properties are placed on different angles allowing for privacy. As the garden is open plan pets will not be enclosed if outside the property. Many guests bring an extendable lead to hook over the garden fence so dogs can be outside without roaming too far! Please ensure you read the house manual for further information. The entire property, the patio, the green in front of and around the property. Guests cannot access the other side of the premises where the racing yard is. If you should need anything there is always someone around the premises to help. The owners are located in the main farmhouse. There are local child friendly pubs within 10 minutes drive which serve great food and good beer! There is easy access to the M4, with many attractions only a short drive: The botanical Gardens of Wales, Pembrey beach and country park – with dry ski slopes, nature trails, horse trekking, children's adventure playground and beach and Laugharne with its castle and history of famous poet Dylan Thomas is a must visit. **Please take a look at our guide to Carmarthenshire full of ideas and activities during your stay** The country lanes are perfect for bike rides or walks, with many footpaths and bridle paths along the way, perfect for spotting wildlife or picking blackberries in the summer months or collecting holly during the winter! Enjoy the surrounding views where often you will catch racehorses in training on the sand gallops just in front of the property. A car is needed and there is plenty of parking space. Local taxi details can be found in the guest handbook at the property. **COVID 19-Please do not worry if travel restrictions from the welsh government prevent you from making your trip we offer a FULL REFUND of accommodation fees and are more than happy to move stays to later dates** ** DIRECTIONS** - You must ensure you take FULL and COMPLETE directions from the directions page once booked and enter the FULL address into a sat nav exactly. This will bring you right to the door (partial address may take you elsewhere!) The property is to the left of the A48 and Nantycaws when travelling from the M4- but still falls under 'Nantycaws' ** - The AGA is constantly on. If you are not used to cooking with an Aga please factor in additional time for cooking. Please see guest manual for tips. - The second barn conversion on the premises 'The Stables' sleeps 4 and can be booked together with 'The Old Barn' for larger groups. Should you wish to book two properties for a large family break these barns would be the perfect destination with plenty of parking. The two properties plus the annexe above The Old barn can sleep 10 people. - The property is self-catering. We do provide 2 toilet rolls & a few coffee capsules for your stay. If beach towels are needed please ensure you bring them with you. -Bath towels and linen are provided but please dont forget beach towels for outdoor activities. - A baby travel coat and highchair are available if needed. Please message just before your stay so we can have them ready for your arrival. - There is a £25 pet cleaning fee per stay. There is a two dog maximum rule in each property and dogs are not allowed in the bedrooms for hygiene reasons. Please do abide by this rule. If the cleaning fee is not paid before arrival it must be left in the property before leaving.
