Rustic countryside gite in the village of Surimeau, France

Surrounded by 26 acres of countryside, the gite is in the grounds of the main house which is occupied by the homeowners but is quite separate. Onsite facilities include a tennis court and river access for fishing. The gite itself offers 2 bedrooms, 2 en-suite bathrooms, an open-plan living area, a fully-equipped kitchen, a dining area, a courtyard and a private garden. Sleeps up to 4 guests. Essentials, linen, towels, TV & WiFi are provided. LIVING ROOM Spacious in size, the open-plan living area is furnished with 2 comfortable sofas, a coffee table, a flat-screen TV, a DVD player and a wood-burner. WiFi is available throughout the entire home. KITCHEN & DINING The rustic kitchen is fully-equipped and includes a cafetiere, a fridge/freezer, a microwave, a kettle, a toaster, a dishwasher, an electric oven and electric hobs. The adjacent dining area can seat up to 8 guests. BEDROOMS & BATHROOMS Both bedrooms are situated across the courtyard, separate from the living area. The first bedroom is furnished with a super king-size bed, a wardrobe and a chest of drawers, alongside an en-suite bathroom that is fitted with a cabin shower. The second bedroom is furnished with twin beds and offers an en-suite bathroom that is fitted with a bathtub and an over-bath shower. There is an additional bathroom with a guest toilet at your disposal. Bathroom essentials are provided.  OUTDOOR AREA There is a fenced-in garden adjoining the gite and the home itself is surrounded by 26 acres of countryside with a tennis court and river access for fishing. The gite is situated in Surimeau, a quintessentially French village located near the town of Niort. Niort has a market 3 days a week, alongside an array of restaurants, bars and a good selection of shops. The main square La Brèche is very attractive and offers a playground, a merry-go-round and a large underground cinema complex. One side of the square offers very nice restaurants and bars with outdoor seating. Nearby attractions include: - La Rochelle and Ile de Re (1-hour drive away) - Nantes (1.5 hour drive away) - Future scope theme park (1-hour drive away) - Marais Poitevin is a wonderful area to discover where you can hire assorted boats to take out - There are plenty of cycle routes - A free local bus runs hourly from outside the main gates straight into town - The town centre is a 15-minute drive away - The nearest train station is Niort where trains run regularly to Paris (2-hour journey) - Trains also go to Poitier and La Rochelle - There is plenty of parking space available in front of the gite - An external courtyard separates the living area from the bedrooms - There is a fenced-in garden adjoining the gite - The gite neighbours the main house which is occupied by the owners - Guests can enjoy the use of the tennis court - River fishing is available onsite HOWEVER guests must acquire and purchase their own permit - Electric heating is available in the bedrooms - A wood-burner is located in the living area of the gite and logs are supplied
