3 Bed/2 bath house with kitchen & patio garden
3 bedrooms and 2 shower-rooms (one en suite) plus rear patio in our Edwardian town house. Full use of house (with the exception of a 4th bedroom which is used for storage and locked) and outside space. Perfect for a group of friends or families looking to visit Brighton and the surrounding areas. PLEASE - this is a residential area, respect our neighbours - NO PARTIES Free parking on the streets to the rear of the property, and excellent transport links into the centre of Brighton and beyond. The house itself fronts on to a road just off the A270 (dividing Portslade Old Village from Portslade-by-Sea) which leads down to the Shoreham Harbour Basin - the industrial part of Brighton and Hove. The road itself has double yellow lines (and can get busy) but to the rear is a large park which is surrounded by free parking. It also has excellent public transport links into Brighton city centre and surrounding areas. On entering the house there is a storm-door straight in front of you and beyond that a long hallway. A flight of stairs leading to the first floor is on the left of the hallway. The door on the right leads to the living room. The one at the far end of the hall opens into the kitchen diner and, beyond that, into a patio/courtyard garden. The LIVING ROOM is a large space (originally 2 rooms) containing, at one end, a couple of sofas, some over-sized cushions, a coffee table and a wood burning stove (please note: this is currently non-operational while we are awaiting a chimney repair. The house is very warm though so it’s not necessary for heat). Entertainment is provided in the form of books, toys and games on the built in shelves either side of the fireplace (there is no TV but there is wifi). The other half of the room is given over to a play-space for children. There is a patio door at the far end of the room that leads to a covered side-return area and on to the rear patio. This room is great for reading quietly and playing family games. At night, with a couple of tea lights dotted around it's a lovely space for chatting, watching a film (you'll need to bring a device/laptop to do this) or playing games. The KITCHEN/DINER is a similar size to the living room. Upon entering it has a table to the right that comfortably sits 6 (2 benches along the longer sides mean that, with a bit of a squeeze, 8 is very possible!). There is a (non-operational) fireplace on the left. The KITCHEN area is at the far end. It has a large fridge/freezer, a large oven and hob, a kettle and toaster but NO MICROWAVE. There is also a dishwasher and washing machine. It is stocked with cups, glasses, plates and crockery (not all entirely matching - I'm a bit 'boho' in my preferences!) and decent basic cooking equipment (cooking trays for oven, various serving dishes and pans for the hob). So you should be fine to rustle up a basic hearty meal but might struggle if you want to create a multi-course culinary masterpiece (though do let me know if you're planning one - I'm happy to lend any extra bits and pieces that will make this easier!) There is a set of double patio doors at the rear of the kitchen. This leads on to a paved patio garden which has a table and chairs (there is a waterproof table cloth that can be used should you want to eat outside). We recently had to pull down part of the wooden fence that separates us from the neighbours on one side and, until a large jasmine plant re-grows to cover that area you might get glimpses of them (they are very nice!). The 'big shed' you can see beyond the garden is a pre-school so you might get some cheery noise from that in the morning but it tends to be unused in the afternoons/evenings. Upstairs First floor At the top of the stairs there is a small bedroom that is PRIVATE. Next to that is a BATHROOM which is shared between the other 2 bedrooms on this floor. It has a toilet, a sink and a big walk in shower. It also contains a pile of spare towels should you need them (towels are left for guests in rooms). Please note that there is hand soap and shower gel provided but no shampoo. I've given all the bedrooms names (sorry! it seemed like the best option following a confusion between previous guests), so . . . Next to the bathroom is DAISY. This is a small-ish bedroom which has a double bed, a dressing table with drawers and a mirror and a big built in cupboard with shelves. There is no cupboard to hang clothes in this room so should you need to then let's hope you get on well with the friend/family member in the next room because they've got one you can use! Or else borrow a couple of their hangers and use the picture rails to hang your creasables. There is a lamp on the radiator cover behind the bed. There will be towels left on the bed/dressing table. The room next to Daisy is BAY - at the front of the house. This is a large room with a king-size bed. It also has room for a travel cot and/or a small single mattress (ask if you need these to be set up). This room overlooks the front of the house/road and has wooden slatted blinds which can be opened or shut to vary the light in addition to the curtains. The windowed alcove houses a dressing table and stool. There will be towels left on the bed or dressing table. There is an area of exposed brickwork around the (non operational) fireplace with a mirror hung above this. To one side of the fireplace there is a built in cupboard with hanging space. To the other are built in shelves which house a collection of books and the odd teddy bear. There are bedside tables with lamps on either side of the bed and a small chair. 