Comfy room near city and stadium

Private room with a comfortable queen size bed in a fairly new character home. Walking distance from the railway station, bus stop, lake, city, Waikato Stadium (Rugby) and Seddon Park (Cricket). Your own bathroom with a separate shower and bath. There is a queen bed, with all bedding provided and a built in wardrobe and full length mirror. There is also a single bedroom available if required. The main bathroom is all yours, complete with bath, vanity and shower and a separate toilet. There is a cot and highchair available to use. Beautiful fully equipped kitchen which is open plan with the dining and lounge area. The house has double glazing, good insulation and a heat pump, so is very comfortable. All bedding and towels are provided, as well as basic bathroom supplies (body wash, shampoo and conditioner) should you need them. There is a washing machine which you are welcome to use. Continental breakfast is provided, a selection of cereals, fruit, toast, spreads, tea, coffee and juice. I often make my own bread and yoghurt and time permitting I will bake muffins. I have a supply of maps and brochures you are welcome to take and happy to advise on places for you to visit. I enjoy meeting people and would like to hear about your travels but I also respect everyone's privacy. If there is anything you need while you are here, please ask. Perfect neighbourhood for seeing Hamilton. Around the corner from Lake Rotoroa and a 15 or 20 minute walk into the City for cafes, restaurants and shopping. Good George Brewery is just up the road, as is Seddon Park, Innes Common and Waikato Stadium is a 15/20 minute easy walk. Across the road from the Railway station to get to Auckland or Wellington. There is street parking right outside the house, a bus stop to the city a 2 minute walk away, and the bus station is a 15 minute walk. There is no public transport from Hamilton Airport to the city, so a shuttle, rental car or taxi are your best options.
