Description Dating from the mid 1800s, Rose Cottage, is situated within the town’s desirable Conservation Area and has been recently renovated. It is ideally located being a short, easy walking distance from the town centre, harbour, and other local amenities. The rear garden, including a secure shed for cycles has direct access to the main local park and woodland walks beyond. Dee estuary is a 15 minute stroll. Nearest beaches are a short drive away. Parking is unrestricted free on-street. Rose Cottage is an attractive 3 bedroom, two storey property within Kirkcudbright’s Conservation Area. Unusual for older properties in the town, the cottage is raised and set back off the road at the front providing a degree of privacy. The cottage has recently been totally renovated to provide a warm, comfortable stay for guests. The back garden has a good sized shed within it to provide secure storage for cycles and equipment. Rose Cottage is ideally situated, being a two minute walk from the town centre yet the back garden opens on to a park and countryside beyond. Downstairs a cosy sitting room incorporates a feature fireplace with log burner for those cooler nights. A basket of logs and kindling are provided. A Smart TV is fitted along with WiFi. The newly installed kitchen has an integrated dishwasher along with a washing machine and a good sized fridge/freezer. The adjoining dining area has an extending table and chairs along with two pitch pine pews recovered from a local church. A high chair can be provided on request. Upstairs are three bedrooms (one king sized, one double, one single) The main king sized bedroom incorporates an en-suite with a good sized shower. A family bathroom is located off the spacious landing for the other two bedrooms. A travel cot can be provided on request (cot bedding not provided) Outside the back door is a small, secluded sun trap patio area with a table and two chairs, ideal for morning coffee. The steps beyond lead to a lovely private terraced garden and outdoor eating area with BBQ plus table and chairs. A good sized padlocked shed, accessed via the park is provided within the private rear garden to accommodate your cycles and any other outdoor equipment. A heavy duty anchor point is also fitted within the shed to allow you to secure your bikes to with your cable locks or shackles should you wish. The gate at the rear of the garden leads directly on to the town’s main park. This has a good selection of children’s play equipment suitable for all ages including climbing frames, swings, slide, rope assault course, roundabouts and a zip wire. Just beyond the park are woodland walks with lovely panoramic views over the town and surrounding countryside. The woods also offer an opportunity to see number of our native Red Squirrels. Free, unrestricted on-street parking is available in front of the cottage and surrounding area. Guests have access to the entire house and gardens. Guests can contact the host for advice or help with any appliances or other issues. Rose Cottage is in an old part of Kirkcudbright which grew from the 18th to early 20th century. It benefits from having a well maintained park and woodland behind the house, yet is only a few minutes walk from the harbour, castle, restaurants and other attractions and amenities in the town. The shore and estuary are around a 15 minute stroll away with the nearest beaches about a 3.5 mile drive or cycle. The town and riverside can be explored on foot with beaches and other attractions outwith the town best reached by car. A house manual is provided with useful information and phone numbers.
