Modern barn conversion in the Countryside

A recent conversion of a barn dating back to the 1800s, into a modern home, while retaining original features such as vaulted ceilings, original beams and exposed walls. With a large, 1/2 acre wrap-around garden, great for lawn games (we have croquet and cricket which visitors are welcome to use), and a view over the open countryside. And a courtyard at the front to enjoy pétanque, Mölkky, a relax on the hammock and plenty of al fresco dining options. The open plan living space includes a spacious kitchen, a dining area and somewhere to relax. The huge glass doors make the space light and airy and look onto the courtyard to the front. When we are not here to welcome guests in person, we will give thorough instructions on how to access the property and will provide a code for the key safe. The building is split into two self contained homes. There is the recently converted modern part on the left hand side, and the older farmhouse conversion on the right, which we may be in during rental periods. In these situations we will leave you to it, but be available when needed. Most of the time though we'll take the opportunity to go away somewhere ourselves. Please ask in advance if you wish to know whether we'll be present. We're very flexible, so if you'd like absolute privacy we can make plans to go elsewhere. Patreville is a quiet and peaceful village surrounded by vineyards and sunflower fields which you can easily explore from our house. In terms of amenities, there is a great Boulangerie and a nice bar/restaurant less than 5 minutes drive away in Gourville. The market towns of Aigre and Rouillac are 10 minutes drive, and have restaurants, bars and supermarkets. We are in the Cognac region therefore there are lots of exciting châteaux that offer cognac, Pineau and wine tasting. Cognac and Angouleme are our biggest centres and are both about 30 mins away. La Rochelle, Bordeaux, Saint-Émilion, Poitiers and Limoges are all about 1.5 hours drive. The Côte Sauvage, Royan, St Palais and other great beaches are all within a 1.5 hours drive. There are lots of nearby river and lake swimming spots and various canoeing routes on offer. As well as fishing, horse riding, walking and cycling. We are very close to the ancient Pilgrimage route of Compostelle which you can follow to find numerous historic sites. There is parking on the property, and plenty of space outside for extra cars too. We have a number of bicycles which guests are welcome to use too. There is a bus that leaves from the village and goes to Rouillac and Angouleme.
