The studio is a self build of an old Grain store.
This is a spacious 3 bedroom self build ‘eco’ project which was completed on the site of an old grain store. It has polished concrete and bamboo floors, underfloor heating, heat exchanger air circulation, solar hot water and wood burning stoves in the living-room & kitchen. Used as a artist/design studio for many years. Our newly built lodge is available from end of Sept in the garden with a double & single bed, kitchenette/shower room. This can be let separately or together with the Studio. It is a unique space, a warm, light bolt hole with the wonderful full height windows with all round views of the countryside surrounding. The neighbouring 5 bedroom house can be seen nearby but the Studio building has its own entrance, gardens and parking. The building faces 2 acres of its own grounds, a natural swimming pool, a wild life pond under weeping willow trees, a tree house, paddocks and lawn to use, all which are entirely private. There is enough land to enjoy outside living on site with seating areas on 3 terraces, fire pits, exploratory walks around the land, a dog exercise area as well as a right of way greenlane that grants access to walks in the woods of Penselwood from the wonky garden gate. This is a peaceful haven yet so close to the trendy Towns of Bruton, Wincanton and the amenities offered by local bigger towns such as Shaftsbury, Gillingham and Frome, Bath & Glastonbury. There is a local pub within 5 mins walking distance via the road or woodlands walk. There are excellent regular markets, events etc nearby. There maybe an additional mezzanine room added soon but until then we offer an additional sofa bed in the living room and our new garden lodge to accommodate larger group bookings. There are always other improvements to the building and gardens which were created to be a ‘eco’ development. All provision was planned to create a sustainable development with solar panels, ground source heating, a wind generator, tree planting for our own stove’s fuel, a natural wild life pond, ‘fedges’ for the birds, recycled paper insulation, natural materials and low VOC decorating materials. We have good quality natural bedding & furnishing, and encourage guests to enjoy using our natural swimming pool, to enjoy the PYO fruit, herbs, flowers & seasonal vegetables. We provide a real Christmas tree for guests. Everything has been kept simple, user friendly and very comfortable. We follow a strict cleaning regime, & hope it can be treated carefully with respect for the rural, agricultural location and neighbouring farm animals. Dogs are welcome but owners must supervise them inside and outside. There is an upstairs king sized bedroom, then a twin single bedroom with another comfy king bed and storage cupboards , downstairs there is a double 4 poster bed & single day bed next to the rainwater head shower/wet room, this double bed is not suitable for very tall people. The sitting-room has very comfortable sofas and a 10/12 seater dining table. We can add a travel cot to any of the large bedrooms. The property can sleep up to 12 people sharing rooms with extra sofa bed in the living room but we charge £65 per extra guest after 6 due to the extra preparation, cleaning and linen costs. Our new garden lodge can sleep three, with all its own facilities or guests have enough seating to all eat together in the studio and for outside dining. The natural swimming pool in the Studio grounds has been refurbished, and landscaped in 2021. It is available for guests use all year, although we only offer the pool air sourced heating seasonally depending on the outside temperature. There will be a surcharge for having use of the pool (with heating in season) we will require advance warning and expect guests to sign a disclaimer in advance. Children under 16 must be accompanied at all times and only fully potty trained supervised children over four can go in the pool. The sensitive bio filtration system means rules must be strictly followed as per the disclaimer. It is a wonderful experience, with healthy, chemical free water. We will shortly be adding more local information advising guests of great local walks and places of interest. There is a good house book guide to be found on arrival. The underfloor heating offers an ambient temperature, with the option of lighting the sitting room wood burning stove, and or cooking with the wood stove in the kitchen. Guests have access to the parking area, the orchard and the land to the right of the building with lawns, a great tree house & paddock. * the tree house and trampoline are closed until spring 2022 for essential maintenance. There is a natural swimming pond which can be accessed via a locked gate through the venetian fencing & beech hedging, only by those that have signed our disclaimer agreeing to particular rules for use. Children must be supervised at all time. We do offer heating for the pool within the appropriate seasonal months There is a private sun-trap, sunbathing terrace by the pool to relax & enjoy watching the dragonflies, newts & other wildlife. The gardens are kept tidy by the weekly gardener and more planting has occurred, with flowers, salad & veg. A further wild life pond can be found beyond the trampoline, accessed via the paddock. Children and booked in dogs must always be accompanied by an adult. Any Dogs on site must be on a lead and supervised as neighbouring properties and farms have animals and poultry . There is a BarBQ/fire-pit area on the terrace and a fruit cage for guests access. Newly planted raised beds of herbs, salad & vegetables can be accessed via a gate in fencing. A wonderful woodland walk can be begun from our wonky back gate along the right of way in the next door field to Penselwoods. Dogs can be let off a lead at the woods entrance. The right of way goes through fields with sheep and deer which dogs must not be allowed to chase. The building has great 'work from home’ potential with various areas to use as a desk. Unlimited broadband & WIFI allows on line working potential. 