Perfect for getting away from the crowds - The Old Stable is a charming apartment, with its own entrance, on the ground floor of the converted stables at Smithincott Barton Farm. There is a large lounge with spacious kitchen and dining area, and a good sized double bedroom with ensuite shower room. Up to two dogs are welcome, but must not be left unattended. Set in a peaceful rural location, we are only 5 mins from the M5, the moors and both North and South coasts are within easy reach. The Old Stable has been refurbished to a high standard, has original beams and a fire, and has been furnished and decorated with antiques, vintage signs and contemporary art works. With fast, reliable broadband and a comfortable table, it's perfect for a "working holiday". All on one level and on the ground floor, this apartment is also ideal for those with walking difficulties as you can park right outside the front door. There is a lovely outside seating area, complete with an outside table and chairs - perfect for a spot of alfresco dining. There is also a shed for bicycles. These can be rented together to provide accommodation for up to 8 adults. Well behaved dogs welcome with lovely walks and the river Culm nearby. You have your own patio outside the entrance to the flat. We have 8 acres where you can say hello to our pedigree Ryeland sheep and have fresh eggs from our chickens. There is a dog friendly exercise area in the field and you are also welcome to climb the hill to take in the sunset! The river Culm is an easy 5 minute walk. We live in the main farmhouse at Smithincott Barton, and we’re here to help and advise – but if you would rather have the time completely to yourself you won’t need to see us! Smithincott is a hamlet located about 1 mile from the village of Uffculme, which has two shops, a pub and a cafe. There are lovely walks straight from the farm, including the River Culm which is 5 minutes walk away. The area is great for cycling, and there are various pubs in striking distance. Despite being in the countryside we have fantastic communications. Smithincott Barton Farm is quickly accessible by road, being just a few miles to both junctions 27 and 29 on the M5. The Devon link road to Exmoor and the North West Coast is also 5 minutes away. Tiverton Parkway station is a mere 10 minute drive away, with fast trains from London taking from as little as 2 hrs 15 mins. Exeter airport is a 25 minute drive, and Bristol International Airport just over an hour. The Devon link road to Exmoor and the North West Coast is also 5 minutes away. Tiverton parkway railway station. Unlimited parking available. This is country "proper"! It is quiet and peaceful (apart from very noisy birds), but it's a farming area - with passing tractors (and sometimes cows and sheep). We have Charlie the terrier who is very friendly, plus our own sheep and chickens. There is space for you to store bikes if you wish (the area is great for cycling).
