The Vineyard

A newly built, architect designed, contemporary four bedroom house with a sedum roof, which is ideally located within a few minutes' walk of the beach and the High Street at Budleigh Salterton, East Devon. The house is very close to the coastal walking path and a large natural park, and it is within walking distance of all other local facilities. It has a very private garden with a feature pond as well as its own parking space. Although single storey the house does have some steps as it's built on three separate levels. There are however no more than three steps each time the level changes, with banisters to assist. There is an outdoor table tennis table which guests can use. The beds are one Superking size, one double, two singles, one high sleeper for children (see pictures - they are not recommended by the manufacturers for children under 6 ). There's also a sofa-bed which is in one of the children's bedrooms. It pulls out to form a double bed, but please note this would mean that the space in this room is then very tight, and we wouldn't recommend three in a children's bedroom unless they are indeed children. The pond only has approximately 6 inches of water in it, but this would nevertheless pose a risk to unsupervised babies or toddlers, which is why we do not recommend it for any so young. There are a number of games and DVD's at the property for the use of guests Please note that there is only one parking space at the property for guests. If you are bringing more than 1 car, there is a free car-park nearby, and sometimes there is a space opposite on the public road, but this cannot be guaranteed. We are based next door, so we can help with any queries or problems. Budleigh Salterton is part of the Jurassic Coast. It has a pebbly beach, but there are sandy beaches in nearby Exmouth. The house is within walking distance of East Devon Golf Club, which is one of the best courses in the area, with spectacular sea views from some of the fairways. There are plenty of shops, cafes, pubs and restaurants within walking distance. There is a bus stop within a few hundred yards with buses to Exmouth, Exeter and Sidmouth. Exmouth also has a rail link into Exeter. Alternatively, if you are driving and need space to park more than one car, there is a free car park nearby, next to The Green. Please note that although the property can accommodate 9 people in total, that is only if the child only up-and over bed is used in conjunction with the double sofa bed in the same bedroom, and even then you should be aware that this room will then be a bit cozy. The house is more realistically set up for 8 guests than 9, with 9 only possible if the group consists of a child of the appropriate age group. Please see the pictures of the up and over bed. Given the current Covid rules, anyone wishing to book will need to restrict it to 6 people or two households, except where it is a permitted support bubble.