4G is alway very good. There is Netflix’s set up on the living room TV. There is a desk & printer available. Someone can be contacted at anytime, if the owners are not available on site. The site is perfectly located to easily reach Bruton for a meal at the award winning At The Chapel, The Hive, Matts Kitchen, Osip and The Roth bar restaurant and Hauser Wirth gallery. Also for the cafes and shops offered by Wincanton and the race course, Shaftesbury and Frome. Bath is only 45 minutes away. The Dorset coast is approximately 50 mins. The Newt, nr Castle Cary and Messeums Art Gallery offer fantastic alternative day trips, as well as Stour head, Longleat & the Haynes car museum. PR guru Lynne Franks has recently opened a cafe and shop in nearby Wincanton which also offers supermarkets and a great green grocers ‘Coleyard’ who supply Eden Nursery studio with a welcome hamper for guests arrival. There are good local pubs nearby including Hunters lodge which is within walking distance offering fantastic outdoor dining for safe social distancing plus the Smithy & the bull Inn a short drive away. There is a right of way across the farm next door leading to acres of woodland walks. The gardens are open around the site and are always undergoing improvements with a weekly gardener. A rustic BarBQ area is available on the large terrace. There is a patio/terrace off the sitting-room which can be used as a contained outside sitting space & dogs can safely enjoy time outside there. We do not expect anyone to access the natural swimming pool area without consent. We do not permit guests to have disruptive parties. The site is a tranquil oasis and would suit family gatherings or groups of friends sharing. It is a perfect creative work space for anyone needing a space to complete projects away from distractions whilst being nearby all amenities. We would be happy to offer a bespoke advisory list of places to go nearby. Kerry is always happy to discuss the merits of ‘sustainable or Eco’ developing after a lifetime of researching and living a low impact lifestyle. The Studio is a very well loved place, hopefully an inspiration to guests who dream of creating their own ‘rural escape’. Kerry has a flower farm in Cornwall and is always adding more plants, bulbs and flowers around the grounds of the plot which used to be a plant nursery in a previous life. The addition of the garden lodge means that Kerry maybe on site easily for changeovers and to supervise any work as needed. The lodge can also be rented in conjunction with the studio. Our newly updated Natural swimming pool is our pride and joy, we are very happy for guests to enjoy this. Both our natural swimming pool and Biotec sewage system rely on microbs to process and assist with cleaning the water, therefore we need guests to be aware and be careful to avoid disturbing the natural balance with chemicals or bleach. A car is needed, but many taxi services can pick up guests from either Castle Cary, Gillingham or Bruton train stations if guests wish to have a quiet time ‘at home’. We can advise of delivery services and local taxi services. Jennie is assisting with the holiday let’s whilst Kerry is based in Cornwall working. Kerry will meet and greet when possible. Please ask for any help when needed? The two buildings could be let together or separately, Studio guests will always be advised if Kerry or other guests are staying at the Lodge. Keys must always be left on site in the key box, never taken away when on outings. The number of the box changes regularly so you will be informed of the number after booking. The hot water immersion should be turned off when not required. The Natural swimming pool is available to book in advance. Salad & herbs maybe available outside depending on the weather. We charge £35 ‘one off’ payment per dog. This can be paid in advance or paid to our housekeeper. Dogs must be kept in a dog cage or dog bed inside and always supervised, not roaming around inside or outside and never on furniture or in bedrooms. There is a fenced area of paddock and wild life pond where dogs can be off the lead. Dogs should not be unsupervised around the front, car parking or entrance areas at any time. Any extra beds required must be requested well in advance & will be charged for at £65 per person per night. *We do not allow guests to sleep on the sofas, but we can make up the very comfortable sofa bed for use. Advance warning is needed for any luggage drop off requests, we can try to accommodate this but if there is a tight deadline for guest changeover it is not possible I’m afraid. Supermarkets are available in Gillingham & Wincanton, a vet and Dr surgery can be found in Wincanton, Gillingham and Bruton. Or we can arrange local produce deliveries from Colesyard or Kimbers farm shop. We offer BT broadband with unlimited data and 4g is also good on site. Our newly built garden lodge is also available to rent from end of Nov 2021, this may suit mixed family groups. On occasions this maybe occupied by family or someone staying to complete changeovers and maintenance.
