Experience an authentic, fully equipped, lovingly renovated, vintage home with panoramic views of Lake Trasimeno. The cottage is on a hill and surrounded by olive trees. Our Italian caretaker (Luigina) lives down the road. Light the fireplace for cosy autumn/winter evenings, and a wisteria covered terrace for shaded dining in summer. The pool with lake view is usually open May - Sept. Our house next door also sleeps 2/4, enquire. Please enquire for long stay discounts. Casetta Rosa is entered through the terrace into the living room. The living room has a fireplace and an open plan fully equipped kitchen. The sofa bed can accommodate sleeping for 2. The double bedroom has an ensuite travertine stone bathroom, with a shower. The terrace has a seating and dining area. There is a barbecue as well for use all round the year. The 5x10 m swimming pool with a stunning lake view is located a couple of levels below the house, and is easily accessed from just outside the cottage. The pool is shared with guests living at Casa Rosata, which is next to the cottage. The land around the casetta is suited to both sun and shade lovers. There is a thick cover of pine and cyprus trees around the house. The place is ideal for relaxing, reading, writing, painting, cooking and biking. Our olive grove has over 250 trees from the 18th century and spread over 3.5 hectares around the house. The land offers walking adventures, with numerous spots to enjoy the surrounding forest and lake. There is a private 600 m part paved and part gravel road that runs through the land upto the house. It is a bit steep but broad enough for city cars to climb. The casetta and the main house are located close to each other. The casetta has a private terrace and garden area with views of the lake. Your interaction will be with our Italian neighbour, who lives down the hill. She has looked after the house for decades, and will be your primary contact for any practical questions during your visit. What we love most about Casa Rosata and our neighbourhood, is the privacy, the unspoilt views of the lake and forest. There is a real sense of history, this is the hill where the famous Hannibal fought the Romans in 217 B.C. The town of Tuoro, and surrounds feel very authentic, no tourist buses in sight! Tuoro is an ancient, yet modern town. The centre is quaint, but with all conveniences, for example a pharmacy, bars, restaurants, a bank, ATM, post office. There is a large supermarket, and petrol pump in Tuoro just 2 km away. Casa Rosata is perched just above Villa Baroncino, and a perfect place to live for those attending weddings, or for the honeymooners. There are direct trains from Rome and Florence arriving at Terontola station, a 10 minute drive from the house. You can rent a car at Terontola from Il Girasole, a car rental company with excellent service. You can also drive from Florence, 120 km to Tuoro or Perugia, 40 km to Tuoro. There are lovely hillside towns around the lake, and the famous town of Cortona is 15 km away. The towns of Tuoro sul Trasimeno is less then 2 minutes, Passignano sul Trasimeno is less than a five minute drive with restaurants and shops. Closest Airport: Perugia 0.5 hour, Florence 1 hour, Pisa 1.5 hours, Rome 2.5 hours We are well connected, approximate driving distances are: Superstrada Passignano Est exit 5 minutes. Perugia 20 minutes. Cortona 30 minutes. Montepulciano 45 minutes. Assisi or Siena 50 minutes. Florence or Orvieto 1 hour 20 minutes. Rome 2.5 hours. WIFI is available inside the house. Cot and highchair for an infant is available on request. There is a 600m uphill gravel and concrete road to the house. There are a couple of sharp turns. The swimming pool is usually open from June to September. Please enquire if you would like the pool in these months. The cottage is next to Casa Rosa the large farmhouse and some outdoor facilities for example the pool are shared. From October to May, there is an additional heating charge of 15 euros per night. This is payable to our caretaker.
