The Birches is truly a unique and stylishly presented Vintage Style Victorian Villa with a french twist and eclectic touches ideal for family or group gatherings enjoying a slightly elevated position in Torquay perfectly situated close to local amenities and within walking distance to the town centre, the beach and the marina. The house is presented with stylish decor, retaining period features with a front sun terrace, side terrace and rear terraced garden for group entertaining. PLEASE NOTE THAT WE DO NOT ACCEPT ALL MALE OR FEMALE GROUPS. PETS ARE ACCEPTED. The Space: Arranged principally across three floors the property is approached by steps rising the front door is an entrance conservatory, opening to a vestibule and reception hall. On the ground floor there is a gracious sitting room with working feature fireplace. Next door to the sitting room is the first bedroom with super king bed that can be changed to 2 single beds (upon request). Down the hall way opens out into a drawing room that provides access to a side terrace area. The drawing room then leads out into the "Ideal Homes Magazine' advertised redesigned open plan Kitchen that benefits from underfloor heating and velux windows and large bi folding doors giving easy access to the decking and beyond. This truly is the perfect space for special occasion celebrations. The kitchen also leads to a utility room and shower room with toilet facilities.. The rear terrace decking area includes comfortable seating area and then steps down to a laid to lawn garden with privacy fencing and trees for the children to play while the adults sit back and watch the day go by. The first floor consists of 3 additional bedrooms (1 x bunk bedroom, 1 x double bedroom, 1 x kingsize bedroom), a shower room and a family bathroom. From the 1st floor this then leads to the 2nd floor cosy attic room with a double bed. Each of the bedrooms and bathrooms have been designed to bring some charm, character and memories for our guests to experience. Location The villa is perfectly located. You can enjoy a walk into town or just further down to the beach or marina. About Torquay Torquay is a seaside resort town on the English Channel in Devon, south west England. Known for beaches such as Babbacombe and cliffside Oddicombe, its coastline is nicknamed the English Riviera. Torquay Harbour near the town centre offers shops, cafes and a marina. Torre Abbey, a monastery founded in 1196, has art galleries and extensive gardens featuring plants from local writer Agatha Christie's novels. Babbacombe Model Village is a 4-acre miniature town with scaled-down versions of British landmarks such as Stonehenge. The Stone Age cave site Kents Cavern offers an archaeology exhibit and guided tours. Living Coasts is an oceanfront zoo featuring an enormous aviary with habitats for penguins and other seabirds. Cockington Country Park is a woodlands area with walking paths and landscaped gardens. Some 7 miles west of town lie the ruins of Berry Pomeroy Castle, a medieval manor that's purportedly haunted. Also to the west, Compton Castle is a 14th-century estate with formal gardens. Parking Guests can comfortably park on the road directly outside the property in front of the garage Guest Access Full access to all of the house and grounds but excludes the 6 bedroom to the rear of the house and the front garage. Guest Access: Guests have access to the entire 3 storey house including front terrace and rear terrace and gardens Interaction with Guests: The Birches is professionally managed by Fresh Escapes. A Devon based privately owned Vacation Rental and Management company who are here to ensure your stay runs as smoothly as possible. The Neighborhood: There are only two neighbours to the property to the right and left of the property each of which respect the own privacy but the gardens and the house is not overlooked. Getting Around: The home is only a short drive to Paignton and Brixham and just up the coast you can travel to Shaldon or Teignmouth or jump on the train to Exeter in 20 minutes. There is a bus stop directly at the bottom of the driveway with routes to Teignmouth and Shaldon (15 minutes), Dawlish, Starcross, Powderham and Exeter (30 minutes). Other routes also include Paignton, Brixham and Newton Abbott. There is also two train stations in Torquay (one on the sea front next to the Grand Hotel and the other in Torre which is only a 5 minute walk up the road. House Rules: • No use of the Spa (if applicable) after 10pm. • No music to be played outside at any time • Please keep noise, inside the property to a minimum after 10pm. • Please remove your shoes before entering the propert.y • No smoking in the property. • The number of occupants is not to exceed the occupancy level set for this property as this will void the Owners house policy insurances.
