Exe estuary sunsets on the balcony (Dog Friendly!)

Hi! And welcome to my house! Completely renovated from top to bottom 2 years ago, with gorgeous south westerly views over National Trust fields, the River Exe & the hills beyond. 100 metres from the famous Exe Estuary Trail, a short drive to the beach (or cycle!), or a 30 minute traffic free walk to the village of Lympstone with its pubs and eateries. If you fancy a special treat there’s the Lympstone Manor within a 10 min walk. Completely enclosed garden (Dog & small children safe). 2 double bedrooms and 1 single bedroom. There is also a sofa bed downstairs, but with no curtains on the bifolds so I'm not including this is the listing facilities but it is there for use if necessary (for early risers!!). A modern shower room upstairs. But it’s worth noting that there is no bath in the property. Downstairs is a large open plan kitchen, dining and lounge area. It’s very comfortable, light and sociable. The space is arranged to take full advantage of the beautiful views of the Exe estuary with bifold doors opening out from the downstairs space onto a balcony. Within the lounge area there is a wood burner, with wood supplied. Parking for two cars, and on road parking available. I live in Topsham, and will be available for any advice, issues or queries during your stay. Anything you need, please call me. Exmouth for the Beach or Water Sports, Lympstone for great pubs. Topsham for even better pubs! Traffic free walks and bike rides. Bike hire available. Woodbury Common 10 minutes away. Dartmoor, Budleigh, Sidmouth close by. 1.5 miles from Exmouth or Lympstone train station. Bus stop 200 metres from the house. (Exeter or Exmouth).
