This beautifully restored Edwardian maritime gem, heaving with that winning mix of understated charm and boho chic and assorted antique treasures. The Boathouse, built on brick-stilts to allow the occasional high tide to pass under it, sits atop the shimmering waters at high tide, and at low tide, provides an unparalleled vista of the estuary’s mudflats and birdlife. Up to six guests with two children, a large family, can enjoy this utterly unique property - which boasts two balconies - where in the day you can sit back and enjoy the gentle buzz of harbour life and passing boats. Come evening, kick back with a chilled drink and enjoy the tranquillity of the river, its wading birds such as Curlews, Godwits, Dunlins and witness some of the best sunsets to equal those anywhere in the world. Nestled amongst the fishing boats pulled onto the shoreline, this charming home from home is the perfect base to explore the surrounding area and sample fresh locally caught fish from the nearby fish shop or a heart stopping fry up in one of the local cafe’s. The passenger ferry, located just 100 yards away, will carry you across the water to Bawdsey and it’s deserted beaches and beautiful manor where you can explore the world’s first operational radar station museum or explore the coastal walk from The Ferry to Felixstowe passing the historic Napoleonic Martello towers. Or for those a little more intrepid a walk up the banks of the Deben to Waldringfield and well deserved lunch at the Maybush pub for those requiring more in the way of relaxation can just stroll the 100 yards to The Ferry Boat Inn for a lazy bite to eat and perhaps a drink or two or three. A well-deserved stay at ‘The Boathouse’ allows you to embrace that feeling of endless summer, while you gaze out onto the tranquil waters of the estuary, serenaded by birdsong and the calming, rhythmic pulse of the lapping water and intoxicating sea air. The stunning master bedroom provides panoramic views over this most magical place, one that helped inspire scenes from the illustrated modern children’s classic ‘We’re Going on a Bear Hunt’. So if sailing, fishing, walking, cycling, bird watching, golf or just simply relaxing and enjoying the sumptuous river views is for you then look no further. The Space: GROUND FLOOR Restored original wooden steps with banisters rise to the glazed front porch, with space for coats and wellies, which opens into the enchanting central hallway featuring an incredible hand crafted wooden, winding staircase. Doors lead from the central hallway to the the bunk room, double bedroom and family bathroom to the left and another double bedroom to the right. Continuing through the intriguing hallway is the open-plan kitchen, living, and dining space with double doors leading to the sun room with a day bed overlooking the river and onto the veranda with steps down to the beach. KITCHEN/LIVING/DINING Designed for a rustic and authentic boathouse living experience, with features and appliances for modern family life. Large windows on three sides lure in the sunshine offering a bright and airy space with room for everyone to enjoy each others company around the wood burning stove. The U shape kitchen offers a large range style cooker with 6 ring gas hob and extractor above, double butlers sink, small dishwasher and beautiful reclaimed wooden worktops. Families and friends can enjoy meals and celebrations around the large farmhouse style dining table and there is a cosy seating area on the opposite side of the room with TV and selection of family games in chest of drawers in the hall. PANORAMIC BEDROOM AND ENSUITE BATHROOM Situated at the top of the impressively handcrafted staircase, the jewel in the crown of The Boathouse is the main bedroom suite with exquisite 360 degree views over the River Deben, Bawdsey and the sea. Sleep soundly in the super king size bed and enjoy the lovely luxurious large shower in the adjoining en-suite bathroom. Please note there is no wardrobe and the blinds in this room are not blackout so it can get quite light in here even when they are down. DOUBLE BEDROOM A beautiful, spacious double bedroom boasting built in wardrobes and a balcony with far reaching views down the river, an idyllic and peaceful spot to sit, read a book and relax. DOUBLE BEDROOM A snug double bedroom full of character and charm with a window looking out over the river. BUNK BEDROOM Perfect for children only as furnished with bespoke bunk beds. Not suitable for adults. DAY ROOM Through large glazed doors from the living space you'll find the sun room with a single day bed. A super spot to read in the sheltered warmth of the sun or take an afternoon doze. FAMILY BATHROOM Conveniently situated next to the bunk room, the family bathroom has a bath and wash basin with separate WC next door. OUTSIDE The outside space at The Boathouse is not specifically defined as it is positioned in the boat yard. The property is surrounded by shingle underfoot and the steps from the veranda lead directly to the water's edge so please do not leave children or pets unattended. PARKING There is space for two cars available at the front of The Boathouse to the right of the property. Additional cars can be parked in the Pay and Display Ferry Cafe car park or for free in the area in front of the Ferry Boat Inn car park. PLEASE NOTE: Due to the location, The Boathouse does not have refuse bins. Guests are required to remove waste and recycling from the property on their day of departure and dispose of responsibly. There are bins by the barrier as you leave the boat yard so please dispose of them here - thank you. Other Things to Note: PLEASE NOTE: You can ONLY book this property by request and your booking is not confirmed until we contact you to say so. You will be required to provide photo ID in the form of either a photocopy of your passport or drivers license before your stay and failure to do so will result in your booking being cancelled. This property must NOT be used for parties and all guests are to respect and take care of the space. Guests are NOT to invite groups of people to the property and will be fined if they ignore the rules. If we are under suspicion you are in a group, you will be asked to leave immediately. Thank you. The handcrafted stairs to the Panoramic bedroom are extremely narrow and steep. Pet policy: one pet is allowed but if you wish to bring more than one please enquire first. The outside space surrounding The Boathouse is not clearly defined. Children and pets must not be left unattended as the shingle leads to the water's edge. Due to the nature and location of the property, The Boathouse does not have it's own refuse bins. Guests are required to remove waste and recycling on the day of departure and dispose of it responsibly. There are bins by the barrier as you leave the boat yard so please dispose of them here - thank you.