2nd floor There is a narrower staircase up the 2nd floor. At the turn in the staircase there is a small door straight in front of you (private storage space). At the top of the stairs there is a series of built in shelves to the right (books!) next to the doorway to CLOVER. This is a large bedroom with an ensuite that was converted from the loft a few years back. There are multiple built in cupboards with shelves and hanging rails. There is a king size bed with memory foam mattress and some rather startling pink velvet bedside tables! There is also a small sofa which pulls out into a single bed if needed (let us know if you do need it) and a table. The ensuite has a large walk in shower and a sink built in to a vanity unit. It also has a loo which is the result of us being inspired by one used by Queen Victoria in the Royal Pavillion! (fun fact: it's made from an old science bench from Roedean school. Less fun fact: it doesn't stay up when you open it so, if you're male, a decent aim would be much appreciated (or you'll need to sit down!) Guests can access all of the rooms in the house with the exception of a small bedroom at the top of the stairs which is used for storage and locked. If not in the house I will be a short drive away, and will be available by phone if there are any issues at all. There's a park right behind the property, or you can head into Portslade village where you will find the rather unique bric-a-brac charity store Emmaus. Foredown Tower is a further walk up the road and you are then right in the Downs. In the other direction lies Portslade harbour, which is adjacent to Hove Lagoon where you can grab some food in Fat Boy Slim's cafe! Meanwhile of course, there's Brighton - a 20 minute drive (bus stop within a minute of the house), or £15 in a cab. Alternatively drive and park in one of the central car parks. There are some lovely places to eat if you're heading in to Brighton - far too many to list, have a (Hidden by Airbnb) ! (though Terre a Terre deserves an honourable mention if you fancy somewhere a bit special). The places we like to eat locally include a nice family-run Italian restaurant called Seasons (Airbnb doesn't allow weblinks but if you (Hidden by Airbnb) 'Seasons Italian' you'll find it). Likewise with Tikka, a fab Indian restaurant that does a takeaway service too. Both of these are on Boundary Road - 5 minute drive, 15 minute walk) or The Stoneham, a pub which does good pizzas and a mean steak on Portland Road (10 minute drive). Alternatively there is a fish and chip shop pretty much across the road! Shopping-wise there is a convenience store across the road (next to the fish and chip shop). Boundary Road contains lots of smaller shops (including a smaller Tesco). Virtually all other supermarkets can be found with a 5-15 minute drive (the closest is Sainsbury, just off the A27 - if you (Hidden by Airbnb) the 'West Hove' branch you'll find directions). There are large branches of Tesco and Marks and Spencer a (Phone number hidden by Airbnb) minute drive towards Shoreham. There is a Waitrose in Hangelton - about a 5-10 minute drive. The No.1 Bus stop is 50 yards from the door - and runs regularly to the centre of Brighton (20-ish minutes) and beyond into Kemp Town. Portslade Train station is a 15 minute walk, with direct trains to Gatwick and London Victoria. The A27 is a 5 minute drive (past a huge Sainsburys). To reiterate/be really clear: The house has no parking directly in front of it or adjacent to it (double yellows). There is free parking on the residential streets behind. You should be able to park within a 1-5 minute walk of the house (over 17 years we've not had to park further away than that - though we obviously can't guarantee it!) The centre of Brighton is 20-ish minutes by bus or car (though it might take longer if there are roadworks/events/a sunny day with more people . . .) This is a residential, family house not a hotel or a workspace so please bear that in mind before booking. There are some (possibly many) imperfections throughout the house and it's decorated to reflect things that I, rather than a corporate designer, like (including old stuff and stuff that might not exactly match!). You'll have the whole house to yourself but we might pop in to undertake some maintenance etc. - we'll let you know if this is going to happen. Like life (especially family life) in general sometimes there are glitches in the matrix. If you experience any then please message or phone us and we will do our human best to resolve (if we don't answer it's usually because of our odd work hours or multiple children - leave a message, we will call back). We are assuming that you will treat the house like you would if you were staying with friends; respectful of the fittings and fixtures and the facilities provided. Should breakages occur then please let us know. Similarly with accidents and stains. My general rule of thumb is that anything that comes out with a squirt of vanish and a 60º wash is good. Anything that needs a bit of a scrub is fine. Apart from bodily fluids. Beyond the odd speck or 2 I don't have the facilities for safely dealing with these so, in the absence of you dealing with them yourself, the affected items will be disposed of and reimbursement will be requested. Sorry to be po-faced but we don't have the facilities that a hotel has and airbnb runs on the economy of trust. The cost is less than a hotel because the consideration factor is higher.
